BEFORE YOU MOVE IN:

Referencing each tenant over 18 years of age (identity, immigration and visa confirmation, financial credit checks,
obtaining references from current or previous employers / landlords and any other relevant information to assess
affordability and suitability). Contract negotiation (amending and agreeing terms) and arranging the tenancy and
agreement.
Company credit check and referencing including referencing of the occupant.
Please note that there is an additional premium for applicants who have been living outside of the British Isles.
An individual student application fee is inclusive of one mandatory guarantor fee. Should a secondary guarantor fee
of £90 (inclusive of VAT) will apply.
Covering credit referencing and proof of affordability; preparing a Deed of Guarantee as part of the tenancy
agreement. n.b. this charge is applicable per each guarantor application.
Preparing an Inventory and Schedule of Condition of the property, accompanying tenants upon arriving at property
and take meter readings for utilities and services.
To cover the added risk of property damage. This will be protected with your security deposit in a Governmentauthorised scheme and may be returned at the end of the tenancy provided that the property has been fumigated
and carpets professionally cleaned.
To secure a property (subject to contract and references) the reservation fee is payable. This payment contributes
towards the first month’s rent OR paid to Landlord if tenants withdraw their application.

Chasing rent arrears.
For rental payments not paid by Standing Order Mandate tenants will incur a charge of £24 (inclusive of VAT).
Only charged where professional cleaning is necessary to return the property to the same condition as at the start
of the tenancy.
To be paid by the outgoing tenant.
A change of tenant is only permitted subject to the Landlords prior consent.
An early release is only permitted subject to the Landlords prior consent and paid by exiting tenant.
All persons over the age of 18 that wish to reside in the property must be listed on the tenancy agreement and are subject to referencing and associated fees.
We require proof of identity and proof of address documents for each person named on the Tenancy Agreement. Please supply original copies of name and address verification; proof of address must
be no more than 3 months old. Immigration and visa confirmation will also be carried out.
Applicants will be subject to Anti Money Laundering checks in accordance with Belgarum’s Money Laundering policy for any transaction paid in cash over the value of £10,000.
Properties will be offered on an Assured Shorthold Tenancy Agreement (except where the tenant is a company or the rent exceeds £100,000 per annum). The Tenancy will deem to commence only
when vacant possession of the property has been obtained regardless of whether a Tenancy Agreement has been signed.
All properties are non-smoking.
A dilapidation deposit is required, which is usually 1.5 x the monthly rent (some Landlords require more). Security deposits will be registered under a government approved scheme.
