GENERAL LANDSCAPE NOTES:
1. THIS PLAN IS FOR PLANTING PURPOSES ONLY. FOR INFORMATION REGARDING GRADING, WALLS, ETC., REFER TO THE SITE AND GRADING PLANS.
2. VERIFICATION OF TOTAL PLANT QUANTITIES AS SHOWN IN THE PLANT SCHEDULE SHALL BE THE RESPONSIBILITY OF THE LANDSCAPE CONTRACTOR
AND THE TOTAL QUANTITIES SHALL BE AS SHOWN ON THIS PLAN.
3. CONTRACTOR SHALL VERIFY ALL EXISTING AND PROPOSED UTILITIES PRIOR TO INSTALLATION OF ANY PLANT MATERIAL. IF CONFLICTS OCCUR,
PLANT LOCATIONS SHOULD BE ADJUSTED AND APPROVED BY OWNER AND/OR LANDSCAPE ARCHITECT BEFORE ANY HOLE IS DUG.
4. TREE PROTECTION FENCE SHALL SURROUND ALL EXISTING PLANTINGS AND EXISTING BUFFER AREAS WHERE APPLICABLE AND SHALL BE MAINTAINED
UNTIL ALL SITE WORK IS COMPLETE. THE FENCE SHALL BE REMOVED PRIOR TO THE FINAL SITE INSPECTION FOR THE ISSUANCE OF A CERTIFICATE OF
OCCUPANCY.
5. THE SITE SHALL BE STABILIZED AND SEEDED PRIOR TO THE ISSUANCE OF A CERTIFICATE OF OCCUPANCY (CO).
6. ALL MECHANICAL EQUIPMENT, WASTE DISPOSAL FACILITIES AND VEHICULAR USE AREAS SHALL BE SCREENED FROM PUBLIC VIEW.
7. ALL ABOVE GROUND UTILITY EQUIPMENT AND FACILITIES ASSOCIATED WITH ON-SITE ELECTRIC, TELEPHONE, GAS, CABLE, OR OTHER SIMILAR UTILITY
SHALL BE LOCATED IN THE SIDE OR REAR YARD AREA OF THE SITE AND SHALL BE SCREENED TO THE MAXIMUM EXTENT POSSIBLE WITH EVERGREEN
SHRUBS. PLANTINGS SHALL ALLOW FOR A MINIMUM 5 FEET CLEARANCE AROUND THE STRUCTURE TO ALLOW FOR ACCESS. PLANTING SHALL
ALLOW FOR 10 FEET OF CLEARANCE WHERE THERE IS A DOOR OR LOCK. THE AMOUNT OF CLEARANCE SHALL ACCOUNT FOR THE SIZE OF THE PLANT
MATERIAL AT MATURITY.
8. ALL EXTERIOR SITE LIGHTING WILL BE DESIGNED TO PREVENT OFF-SITE GLARE.
9. ALL PARKING SPACES SHALL BE WITHIN 50 FEET OF A TRUNK OF A CANOPY TREE.
10. BRANCHES OF TREES EXISTING AND PROPOSED INSIDE R.O.W. AND ALONG INTERNAL ROADWAYS SHALL BE MAINTAINED TO NOT IMPACT SAFE
MOVEMENT OF TRAFFIC BY PRUNING LOWER LIMBS TO A MINIMUM OF 6 FEET OFF OF THE GROUND.
11. ANY PLANT MATERIAL LOCATED WITHIN A REQUIRED SIGHT DISTANCE EASEMENTS SHALL BE MAINTAINED AT A HEIGHT LESS THAN 24" OR LIMBED UP
TO A MINIMUM HEIGHT OF 6'.
12. THE SIZE OF THE PLANTING AREA AND OF PLANTING MATERIAL AT MATURITY SHALL ALLOW FOR A TWO AND ONE-HALF WIDE BUMPER OVERHANG
FROM THE BACK OF CURB.
13. ALL PLANTS AND PLANTING PROCEDURES SHALL MEET OR EXCEED A.N.L.A. STANDARDS AS SET FORTH IN "AMERICAN STANDARD FOR NURSERY
STOCK", 2004 OR LATER EDITION.
14. ALL TREES AND SHRUBS SHALL BE FULL, WELL-BRANCHED PLANTS WHICH ARE CHARACTERISTIC TO THE SPECIES.
15. ALL TREES TO BE A MINIMUM OF 2" CALIPER AND 8' HEIGHT AT TIME OF INSTALLATION.
16. ALL SHRUBS INSTALLED AS VEHICULAR USE SCREENING WILL BE MAINTAINED AS A CONTINUOUS HEDGE AT A MINIMUM HEIGHT OF 36 INCHES AND
A MAXIMUM OF 48 INCHES.
17. LAWN AREA TURFGRASS SHALL BE A WARM SEASON VARIETY SELECTED BY OWNER AND FINAL LOCATION OF ALL TURF SHALL BE APPROVED BY THE
OWNER.
18. TOPSOIL SHALL BE SPREAD OVER THE ENTIRE LANDSCAPE AREA TO A DEPTH OF AT LEAST 4 INCHES IN LAWN AREAS AND 6 INCHES IN SHRUB AND

19. IN THE PLANT SCHEDULE UNDER 'ROOT', B&B REFERS TO BALL AND BURLAP AND CONT. REFERS TO CONTAINER GROWN PLANTS.
