ROOMIE LIFE
Housing can be a big part of your college experience, and while
living on campus, you have great opportunities to connect
with roommates and neighbors and create new friendships
that last a lifetime. Living with three different roommates can
be challenging but also rewarding. Here are some tips and
tricks on how to put your best foot forward with your new
roommates. It’s time to make the most of your roomie life.
your guide to living with roommates
know the
rules
You have a unique opportunity to live in a
community with other students. To ensure
that this is a positive experience for everyone,
make yourself familiar with our community
policy book. You can find University Village’s
book at:
universityvillage.unomaha.edu
be responsible communitcation
Remember to take responsibility for your own
space. You and your roommates have to be
comfortable with everything that goes on in
the apartment. At the beginning of the year
your Resident Assistant (RA) will help you
complete a Suite Agreement Form with all of
your roommates. This is a required step to
live in University Housing and will help start
the conversation among roommates about
personal living preferences and how to best
use the space.
it’s ok to show some
compromise
Remember that four different roommates
means four different ways of living. You should
be prepared to adjust your own expectations
according to your roommates and vice-versa.
For example, if you think the trash should be
taken out twice a week, but your roommates
think once every two weeks is okay, a good
compromise could be to take out the trash
once a week. Willingness to compromise will
make living with roommates a breeze.
respect
No matter the differences between
roommates, you all should respect one
another. Keep in mind that different does not
mean bad. In fact, living with roommates from
various backgrounds is a great opportunity to
learn about different lifestyles, opinions, and
cultures. If you’re committed to respecting
those around you, you can live harmoniously
with anyone.
is the key
For a successful and healthy roommate
relationship, the lines of communication must
be open. You can’t expect your roommates
to read your mind, so be clear about your
expectations, feelings, and differences.
discuss
common issues
Overnight Guests: Unannounced, too
frequent, or disrespectful behavior
Noise Levels: Volume levels of music/TV or
loud guests
Food: Sharing, stealing, or cooking
Common Cleaning: Sharing supplies,
different definitions of clean, taking out trash,
washing dishes, or clutter
Policy Violations: A roommate violating
policies within the apartment
Addressing an issue
Unfortunately, conflicts are almost inevitable when four different individuals share one space.
However, not all conflict has to be negative. Addressing it properly will help to resolve issues
and ideally prevent future occurrences. Below are steps for addressing an issue with your
new roommates.
Communicate your expectations
talk to your Resident Assistant
sometimes you need a little space
Roommates can’t read minds. A roommate won’t
stop a behavior if he or she doesn’t know that
there is a problem. It’s your responsibility to
talk to your roommate(s). Let him or her know
what the problem is and try to reach a common
understanding or compromise.
If you’ve discussed the issue with your
roommate(s), but the issue continues, you
should let your RA know. Staff members are
trained to help you resolve conflicts by assisting
in a mediated conversation. Mediation offers
roommates a safe space to discuss any issues.
RA’s will help roommates come to a solution
and create a plan of action.
This is a last resort for roommates in conflict.
If all of your attempts at resolving roommate
issues haven’t succeeded, you can request a new
room. Keep in mind that you can’t request that a
roommate be moved from your current apartment,
and new room requests can only be processed if
a different room is available.
Tip
Talk face-to-face with your roommates whenever possible. Leaving notes
or sending texts or e-mails is not as effective when discussing conflict.
We are Here to Help
Our staff is here to assist with all of your needs. Remember that it is ultimately up to you
to take the initiative to resolve any issues that may be spoiling your campus living experience.
If you’re having issues in your apartment, don’t be afraid to ask for help.
Student Safety
Fire
You must exit your apartment when a fire alarm is sounding
in your building. Report to the UV clubhouse. Never hang
anything on sprinkler heads. Lock your door and take your
keys and ID with you.
UNO and Campus Security are dedicated to supporting student
safety on campus. Below is a list of Campus Security services
and some safety tips to keep in mind while living on campus.
• Keep your doors locked. It doesn’t take very
long for a thief to enter your room and take
your belongings.
• Don’t prop building doors open.
• Don’t open building doors for anyone who
doesn’t have a key or access card for
that building.
• Call Campus Security if you need or want
an escort while walking across campus.
• Don’t leave notes on your door telling friends
that you aren’t home. Friends aren’t the only
people who might read the note.
• If someone knocks on your door, don’t open it
until you’re certain who the person is or can
determine they are University staff. If you
don’t wish to open the door, and the individual
persists, call Campus Security.
• Keep an inventory of your possessions.
It’s a good idea to keep serial numbers and
pictures for your more valuable possessions
and to keep them in a safe place.
• Purchase renters insurance to protect
your property against theft or emergency
situations. The University isn’t able to
reimburse you for the loss of personal items.
• Always keep your vehicle locked and the
windows rolled up when the car is parked
both on and off campus.
• Always keep your keys in your possession.
Never place them under floor mats, over doors,
or in other hiding places. Thieves are more
experienced at finding these hidden places
than you are at inventing them.
• Close your blinds or curtains after dark.
Never dress in front of the window –
your silhouette may be visible from outside.
• If you return to your apartment and suspect
that it has been entered illegally,
do not enter. Call Campus Security.
• In all activities, use common sense and be
conscious of your surroundings and aware
of hazardous situations.
Maintenance
Contact the UV RA on duty if you experience any issues with
a leaking sink, plumbing issues, or issues with your heating
or A/C unit. Non-emergency maintenance requests can be
reported on the housing website.
• Keep your key with you at all times.
Losing your key can be inconvenient and
costly. A recore of every bedroom and the
front door because of a lost key costs $250.
To check out a 24-hour loaner key or access
card, visit the front desk in the Clubhouse
during office hours. After hours, call the

A “safe space” is a place where students
can not only find shelter from harassment,
violence, or sexual abuse, but can also feel
free to discuss ideas, questions, and concerns
for themselves and for others.
If you have experienced or believe you have
experienced discrimination, harassment,
sexual harassment, sexual assault,
and/or sexual violence, you have resources
and reporting options. If an incident occurs
to you or you have knowledge of an incident,
please immediately contact the Title Ix Officer.

classes being canceled. You will also receive a UNO text alert
in the case of classes being canceled.
emergency info
It’s important to be aware in
emergency situations, especially
while living on campus. Here is a list
of what to do, where to go, and who
to call when an emergency situation
takes place.
Power Outage
If you experience a power outage, call the
front desk or the UV RA on duty if after hours.
Natural Gas
If you smell natural gas, leave the apartment. Do not use
a light switch, telephone, or cell phone.
Tornado
University Village students will be notified of a tornado
warning via the Campus Wide Paging System speaker in
every apartment. All students should go to the lower level
of the Weber Fine Arts Building.
UNO Lockdown
We’re Here to Listen
Creating an environment of inclusion takes
more than organizations and support groups.
It takes individuals open to learning more
about others and themselves and creating
a positive and accepting environment.

In the event of a hostile or emergency situation on campus
or in the surrounding community, the University may enact
“Shelter in Place.” In this situation, the Campus Wide
Paging System would instruct all members of the campus
community to stay in place. All residents and staff members
should follow the directions given through the
broadcast system.

payment information
STUDENT CONDUCT
You can access your bill via your MavLINK account. UNO has centralized billing,
which means that any charges incurred for tuition, fees, and housing will appear
on one statement. Payments made on MavLINK are applied to tuition and fees first
on the centralized bill. All other billing, such as lock outs, damages, recores,
and other charges, will be billed directly to the student. Unpaid bills are subject
to late fees.
Any student removed from University Housing for student conduct reasons will
still be held liable for the terms of their contract. Violating student conduct polices
does not provide students the ability to end their housing contract.
If you are awarded scholarships or financial aid, the amount will be credited
to your student account and applied to your tuition, fees, and housing. This is
dispersed once in the fall and once in the spring. It is important to note that all
scholarships and financial aid that is applied to MavLINK goes toward tuition
and fees first and then is applied to housing.
Students would forfeit their $200 deposit for the administrative cancellation fee.
Use your smartphone to scan the QR code to
familiarize yourself with UNO’s Student Code
of Conduct. It may also be found on the
housing website.
Check MavLINK regularly, especially if you are on a monthly payment plan.
For questions related to charges or payments towards housing on your
centralized bill, contact Denise at 402.554.4000.

(Credit Card Number, Expiration Date, Name, Address, etc.)
Canceling a contract
When you return a signed contract, you are locked into a housing lease agreement
for the full length of the contract. If you wish to cancel your housing contract
prior to its expiration, you must fill out a 2014-2015 Housing Contract Cancellation
form. These forms can be found on the University Housing website or you can
request one by emailing unohousing@unomaha.edu.
Students forfeit their $200 deposit and pay $750 to terminate their contract
when canceling a signed contract between May 1st and July 31st.
Students forfeit their $200 deposit and are responsible for 50% of the costs for
the time remaining on their contract term when canceling a signed contract after
August 1st (unless an acceptable exception applies; see the community handbook
for a full list of exceptions).
If a replacement student is found to take over a contract (either by University
Housing or by the resident), University Housing will take care of all paperwork to
transfer the lease. Students forfeit their $200 deposit to transfer a contract but
will not be responsible for the contract cancellation fees.
The $50 Activity Fee is non-refundable.
