PREVENTATIVE MAINTENANCE TECHNICIAN
STANDARD POSITION DESCRIPTION
Classification: Maintenance
Location: Maintenance
Reports to: Director of Facilities, Maintenance & Grounds
FLSA Status: Non-Exempt
Bargaining Unit: International Union of Operating Engineers
This is a standard position description to be used for positions with similar duties,
responsibilities, classification and compensation. Employees assigned to the position description
may or may not perform all of the essential functions indicated in this position description.
This job description does not constitute an employment agreement between the employer and
employee and is subject to change by the employer as the needs of the employer and
requirements of the job change.
Part I: Position Summary: The Preventative Maintenance Technician (PMT) develops, performs, coordinates, and
documents preventative maintenance of all building, grounds and utility systems. Major
emphasis on heating, ventilation, and air conditioning (HVAC), refrigeration, boilers, hot and
chilled water loop chemistry, plumbing, and electrical systems using a Preventative Maintenance
Computerized Management System. The PMT is responsible for collecting equipment data,
updating, developing, implementing, and monitoring preventive maintenance programs for
building, grounds and utility systems. The Preventative Maintenance Technician will perform
semi –skilled preventative maintenance and will work directly with staff that perform skilled
preventative maintenance, The PMT will perform these preventative maintenance activities in
accordance with policies established by the NTPS Asset Preservation Plan.

Part II: Supervision and Controls over the Work:
Work may be performed indoors or outdoors in all season and all types of weather; may be
exposed to high noise levels from tools and equipment; may also be exposed to high voltage
electricity, heights, confined spaces, toxic chemicals, and some asbestos.
IUOE – Preventative Maintenance Technician 5.5.15 Part III: Major Duties and Responsibilities (depending on specific assignment):
Duties include, but are not limited to the following:
1. Ability to interact with supervisors, staff, vendors, and the public using a positive
collaborative approach.
2. Ability to consistently complete assigned work while attending to multiple tasks and
prioritizing projects to meet deadlines as directed.
3. Ability to problem solve and engage necessary staff/supervisors to address emerging
facility issues.
4. Initiative and ability to work with minimal direction/monitoring; sound judgment and
decision making capabilities are essential.
5. General knowledge in repairs, installation, modification, and maintenance of plumbing
fixtures in heating, water and drainage systems.
6. General knowledge of building construction and all related framing components,
subsystems.
7. General knowledge of line voltage and low voltage electrical systems, plumbing,
carpentry, cabinetry, locksmith/door/hardware, painting, welding skills, and mechanical
equipment/HVAC systems, fire/security systems and maintenance trades.
8. General knowledge of maintenance/grounds equipment operation, maintenance and
repair.
9. Ability to maintain confidential information.
10. Ability to operate computers and learn specific software programs.
11. Demonstrate sensitivity to the cultural, ethnic, gender, and religious diversity of students,
staff, parents, and community.
12. Ability to support and value the efforts of ongoing cultural community projects and
events.
13. Must model and maintain exemplary attendance and punctuality.
14. Required to follow Board policies and stay abreast of update and changes.
15. Performs other duties as assigned by administrator and/or designee.
Part IV: Minimum Qualifications:






High school graduate or equivalent.
Successful recent work experience in a field related to this position.
Valid Washington State Driver’s License.
Possess or have the ability to become a Certified Pool Operator
Possess or become Certified as an AHERA worker
Possess or have the ability to obtain universal refrigeration license.
Part V: Desired Qualifications:
1. Bilingual skills.

While performing the duties of this job, the employee is frequently required to bend, crawl, sit,
talk, move about, hear and speak. May be required to work in restricted spaces, from a prone
position, and/or under difficult lighting and access conditions. Noise level may be high when
operating power equipment. Employee may be exposed to outside weather conditions especially
in emergency repair situations.
The employee must occasionally lift and/or move up to 60 pounds and more than 60 pounds
using appropriate equipment.
Specific vision abilities required by this job include close vision, distance vision, color vision,
peripheral vision, depth perception, and the ability to adjust focus. Employee is required to use
properly use such safety equipment as is appropriate to the work to prevent injury to self or
others.
