• To maintain and repair the property (Section 11 Landlord and Tenant
Act 1985).
• To give their address (Section 1 and 2 Landlord and Tenant Act
1985, Sections 47 and 48 Landlord and Tenant Act 1987).
• Not to harass or unlawfully evict tenant (Protection from Eviction Act
1977).
• To give the tenant the required notice when seeking
possession (Housing Act 1988 (as amended) and Protection from
Eviction Act 1977).
• To ensure that the furniture and furnishings comply
(Furniture and Furnishings (Fire) (Safety) Regulations 1988 (as
amended 1993).
• To ensure that the gas and electrical appliances and
supply are safe (Gas Safety (Installation and Use) Regulations
1998 and Electrical Equipment (Safety) Regulations 1994).
Signed and completed ‘The Lettings Room Ltd’ let management
agreement.
Proof of ownership for the property you intend to rent out.
Consent to rent from the mortgage provider for the property you
intend to rent out (if applicable).
Consent to rent from the insurance company who provides the
insurance for the property you intend to rent out.
Photo ID.
Proof of landlords current address and preferred contact details.
Landlords bank details for rental payments to be forwarded.
3 x complete sets of keys including any entry fobs/gate fobs alarm
fobs etc.
Alarm codes for the property you intend to rent out (if applicable).
* Landlord gas certificate for the property you intend to rent out (if
applicable).
* EPC for the property you intend to rent out.
* Electrical safety certificate for the property for the property you
intend to rent out.
* PAT testing certificate and stickers on respective electrical
appliances.
Any electrical items provided carry essential CE markings.
Confirmation that any furniture supplied meets the current fire safety
regulations.
Please note that The Lettings Room Ltd can arrange the above marked * items if necessary.
• Allow the tenant to terminate the tenancy if the property becomes
unhabitable.
• Maintain adequate buildings and contents insurance.
• Maintain electrical and other appliances provided in the property.
• Allow the tenant to live peacefully in the property.
• Abide by any other requirements outlined in the tenancy agreement
and terms of business.
Maintenance - all maintenance should be carried out as quickly as possible ensuring the ‘Tenant’ experiences as little inconvenience as possible.

Inventory and schedule of condition - ‘The Lettings Room Ltd’ advise every ‘Landlord’ to have a full ‘Inventory & Schedule of Condition’ report completed each and every time a tenant changes over in order to keep a track on all items supplied by the ‘Landlord’ and the condition of each item including the general state of the property as a whole throughout the course of our managing their property. These are most important should a dispute with a tenant arise at any time.
Fair wear and tear - a ‘Landlord’ should expect reasonable wear and tear during renting out their property.
Smoke alarms - ‘The Lettings Room Ltd’ recommend all properties should have smoke alarms fitted.
Carbon Monoxide alarms - ‘The Lettings Room ltd’ recommend all properties should have carbon monoxide alarms fitted.
Landlords items - please note that the ‘Landlord’ cannot continue to store any personal items in a property that is to be rented out that do not meet the ‘fire safety regulations’ listed above under ‘statutory obligations’.
Quiet enjoyment - all tenants have the right to what is known as
‘quiet enjoyment’ which means that both the ‘Landlord’ and the ‘The
Lettings Room Ltd’ can visit the property without sending formal written notice in advance. If you do wish to visit the property at any time please contact ‘The Lettings Room Ltd’ so we can make the necessary arrangements. Failure to do so can be classed as ‘harassment’.
Request for detail’s - ‘The Lettings Room Ltd’ has an obligation to provide the ‘Landlords’ contact details to the tenant should they submit a formal written request for them at any time during their tenancy agreement. Please note the ‘Landlords’ full name and contact address will also be detailed on the tenancy agreement.
