North Tarrant Express
This 13.5 miles project, which began in October of 2010, doubles the lane capacity of
Loop 820 and Airport Freeway and will include dynamic tolling in separated TEXPRESS
lanes. All ramps, bridges, and passes have been temporarily closed during 2013 and
2014. This project is now completed and expects use by over 250,000 motorists daily
by 2030.
Rufe Snow Widening
This project includes 1.25 miles of Rufe Snow Drive between Mid Cities Boulevard and
Hightower Boulevard, taking the road from 5 lanes undivided to 7 lanes undivided.
Other improvements include: asphalt to concrete, sidewalks/crosswalks, traffic signal
modifications, and utility adjustments, burial at intersections. Construction will begin in
early 2015 and end mid-2016.

Davis at Mid Cities Intersection
Intersection expansion to begin in May of 2015 and end in January of 2016. Expansion
includes dual left turn lanes from single turn, dedicated right turn lane, from
shared, and raised medians on Davis.
Davis at Smithfield Intersection
This project will shift the intersection of Smithfield and Davis Boulevard and add
signalization as needed. The shift will connect Smithfield to Bridge Street, create a
dedicated northbound turn lane for better queuing, and add sidewalks and street lights
on Smithfield.

TEX Rail
This commuter rail, spanning, 27 miles, will take passengers from Fort Worth to DFW
airport and is expected to see 15,000 daily riders by 2035. The first TEX Rail stops are
scheduled to open in 2018 with 10 total stations planned over the course of
construction. NRH will receive two stops, both of which are scheduled to open in 2022.

New Commercial Developments
The map below shows the location of all current and future commercial projects
throughout the city. These projects will bring new businesses to currently undeveloped
areas and redevelop key locations in our city. These developments are each at different
stages of progression, but will all bring new and exciting businesses, amenities, and
opportunities for our residents and neighboring communities.

City Point
This 74 acre planned development is zoned for retail, office, hospitality, and multifamily uses and already has selected areas under contract. This development will also
be home to the new NRH municipal complex.
Smithfield TOD
This development is currently in the developer solicitation process. Currently, the City
owns this grouping of 13 acres west of Davis Boulevard and north of Mid Cities
Boulevard. This mixed use development is only 700 feet from a future rail stop.

NE Corner of Rufe Snow at 820
Redevelopment north of Loop 820 includes the addition of four new retailers: Floor and
Décor (late 2013), WinCo Foods (late 2014), Chipotle (early 2015), and Dairy Queen
(early 2015).
SE Corner of Rufe Snow at 820
Redevelopment south of Loop 820 includes the addition of a new fast casual
restaurant, Taco Cabana, and the listing of approximately 9 acres of for additional
restaurant and hospitality developments.

SW Corner of Precinct Line at
North Tarrant Parkway
This 26 acre development will include a Kroger Marketplace, LA Fitness, Chick-fil-a,
Whataburger, Wendy’s, and CVS with room for further development on additional pad
sites.
SE Corner of Davis at Precinct Line
This 10 acre development includes our newest grocery store, Aldi Food Market, a
CapitalOne Bank, and will be home to Jason’s Deli Express, AT&T, McDonald’s, and
AutoZone. Two additional pad sites are available in this development.

Most Active Neighborhoods
This graph shows the most active neighborhoods between 2011 and the present. For the
purposes of this graph, activity is measured by the number of residential building permits
issued in each neighborhood.

This graph shows the average lot width for each of the most active neighborhoods between
2011 and the present. Woodland Estates South has the largest average lot width of 82 feet.

This graph shows the average lot area for each of the most active neighborhoods between
2011 and the present. Thornbridge East has the largest average lot area at 11,641 square feet.

Most Active Neighborhoods: 2013
This graph shows the most active neighborhoods in 2013. West Hightower Place continued
to grow with 33 new homes permitted. Brynwyck also saw a large amount of activity with
26 new permits.
Most Active Neighborhoods: 2014
This graph shows the most active neighborhoods in the first half of 2014. This year’s
development has continued previous years’ trends of growth with West Hightower Place
again topping the list with 22 newly permitted homes.
