BACKGROUND: Original wording was too narrow in description of “trailer”, “limited” and “park/parked”. It does not take into account the use of recreational vehicles (RVs), boats and trailers for short-term loading/unloading, for preparing them for off-property storage, or for guests and visitors using them. No period of time was identified for them being in driveways or on common ground. The purpose of this policy is to allow preparation, loading/unloading of these vehicles for use or storage within time limits. POLICY: Pertaining to all homeowners, guests and visitors: 1. At no time shall any type of vehicle, including automobiles, recreational vehicles, boats, or trailers as defined below, golf carts, motorcycles, etc., be permitted to park on any non-paved area of any lot or common ground property. 2. Recreational vehicles, boats and trailers that are owned by a homeowner, visitor or guest are not permitted on the owner’s property except when being prepared for use, while being cleaned out or unloaded after use, or being prepared for offproperty storage. Such period shall be deemed temporary and shall not exceed seventy-two (72) hours beginning at time of arrival as day one and ending at the same time on day four.Footnote 1 The time intervals of recurrent on property use will be limited to once a week. Policy infraction will subject the homeowner to fines outlined in Policy G-007 “Violation Fines.” Pertaining to all guests and visitors: 3. Visiting guests may leave their recreational vehicles, boats and trailers in the paved area of the homeowner’s lot for no longer than three (3) consecutive nights. This privilege shall not be repeated for the same registered vehicle within a ninety (90) day period. A sign will be place on the vehicle that displays the Woodlake Village homeowner’s name, address and phone number. 4. Visitors may park in the Clubhouse parking lot subject to those restrictions outlined in Item #4 of Policy G-008 “Parking on Common Ground Property”. BACKGROUND: Additional wording is required to assure continued maintenance of the aesthetic landscape of Woodlake Village with regard to the subject items. POLICY: • Prior written approval is required before erecting any kind of fence or gate on any part of the property including enclosures around pumps and patio areas. Any fence erected may only be in the area considered to be the back yard, i.e., the area between the rear building setback line and the rear lot line. It may run outward from the rear corners of the house to the side lot lines, along these lines to the rear lot line and across the rear lot line. • There are eight fence choices of commercially available materials: (1) wood - two split rail unpainted, (2) wood - flat two rail painted white, (3) vinyl - flat two rail white, (4) wood - two rail picket painted white, (5) vinyl - two rail picket white, (6) vinyl – shadowbox white, or (7) wood - shadowbox white, and (8) wood or vinyl shadowbox with lattice top painted white… all require matching gate(s) and height not to exceed four feet. Posts may be set at eight to ten feet on center. Fence may be screened inside with galvanized 14 gauge 2” x 4” mesh wire to contain pets. • Enclosures around pumps, garbage cans and uncovered materials (garden items) or equipment (mowers, etc) are limited to two styles: (1) shadowbox and lattice – wood painted to match the house and trim colors, (2) lattice – wood painted white or vinyl white not to exceed four feet in height or by design to conceal a LP tank, and are restricted to the “back or side yard” areas. • Sample pictures of the eight (8) approved fence and two (2) approved enclosure styles will be found in the Clubhouse Library. A picture or drawing of the selected fence or enclosure style must accompany the homeowner’s request for written Architectural Control approval. BACKGROUND: Covenants, Conditions and Restrictions are broad and sometimes not definitive with respects to the requests for painting the exterior of houses. Matching original colors may not be possible because: (1) weather has faded the true original color, or (2) prior ACC approvals may have changed the original vinyl or wood color, therefore ACC approval of the selected color is required prior to painting the siding, trim, doors and shutters. POLICY: • Any painting of any exterior surface such as siding, trim, doors, railings, shutters, enclosures, gutters, etc., requires prior written approval of the Architectural Committee if the colors are not the same as the existing colors. However, ACC approval is not required in advance if house re-painting matches the existing house colors. PROCEDURE: • A request form must be submitted to and approved by the Architectural Committee before any exterior painting is commenced when colors do not match the existing colors. DEFINITIONS: • • • • • To maintain the “low country” appearance of Woodlake Village, the HOA has on file in the Woodlake Library a display of approved vinyl colors and paint colors. All exterior house paint, i.e., fascia, soffits, windows, shutters, door trim, railings will have either a flat or semi-gloss finish. Under no circumstances will high gloss finishes be permitted. When a homeowner replaces wood trim with vinyl, the vinyl replacement will be painted to match existing paint scheme. All external house siding color selections are limited to the several prevailing manufactured vinyl house siding samples available in the library. For those particular houses that are not vinyl (Phase I and Phase 2), the homeowner must select exterior paints to match these vinyl colors. All garage door replacements must be the same color as the existing door, or same color as the house trim or exterior house color, or all white. Color samples must be included with the application.
