Statement of charges TERMS & CONDITIONS FOR ALLOTMENT OF SPACE IN EXHIBITION CUM MARKETING DEVELOPMENT PROJECT (EMDBP) BUILDING, HYDERABAD The terms & conditions for allotment of space in EMDBP Building are as follows 1. Lease rent will be charged on the super built-up area of the Demised Premises. The Super built-up area will be equivalent to 1.25 times of Carpet area of the Demised Premises. 2. The lease rental and other charges shall be payable as per the Statement of Charges enclosed at “Annexure A”. The lease rental and other charges mentioned in Statement of Charges shall be valid for one year and shall be revised each year thereafter as per the terms and conditions of lease agreement. 3. The module will be allotted on as is where is basis. The further improvements works like interior decorations, internal partitions etc. shall be carried out the party at their own cost subject to prior approval of NSIC. 4. All the other statutory payments like service tax, etc as levied by the Central/State Govt. time to time shall be payable separately in addition to lease rental and other charges. 5. The annual increase in the lease rental shall be 5% per annum . 6. House keeping and maintenance of the common area shall be undertaken by NSIC. However, the allottee shall be responsible for house keeping & maintenance of Area allotted to him. 7. The space allotted should be used only for the purpose for which allotment has been made. 8. The space will be allotted for a minimum period of 3 years. However if the allottee/ unit desirous to get the space allotted for more than 3 years, the same can be considered subject to the approval of the Competent Authority of NSIC on mutually accepted terms & conditions. 9. Registration money as per details given below has to enclosed along with the application: Space Requirement Registration Money Upto 2000 sq. ft More than 2000 sq.ft. but less than or equal to 4000 sq. ft. More than 4000 sq. ft. Rs. 10,000/Rs. 20,000/Rs. 30,000/- The Registration money should be in the form of Demand Draft favouring “NSIC Ltd.”, Hyderabad payable at Hyderabad. In this case no interest on registration money will be paid. 10. In case of successful applicants who have been allotted the space, the registration money will be adjusted against their Security Deposit. In case of unsuccessful applicant, the registration money will be refunded without any interest. In case, the successful applicant after issuance of allotment letter, does not take possession of the allotted premises before the stipulated date mentioned in the allotment letter, its allotment of space will automatically stand cancelled and registration money will be forfeited. 11. Signboards/ Hoardings etc., will be deployed by the allottees only at the prescribed locations identified by the Corporation. 12. Electricity charges a) APCPDCL Fixed charges Variable charges : Rs.195/- per KVA per month for Power allotted. : Rs.4.30 per actual unit consumed or minimum 50 units per KVA of Power allotted. (The above charges are subject to revision as per the guidelines of APCPDCL from time to time.) b) DG Set Power Charges Fixed charges Variable charges : Rs.150/- per KVA per month for 100% of the Power allotted. : Rs.10.50 per actual unit consumed which will be divided On prorate basis among the parties allotted.
