WEDDINGS :
Our Outdoor Venue, The Carriage Park, is able to accommodate up to 400 guests. A wedding Gazebo, beautiful water feature, with
an outdoor kitchen, lots of parking on our 100 acre Ranch.
Flat Rate – Facility Use : Carriage Park & Carriage House and all B&B Suites – (Max 10 guests) Curfew is 10.00 pm
$3200.00 PLUS ROOM TAX For up to 200 guests For larger groups an additional charge of $5.00 per person).
We provide two executive portable toilets. You bring all! (Tables, chairs, linens, etc. You do all set up and take down.)
If you want us to do that there is a T&M charge that needs to be determined.
Sunday Through Thursday Special. One Day Use Of Park And The Four B&b Suites. Curfew Is 10:00pm.
Flat Rate Of $2,200 Plus Room Tax For Up To 200 Guest With An Additional Charge Of $4 Per Person Over 200 People.
We Provide Two Basic Portable Toilets. You Provide Tables, Chairs Etc.

Carriage Park $1,000.00 – Up to 200 guests
(For large groups an additional $500.00 will be charged.)
$350.00 – Carriage House -up to 75 guests.
(No B&B Rooms – event completed and cleaned up by 7.30 pm)

All Day Park Use - $1,000.00
Carriage House – Indoor Facility (Seats 75) and B&B Kitchen Use- $350.00

2 acre area of space including on site parking.
Out door stage area with our beautiful Vineyard as your events backdrop!
Water fall, bridge and pond enhancing the natural landscape of the Country Vineyard Estate.
Out door kitchen, BBQ and serving area located in the perfect spot for easy access for your deliveries or caterer.

A one-hour rehearsal the day before. *Carriage House & BB Kitchen available for Rehearsal Dinner on night before wedding
– seats 75 and includes tables and chairs.
Executive Bathrooms will be brought on site as needed at the discretion of owner. (Larger groups will require additional
facilities and costs will be passed on to consumer. Approx. $400.00 for each set.)
Valet Parking attendants/Table Servers/Maintenance/ Security Workers are not included, but will be hired if needed to serve
your event.
Bed & Breakfast rooms adjacent to Park for easy dressing room and preparation for your event.
Outdoor lighting for evening events is provided, but more bourbon lamp stands are available through rental companies and
cost passed on to you.
Access to the designated outdoor areas for decoration, set-up, and cleanup from 7:30 a.m. on the day of the event, with
curfew 10:00 PM for your wedding - See last page details).
ADDITIONAL SERVICES:
(You must have a coordinator to be your contact person for us to work with if we are not providing this service.)
Wedding Coordinator for Rehearsal & Wedding – Rate: $30 per hour
On site to assist you, to plan ahead of event, coordinate all deliveries, choosing linens, dishes, rehearsal – to reception,
through your entire weekend - Leigh Anne , our manager, is an experienced Wedding Coordinator.
• Carriage Ride Entrance : $300.00 - Additional for a Carriage Ride
REQUIREMENTS:
Payment
A non -refundable down payment of $1,000 is required to reserve your selected date
and book your event. One half the remaining balance is due 90 days prior to the event,
with the final payment due 45 day s prior to the event. Site fee payments are not
refundable in the event of a cancellation. (Staffing charge is refundable if not used.)
Music
Music sets and supports the atmosphere for your celebration. To ensure that the celebration does not disturb
the t ranquility of our neighbors, all musical entertainment must have prior approval and adhere to noise level
restrictions. Out of consideration for our neighbors, music duration must no be longer than 3 hours and must be
silent by 10:00 pm.
Alcohol
Wine & champagne may be served. Beer is allowed, with some restrictions. No self -service bar. We do not allow
hard liquor or an open bar, and enforce strict controls on the amount of alcohol brought on to the property. Any
person exhibiting disruptive behavior will be required to leave with a designated driver.
Food:
Your choice of catering services. Preparers can bring refrigerated vehicles, park BBQ trailers or other storage
units near the outdoor kitchen in the Carriage Park. Ice will need to be provided by C aterers for drinks and or
kegs of beer brought on site. One standard size refrigerator is available in the Park Kitchen.
Smoking
Smoking is allowed in one designated area only, with all cigarettes required to be disposed of properly.
Cigarettes may not be extinguished on lawns or in flower beds .
Security Deposit
A refundable security deposit of $550 is due 20 days prior to the event. It will be refunded within 10 days after
the event, subject to any deductions for damages. (Larger deposit may be required for larger events.) The
grounds must be relinquished in the same condition as upon access. Any damages to the property are the
responsibility of contracted party.
Insurance Certificate
No later than 20 days prior to the event, you will be required to provide proof of liability insurance covering the
event (with coverage for alcohol) naming Carriage Vineyards, LLC or Larry Smyth & Leigh Anne Farley
as additional insured’s. Insurance rider’s are easily obtained through your homeowner's policy, generally at minimal
cost. If certificate is not received withing time requirement, event is subject to cancellation without refund.
Additional Services Available (Optional)
Referrals to experienced vendors are provided as a courtesy and convenience to you. We are not responsible for
services provided by outside vendors. We do not accept (or pay) referral fees.
