The Beaufort County Open Land Trust
is a nonprofit organization that provides
landowners with a variety of options
for conserving sensitive and historic
land. To carry out its goal, the Trust
acquires strategically important
parcels of land, negotiates
appropriate agreements, seeks
supplemental financial support
for acquisitions, and promotes
public interest in and awareness
of the Lowcountry environment.

Dear Land Trust Members,
Reflecting on the last year, it proved pivotal for the Open Land Trust. We
passed our 40th year mark, a milestone to be sure; but what stood out was how
we did it. Not quietly “business as usual”, but with aplomb and fireworks.
2011 Board of Trustees
We protected over 4,600 acres of land last year! Our little land trust has now
reached 19,700 acres protected in our beloved Lowcountry.

We worked with individuals interested in leaving a land legacy, helping them
donate easements on properties throughout the Southern Lowcountry.

Our partnership with the Natural Resources Conservation Service (NRCS)
allowed us to protect active working farmland, keeping farmers farming and
rural landowners on their land.

which keeps our Marine Corps Air Station in business and our jets in the air.

Beaufort County.

Our partnership with the City of Beaufort allowed us to provide input on
decisions about parks and open space.
Finally, we acquired Factory Creek Vista, an iconic view of the marshes, creeks
and the Beaufort River thanks to private donations and support from The City
and County which will create a new vista and park for residents and guests.
At the same time, we bid a sad good-bye to our former Executive Director,
Ann Bluntzer, whose energy, wisdom and insights helped the Land Trust
expand its conservation work throughout the region.
This organization, which started through the purchase of the Bay Street Bluff,
has evolved to a sophisticated land conservation organization using easements,
leveraged partnerships, grants, legacy bequests, and donations, in addition
to outright purchase of land as tools in its proverbial conservation toolbox.

4,600 Acres Pro
New River Headwater, 170 acres at the New River
headwater was preserved, permanently eliminating development
for these environmentally significant tracts.
Landowners: Joyce Crosby and Zeke Jordan
Orange Grove Plantation, an 800 acre farm
on St. Helena Island was preserved in partnership with
the US Department of Agriculture/NRCS.
Landowners: John and Caroline Trask, Jr.
Penn Center Farm, a 92 acre farm on St. Helena Island
was preserved with a conservation easement in partnership
with the USDA/NRCS. This land will protect both the rural
character of Beaufort County and the culturally
significant operations of Penn Center.
Landowner: Penn Agricultural School
Sanders Track, a conservation easement was negotiated
for 10 acres of land to extend the McLeod Farms preservation
project in partnership with the Department of Defense.
A .33 acre parcel was bought to serve as the entrance to
McLeod Park in the Seabrook area of northern Beaufort Co.
Landowner: Halbrook Sanders
Coosaw Plantation, a 1,529 acre plantation in Dale
was preserved in partnership with the Department of Defense
to protect both environmentally significant land, as well as
to secure a buffer for the Marine Corps Air Station.
Landowner: Sanford Land Co.
Factory Creek Park, 4 lots comprising 1 acre at the base
of the Woods Memorial Bridge will provide a waterfront park and
public scenic vista for Beaufort County residents. The property
was purchased by a partnership with The Land Trust,
Beaufort County, and the City of Beaufort.

Lands End Plantation, 231 acres at the southern tip
of St. Helena Island was preserved with a conservation easement
to protect the rural character of this island, as well as water
quality in Station Creek.
Landowner: John Bell
Levin Property, 12 acres of Meridian Road, Lady’s Island,
on the banks of the Broad River was protected through a
donated easement extending OLT’s preservation corridor
providing valuable habitat in an area of rapid development.

Haslam Property, a 795 acre donated conservation easement
in Barnwell County will preserve a tract replete with agricultural
fields, a Carolina Bay, bottomland hardwoods as well as a diverse
landscape of land managed for timber and wildlife.

Green Property, a 350 acre donated conservation
easement for land situated on the banks of the Edisto River, boasting
habitats ranging from high sandy soils with upland oak hammocks to
bottom land wetlands and cypress swamps, this amazing
landscape offers a tremendous picture of biodiversity.

Pinckney Property, a 2 acre donated easement
for land on the banks of the Okatie River off Pinckney Point Road.
Landowner: Agnes F. Pinckney
The Old Mill at Cypress Bay, a 336 acre donated easement
in Hampton County of forest and timberland draining into the
Coosahatchie River Basin. This beautiful tract has an abundance
of ecological habitats, replete with interpretive signs
educating visitors on flora and fauna alike.

Clarendon Plantation Phase IV, another 318
acres of the plantation were encumbered with a conservation
easement last year, bringing the combined total
preservation for the property to 1,203 acres.

Factory Creek Park
he Open Land Trust, in partnership with Beaufort County and the City of Beaufort,
purchased land to reclaim the spectacular vista along Highway 21 and restore the view
of Factory Creek for citizens and visitors.
The property consists of four parcels and buildings, located at the base of the Woods Memorial Bridge
east of the Lady’s Island Boat Ramp. After one year, the buildings will come down and the area will
become a park with a public dock for crabbing and fishing.
The purchase of these properties was made possible due to a private donation to the Open Land Trust.
Additionally, the Beaufort County Rural and Critical Land Preservation Program and the City of
Beaufort provided additional funding to preserve this important site.
The Open Land Trust has a tremendous history of preserving scenic vistas of Beaufort County, such
as the Bay Street “Bluff,” Bellamy Curve entering the City of Beaufort, and Oyster Factory Park in
Bluffton.
We sincerely thank all who helped us make this project successful. We feel strongly the scenic beauty
of Beaufort is what creates a “sense of place” and makes our community so very special.
Rura l & C rit ica l La nd Update
I
n every respect, 2011 was a highly successful year for Beaufort County’s Rural & Critical Land
Preservation Program. As administrators, the Open Land Trust is proud of the Program’s success
past and present. Moreover, our staff is honored to work with a diverse group of conservation-minded
landowners to protect their property in perpetuity. Land protection is central to preserving our sense of
place and quality of life in Beaufort County, and the annual achievement of the Rural & Critical Program
is something for which residents should be proud. In a community rich with stories, this is a wonderful
tale to tell.
One of the Rural & Critical Program’s greatest strengths is its ability to provide for comprehensive
landscape-scale preservation across Beaufort County. In order to prepare for this natural resource-driven
process, staff spent the spring and early summer months prioritizing protection areas for seven Planning
Regions. Based on Beaufort County’s major river drainage areas, each Region captures a unique landscape
along with its own unique challenges and opportunities. The latter half of the year quickly translated this
effort into land preservation with successful projects in 6 of 7 Regions. By year’s end, the Program
protected 14 properties, conserving 2,816 acres of land. Making sure our partners pulled more
than their share of the weight, the Program brought in over $6.8 million in matching funding.
In the Program’s brief existence, 75 projects have protected over 20,000 acres – not bad for a decade’s
work. With a host of new partners in protection, and valuable opportunities continuing to surface,
we look forward to many more collaborative conservation outcomes in the coming years.
