I. EXECUTIVE SUMMARY
A. Facility Summary
This proposal quantifies the cost to retrofit or replace the existing lighting system for the Building located at the designated
address. Most of the facilities were found to contain a majority of fixtures that could be retrofitted.
B. Technical Summary
During the course of the evaluations performed at your facility, CapitalTristate identified areas where cost effective energy
reduction opportunities would be obtainable. Since improving existing lighting usually provides the best return on
investment, specific focus was placed on upgrading the existing lighting technology with state of the art retrofits or
replacements. Where appropriate, light levels were adjusted to meet Illumination Engineering Society (IES) standards.
Federal law prohibits the disposal of hazardous waste in landfills. As part of the turnkey project, CapitalTristate can
properly dispose of all hazardous (mercury containing fluorescent lamps, and PCB containing magnetic ballasts) and non
hazardous waste generated from the lighting project. Hazardous waste disposal will be discussed in greater detail.
C. Financial Summary
This proposal illustrates the economic benefits of the proposed energy efficiency improvements to this facility. The data
used in the preparation of this section has been determined utilizing a general walk through of the facility and blended kWh
rate taken from the utility analysis provided by the facility. Proper recycling of the mercury containing lamps has already
been included. Annual savings is a direct function of hours of operation. These hours were obtained from interviewing
buildings personnel staff. The buildings operation profile is summarized in the Lighting Audit.
II. TECHNICAL APPROACH
A. Survey Process
This audit was performed to obtain detailed information on the efficiency of the lighting system from an electrical and light
distribution standpoint. Fixture types, and locations were determined during a walk through of the facilities. General
operation hours of the lighting system, through interviews with facility personnel, were obtained to assess what areas of the
facility are in use at what times. A line-by-line printout is provided.
B. Energy Conservation Measures (ECM’s)
The buildings’ lighting systems were evaluated individually, as well as the project being evaluated as a whole. ECM’s were
decided upon through a combination of wattage saved, hours of operation, cost effectiveness, and system wide product
uniformity to reduce inventory diversity. The wattages used for the various existing and proposed technologies are based
upon industry accepted Independent Testing Laboratory results of various manufacturers products. CapitalTristate
assumes the current electrical system meets all local, state, and federal electrical and building codes. We accept no
responsibility for any existing code violations, and if found, will not retrofit these fixtures until the situation is remedied.
III. ENVIRONMENTAL BENEFITS
A. Hazardous Waste Disposal
CapitalTristate has a hazardous waste disposal system in place to ensure the safe removal, recycling, transport and
disposal of all retrofit generated hazardous wastes. We contract with a nationwide recycling company, to provide us with
economical and environmentally conscious ballast and fluorescent lamp recycling for disposal services.
Fluorescent lamps contain mercury and, in large quantities, are considered hazardous waste in most states. CapitalTristate
has been, and will continue, recycling lamps rather than landfill. CapitalTristate will separate PCB ballasts from non-PCB
ballasts and store them in a 55-gallon DOT approved drum for safe transport to the recycling facility. CapitalTristate will box
all fluorescent lamps for removal to the recycling facility. Any non-hazardous waste generated by the lighting project will be
disposed of in the dumpster provided by the facility.
B. Carbon Emissions Savings
An increase in the overall energy efficiency at the end-user has far greater effects than those, which are strictly bottom line
based. Lowering energy use also lowers energy production at the source. Much of the electricity that is consumed is
produced by power plants burning fossil fuels. The burning of these fuels contributes to environmental contamination,
which is becoming more and more of an issue.

IV. WARRANTY

The electronic ballasts installed on this project have a manufacturer's warranty of 5 years.

The linear fluorescent lamps installed on this project have a manufacturers warranty of 36 month warranty.

All labor provided in this project will be warranted for a period of one year. Specific damage to the light system
caused by lightning, significant changes in power quality, power surges, or abnormal operation are excluded from
this warranty. The warranty shall commence upon completion and acceptance by the customer of each facility.

During the warranty period all defective lamps under warranty shall be replaced by the Customer’s staff. An
adequate supply of replacement lamps and ballasts shall be maintained at the Customer’s site throughout the
manufacturer’s warranty period. CapitalTristate will provide product to the customer. The customer will receive
new lamps and ballasts for every defective component returned throughout the warranty period. During the first
year, all material exchanges will be processed directly through CapitalTristate. The customer may work directly
with the manufacturer on all warranty issues after this one-year period has expired. CapitalTristate will set up
warranty program with a facility representative and assist in any way necessary.


Flexible and Efficient Performance
The industry’s first fully adjustable and optimized 4000K CCT
LED locking optical light panels are the framework for the
Quadcast luminaire’s high performance, low maintenance,
efficient system that minimizes operating cost while
maximizing pedestrian and vehicular safety. The four
high-performance, energy-efficient, silicone sealed LED
optical panels rotate 150°, allowing for precise aiming and
control to meet horizontal and vertical footcandle illumination
requirements. Providing up to 80% energy and maintenance
savings compared to traditional HID products, the
super-efficient 56W Quadcast LED Parking and Canopy
Luminaire delivers a powerful output of 4365 delivered

The patent pending Lumark Quadcast™ Parking Garage/Canopy
Luminaire is an industry leading, innovative, energy saving fixture.
Quadcast is designed to one-for-one replace traditional HID, fluorescent
and induction light sources. Rotating light panels incorporate an integral
locking feature for precise aiming from 0° to 150°. Quadcast offers
seamless integration into existing or new spaces with super bright
energy-efficient LEDs. The low-profile, rugged construction, free-hand
installation features along with stainless-steel hardware make Quadcast
the right choice for illuminating parking garages, canopy, stairwells and
low-bay retail installations where high security illumination and energy
savings is needed.

lower housing incorporates a

high temperature acrylic. An array
of 4000K (CCT) LEDs are optimally
positioned to meet multiple
lighting applications. Quadcast
optical panels are IP66 rated and
are silicone sealed to prevent entry
of water and debris. Each light
panel is field adjustable to rotate
from 0° to 150° and features visual
15° adjustment indicators and an
Allen® head locking feature for
precise aiming from straight down
to indirect canopy illumination.
