The exterior is conditioned by fan powered boxes, and the interior areas are conditioned with VAV boxes. New VAV terminal units will be installed to serve each of the new large conference rooms on the 12 th floor, and to serve the new war room on the 11th floor. Existing diffusers will be relocated to fit new floor plans. Existing diffusers and terminal units will be rebalanced as needed. New diffusers will be installed as needed to fit new floor plans. An existing return air plenum exists above the ceiling. New walls will extend to the bottom of the ceiling, and will not protrude into the existing return air plenum. Fire Protection Systems All areas on the 11th and 12th floor are served by an existing wet pipe fire protection system. The existing fire protection system will be modified as needed to provide adequate coverage for the new office plan. Existing sprinkler head drops will be relocated, and new pendant sprinkler heads will be installed. ELECTRICAL SYSTEM Existing Systems There are two existing Xcel Energy transformers, each one labeled as “PSCO Transformer Vault”, serving power to the building. The first transformer vault is serving Office Tower No. 1 through a 3,000A, 480V, 3-phase main distribution switchboard “MDC1”. Switchboard “MDC1” serves Bus Riser “A” which is used to feed low voltage panels and some high voltage panels. The second transformer vault is used to serve Office Tower No. 2 through a 4,000A, 480V, 3-phase main distribution switchboard City & County of Denver Attorney’s Office TI 2 Design Criteria December 2, 2014 “MDC2”. Switchboard “MDC2” is used to serve Bus Riser “C” which serves the east side of the building; sections “B” and “C”. Demolition Demolition will consist of the removal of the following items from the eleventh and twelfth floors of the existing Wellington Webb building: Existing lighting fixtures and exit fixtures in open and private offices and corridors. All existing exit fixtures will be reused in new construction. All conduit and wire serving lighting fixtures, floor boxes, and receptacles back to their respective panels, switchgear, etc. Utility Service There are two existing Xcel Energy transformers serving the building. The first transformer is a 750kVA, 480V, 3-phase. The second transformer is a 1000kVA, 120/208V, 3-phase. Transformer sizes were determined based on the sizes of the distribution switchboards they are feeding. Lighting Systems Lighting levels for each space will be designed to conform to the Illuminance Selection Tables appearing in the latest edition of the Illuminating Engineering Society (IES) Lighting Handbook. New private offices and war room will be illuminated using 2'x2' recessed direct/indirect fluorescent light fixtures with T5 lamps. Corridors will be illuminated using 2’x 2’ recessed light fixtures to match existing recessed 2’X2’ light fixtures in Manufacturer, type, and lamp color used on each floor. The larger two new conference rooms on the twelfth floor will be illuminated using some of the relocated 12-foot pendant light fixtures. Some of the removed 8-foot pendants will be reused in the open office areas to maintain the necessary lighting level. The existing lighting control system will be used to control the light fixtures in the open office areas to follow the existing switching system. In the new offices, conference rooms, storage rooms, and wellness room, lighting shall be controlled locally through wall mounted dual-technology (passive infrared/motion) occupancy sensors. Corridors and open office areas shall be controlled through the existing lighting control panels. These previous lighting control design standards will be implemented for the new offices and other build-out areas on the eleventh and twelfth floors. General Power Systems Provide power to new offices, one quad for computer equipment and other duplex receptacles for convenience. In the two larger conference rooms, there will be floor boxes, convenience receptacles, and receptacles for TV monitors at the appropriate height. LOW VOLTAGE ELECTRICAL SYSTEM Fire Alarm and Detection Systems New wall mount strobes shall be added and integrated into the existing fire alarm system in all conference rooms. Demolished horn/strobe devices shall be reused and integrated into the existing fire alarm system. All new back boxes and wire will need to be added. The new fire alarm wire shall match existing plenum rated fire alarm notification wire. The relocated wall mount horn/strobe and new strobe shall match existing building fire alarm notification devices no exceptions. A new power supply maybe added depending on the new battery calculations and if the existing system has enough circuit power to power up the new notification devices.
