INTRODUCTION - SCOPE OF INSPECTION
This mechanical inspection is a visual and diagnostic inspection of the readily accessible mechanical
systems and appliances of the home, which includes all of the covered items included in the home
warranty and each Seller Warranted items described in paragraph 5(a) of the Arizona Residential Real
Estate Purchase Contract. These items include all of the following:

While all of the seller warranted items listed in paragraph 5(a) of the Arizona Residential Real Estate
Purchase Contract are inspected, they may not all be standard covered items of the ServiceOne Home
Warranty. Please refer to your warranty contract for specific details of coverage.
The purpose of this mechanical inspection is to identify and disclose all mechanical failures and
deficiencies of the Seller Warranted items as described in paragraph 5(a) of the Arizona Residential Real
Estate Purchase Contract and the covered items included in the home warranty. Although this
mechanical inspection will not identify any latent defects or conditions (i.e. rust and/or corrosion) of the
internal components of the covered items, any unidentified pre-existing defect or condition of the covered
items that was caused by normal wear-and-tear will be covered by the ServiceOne Home Warranty.
A mechanical inspection is not a Home Inspection as defined by the Arizona Board of Technical
Registration. Thus, the mechanical inspection and related report do not address and are not intended to
address code violations, insulation, and structural deficiencies or conditions. The mechanical inspection
also does not address mold, mildew, indoor air quality, asbestos, radon gas, wood-destroying organisms,
or any latent maintenance problems such as but not limited to dirty HVAC coils.
