most demand? Andrew Shirley reveals the results of an exclusive
survey for Private View, while Knight Frank’s head of International
Residential, Paddy Dring picks the perfect portfolios for two welltravelled individuals from the world of property and business.

Another interesting result from the survey
is the popularity of cities as second-home
In terms of countries, France was the most
popular second-home choice, accounting
for almost a quarter of the properties in
the survey respondents’ portfolios. This
popularity can be explained by the country’s
many second-home options across all
location types. France was the most popular
or second-most popular choice in all
categories (see figure 4 overleaf).

However, for many of the very wealthy who are
constantly on the move, it is time with their
families that is the most valuable commodity.
A second home that is relatively nearby allows
them to make the most of weekends without
spending large amounts of time travelling.

These findings echo a broader trend for
“staycations” with more and more people
holidaying at home to save money or travel
time. For UK-based second-home buyers,
in particular, the strength of the euro has
made overseas purchases significantly more
expensive in many cases.
Given that peace and quiet and outdoor space
to “get away from it all” are an important part
of second-home ownership for many people
(see table 1 overleaf), the popularity of cities
could seem a little contradictory. But when
one takes into account that second homes,
in many cases, are also an investment, it is
not surprising. London, Paris and New York,
were the most popular city locations and their
property markets have proved resilient to the
global economic downturn.

three out of the four properties chosen for
their portfolios were in their own country
(see figure 1).

According to the results, 66% would choose
a property in their own country as the first
house in their portfolio, while only a quarter
wouldn’t feature their home country at all.
Overall, urban apartments or townhouses
accounted for 36% of our respondents’
portfolios compared with 29% for houses by
the sea and 22% for rural retreats (see figure
3). While a property in a ski resort is seen as
a desirable part of their portfolios for 13% of
respondents, only 6% nominated it as their
first choice. Over a fifth, however, would
choose a home in the snow as the fourth
property in their perfect secondhome portfolio.

Helen’s portfolio selections emphasise how important space to relax
and unwind with her family away from city life is to her. She also
uses her overseas travels and holidays as a time for inspiration and
developing new ideas for her business. This means design, local
architecture, culture, food and magnificent colourful landscapes are a
vital part of any second-home choice.

This château in northern Gascony in southwest France offers the perfect idyllic retreat,
while the stunning traditional architecture and
42 acres of land and gardens will no doubt
provide huge amounts of inspiration. Priced at
€3.5m, the château has seven bedrooms and a
swimming pool (see p94).
This beautiful six-bedroomed Tuscan property has breathtaking views of the Val d’Orcia, a World
Heritage Site. It should perfectly satisfy Helen’s desire to be surrounded by a mosaic of colours and

Interestingly, the first choice in Luca’s portfolio is a property near where he
was born. This ties in closely with the results of our survey and suggests
that spending time with family and old friends in a relaxed setting is an
important way for today’s busy entrepreneurs and business people to
unwind. His other choices suggest that character, the hospitality industry
and being near the centre of the action will always be very important to
him, even when not at work.

As yet we don’t believe the Havana property
market can really supply the opportunity Luca
is looking for. Most properties available to
overseas purchasers are on large purposebuilt complexes rather than period townhouses
oozing with charm and character.

The stunning Campo de’ Fiori
We would suggest, therefore, that Luca bides
his time and invests in a property on nearby
Grand Cayman where he can closely monitor
developments in Cuba and then strike when
the right opportunity presents itself.
South Sound, just east of George Town, is one
of the island’s most desirable and established
communities and this three-bedroomed house
with two guest apartments on a one-acre plot
and priced at US$3.95m should prove a
good investment.

prime location, which puts Luca right in the

Overall, the UK was the second-most popular choice in our Where
in the World? survey, with the US, Italy and Switzerland also attracting
interest across the board (see table 2). Unsurprisingly, Spain and the
Caribbean scored strongly as ideal coastal locations. Other countries
that were picked, but did not make it into the top five for any category
included Dubai, Bali, Monaco and the Maldives.

When it came to nominating which factors were the most important
when choosing a second home, climate came top, closely followed by
views, gardens and peace and quiet (see table 2). Technology, modern
design and concierge services did not make it into the top 10, although
security was considered a concern.

Private View (PV) How long have you been
involved with the top end of the
mortgage market?
Simon Gammon (SG) I have been advising on
using debt to purchase some of the UK’s most
desirable properties for the past 15 years and
set up Knight Frank Finance in 2007. I know
the heads of credit at many of the lending
organisations and a lot of my time is spent
building relationships with them. This means
the business can go straight to the decision
makers when helping its clients. At the
moment we are busier than we have
ever been.
PV What would you say are the key benefits
of using Knight Frank Finance?
SG A lot of it comes down to the relationships
we have built up with a wide variety of
lenders. This not only allows us to access
deals not available to other brokers, but it
also allows us to get decisions very quickly
even where the circumstances are very
complex. For example, many of our clients
are from overseas, they may have no income
in the UK and will often be buying their
property through some sort of financial
trust-based structure. Even though they are
very rich individuals, a lot of lenders are
not set up to deal with them because of the
complexity. By working closely with private
banks who understand these situations, we
can source the necessary finance, often at
better rates than the High Street. We also act
as “advocates” for our clients, ensuring that
their cases are presented to lenders in the
most favourable way.
Knight Frank Finance has advised on mortgages
in excess of £2bn for its clients over the past two
years. Managing Partner Simon Gammon explains
why the service offered by this independent arm of
Knight Frank is proving so popular.
PV Are there any new lenders coming into the
market now?
SG Absolutely. We are working with banks
in countries that were not hit as hard by the
financial crisis. They are really focussing
on gaining new business in the UK at the
moment. They perceive, correctly in my
view, that many wealthy people here are not
receiving the level of service they expect from
their existing UK private bank and are trying
to capitalise on that. We are building strong
relationships with these banks and are able to
offer some very attractive deals to new clients.
PV What size loans do you typically arrange?
SG There is no minimum deal size for new
or remortgages. We pride ourselves on
helping our clients and their families with all
their mortgage requirements. For example,
we often arrange funding when a child is
studying in the UK and needs a flat near
their college or university. We do, however,
specialise in ultra-flexible mortgages from
over £1m to in excess of £50m. Our approach
is all about building long-term relationships.
Our high level of personal service means we
add a lot of value to any debt requirements.
A great many of our overseas clients have
quite complicated financial arrangements.
They really appreciate the effort we put
in to helping create bespoke mortgage
solutions for them. Despite being part of the
Knight Frank business, we are completely
independent and will help anybody
regardless of which estate agent they are
buying through.

Ruud Jonker needed a mortgage
to help him buy the house that
would bring his family back
under one roof again he turned
to Knight Frank Finance.
Private View paid the family

As the CEO of a small but successful
international insurance broker, Ruud Jonker
knows the importance of superlative customer
service in winning and retaining business.
Given that delivering bespoke solutions
for clients operating in highly specialised
sectors around the world is Mr Jonker’s area of
expertise, it is easy to see why he appreciated
Knight Frank Finance’s approach to finding
him the right mortgage deal.
And chatting to Mr Jonker in the idyllic fiveacre grounds of his East Sussex farmhouse
complete with traditional oast, near the

village of Icklesham, it becomes clear just how
important securing his mortgage was. Buying
the property, which the Jonkers had moved
into just a few weeks earlier, wasn’t a typical
case of moving house, but the achievement
of his ambition to provide a home where his
entire family could be together again.
The journey began when Mr Jonker’s three
daughters, Fleur, Sophie and Esmée all
fell in love with England after attending
language courses during the school holidays.
So smitten were the girls with the country,
its culture and people that they were soon
asking to attend boarding school there. Torn
between letting the girls follow their dreams
and saying goodbye to them for weeks at a
time, Mr Jonker and his wife Netty reluctantly
agreed. “I think maybe they had read too
much Enid Blyton,” laughs Mrs Jonker.
But after starting at Ashford School in
Kent – chosen for its handy proximity to the
Channel Tunnel – the girls quickly settled into
boarding school life. “England is just so much
more exciting than Holland,” explains Sophie.

explore.” Mr Jonker, meanwhile, had often
been in London for up to 40 business trips a
year and the city was virtually a second home
to him.
Finding the right house took about a year and
a half, but in the end, as so often happens,
it was love at first sight. “I hadn’t even seen
the house, but was totally entranced by the
gardens, every time you turned a corner you saw
something new,” says Mrs Jonker. “It was also
close to the school and not far from London and
the coast. I phoned up Ruud and told him
to cancel all our other viewings that day.”
Rotterdam to Ashford, often undertaken more
than twice a week. “That was when I started
to think a more permanent move for all of us
would make sense,” she says. “By the time
Esmée, our youngest, had finished university
they would have been studying for almost 10
years; that would have been a lot of driving.”
Moving lock-stock-and-barrel to a different
country might seem daunting, but both Mr
and Mrs Jonker had spent a lot of time in
England and had no hesitation in leaving
Holland. “I’m a real Anglophile,” says
Mrs Jonker, pointing to the many boxes of
Emma Bridgewater china still waiting to be
unpacked. “I actually left home when I was
17 and worked in a hotel in London. I love the
history and all the old places. I’ve already
joined the National Trust and can’t wait to

With his mind made up for him, Mr Jonker’s
task was now to buy the house. “They make
the decisions and I have to pay for them,”
he says good-naturedly. But, frustratingly,
despite running a profitable international
business, this wasn’t as easy as it should
have been. “Dutch banks aren’t remotely
interested in financing a property purchase
overseas, and because I have no income in
the UK the banks here weren’t keen either.
They were all still so cautious after the
financial crisis in 2008.”
“In my case Julian Ward quickly found a private
bank that he thought would be interested
and then spent a lot of time going through
all the numbers with them until they were
happy to provide the funds required at a very
competitive rate,” explains Mr Jonker. “I still
had to give them lots of information about
my company’s financial performance, but
without Julian to make my case I don’t think
my application would have been successful if
I had approached the bank directly,” he adds.
Luckily Mr Jonker had been introduced to
Knight Frank Finance when looking at another
property, which was being sold by Knight Frank.
“I phoned up and asked if they would be
interested in helping out even though the
house I was buying wasn’t on the market with
them. They immediately said yes.”
The story almost didn’t have a happy ending.
“When we arrived for the first time the house
was full of insects and spiders, you could see
all the cracks and imperfections, and it didn’t
look nearly so cosy without any furniture,”
says Mrs Jonker. “The girls and I decided we
had made a big mistake and we were going
to try and sell it without telling Rudy,”
she laughs.
It was from this point onwards that Knight Frank
Finance’s professionalism and one-to-one
service really struck a chord with Mr Jonker.
The difference he says is that you are dealing
with one person who you know is working hard
on your behalf and who you can phone up
directly whenever you need to speak to them.
Luckily, after a few weeks, and the arrival
of their pictures and other treasured
possessions the empty house became a
home once more and it was time to fall in love
all over again. “Knight Frank Finance literally
did bring my family back together,” says a
very contented Mr Jonker.

been involved with the top end of
the London property market?
Neil Flint I joined Knight Frank’s
London team in 1985 and, prior to
taking over my current role earlier
this year, ran our Knightsbridge
office for 15 years. I’ve sold
properties from Twickenham to
Totteridge and sometimes it feels like
I know London as well as any Black
Cab driver.
PV Which areas of London have you
seen grow in popularity?
NF In the 1970s and much of the 80s
Notting Hill was really quite edgy,
The buyers weren’t really interested
to start with because it wasn’t in
Belgravia, their preferred area. I
knew, though, that it really was the
perfect house for them. Later, a
year after they had moved in, they
told me they were utterly thrilled
with it. It is very rewarding when
you can combine your knowledge
of the market and understanding
of people to create perfect matches
like that; and that your buyers trust
you enough to let you do it.
PV Has there been a sale that was
particularly memorable?
NF Well, selling The Old Rectory in
Chelsea for £25m in the early 90s
sticks in my mind because it is
simply the best house in Chelsea
and one of the top 10 in London.
But the most satisfying sale was
the Kensington house of Conrad
Black, the Canadian media mogul.
PV How has the market performed
recently and what is the outlook for
the next few years?
NF I’ve worked through two
recessions and it’s amazing how
resilient the London market has
been. Prices did fall after the recent
credit crisis, but bounced back
within a year. The big difference
now from when I first started selling

but following the “Big Bang” when
the financial sector was deregulated
in 1986 a lot of UK and US bankers,
attracted by the large white stucco
houses, started to spend their newfound bonuses there. More recently,
Westminster, particularly the area
round Queen Anne’s Gate. It was as
off the map until about five years
ago. Today, I would identify Primrose
Hill as the most recent hot spot –
values per sq ft are sometimes
exceeding Regent’s Park prices.

supply of really good properties.
People, particularly from overseas,
see their London houses as
fantastic investments and seem to
have very little desire to sell. Buyers
from the Middle East bought heavily
in the 1970s and most of them
haven’t sold yet.
PV Where is your perfect
London house?
NF I would choose one of the
houses with off-street parking on
the west side of the Little Boltons
in Chelsea. It’s a very quiet street
and the houses there, although not
huge, have wonderful proportions,
high ceilings, stone staircases and
good-sized gardens. They would sell
for about £15m.

TH It really comes back to my
previous answer – it’s the sheer
diversity of properties and the
eclectic range of people who rent
them that makes it unique. We
deal with graduates to billionaires.
Actors and pop stars who always
need somewhere to stay in London,
captains of industry from around the
world and everybody in between.
It’s a market that’s always on
the move.
Also, we help relocate some
exceptionally influential people,
who’s stay in London can make
fundamental changes within their
own business and our economy.
PV How has the market performed
recently and what is the outlook for
the next few years?
TH You could say it has gone from
one extreme to another. After the
credit crunch we had more stock
on our books than ever before as
people who were unable to sell
were forced to become “accidental
landlords”. Some of our offices saw
rental volumes quadruple, which
had an inevitable negative effect on
values. Over the last 18 months the
market shifted dramatically, with
strong demand chasing lower
supply, pushing rents to new highs.
With global economic uncertainty
hitting the banking sector in recent
months I suspect the market balance
will shift again, I dont expect a
tenant’s market – but landlords
will need to work harder to secure
target returns.

29 years ago and joined Knight
Frank as a negotiator in the
Country House Department having
undertaken work experience with
Knight Frank Edinburgh where I was
dismissed, aged 22 years, (very
unfairly I would like to think) for
shredding some title deeds.
PV Has there been a sale that was
particularly memorable?
AH It was a sale in the 1980s of a
very beautiful Elizabethan house in
Wiltshire with a guide of £750,000.
The vendors were downsizing and
hoping to be able to buy a small
replacement house and two flats
in London for their children, but
the budget was tight. The sale was
spectacular, 100% over the guide.
This enabled them to not only buy
the flats in London and replace the
house with something far better
than they expected, but also to
secure a good pension for the rest
of their lives. It was not the biggest,
quickest or most spectacular sale,
but it transformed the lives of the
family. At Knight Frank that is very
important to us.
PV What explains the enduring
popularity of the country house?
AH For domestic buyers the old
adage “every Englishman’s home
is his castle” is deeply ingrained in
our psyche. This and the quality of
life that the countryside provides,
particularly for bringing up children,
is passed on from generation to
generation. It is part of our DNA.
Overseas buyers appear to have
a very firm view of what country
living here is about, having seen
films like Brideshead Revisited,
Downton Abbey and the Jane
Austen adaptations. They visualise
a beautiful period house in unspoilt
countryside, when they come to this
country they are determined
to find it.
PV How has the market performed
recently and what is the outlook for
the next few years?
AH The country market was exposed
to the financial challenges of the
Lehman fallout, but the market
in the south east of England
(within 100 miles of London)
has recovered and is now close
to, or in some cases exceeding,
the record levels seen prior to
the crisis in 2007. Further afield,
however, the economy continues to
affect demand and tough trading
conditions remain, although
demand for agricultural land
remains very strong.
