 Maintenance Technician Job Description ROLE AND RESPONSIBILITIES The Maintenance Technician is responsible for maintaining the physical integrity of the property and assisting the Maintenance Supervisor and other team members with their responsibilities if needed. This includes maintaining a safe and sanitary living environment for residents, guests, visitors and staff. The Maintenance Technician assists with all aspects of the property's maintenance including the physical grounds, custodial, preventive, corrective, deferred and emergency. This person is also responsible for following the maintenance program to protect and maintain the property. The Maintenance Technician is responsible for timely completion (standard should be 24 hours) of service requests as assigned by his Supervisor. Other duties include ongoing preventative maintenance, make‐ready maintenance and other duties and projects deemed necessary by management. Participation in on‐call is required. The Maintenance Technician will interact with contractors, as required, and be knowledgeable of competitive pricing of supplies. He/she will maintain current records of unit and building maintenance. The Maintenance Technician will maintain daily communications with the direct Supervisor. These communications are to include reports of work‐in‐progress and special problems. Written reports are required on a periodic basis, like the Inventory Control Report, Freon Log, HVAC Log, etc. as requested by management. In the absence of the Maintenance Supervisor, The Maintenance Technician will maintain proper levels of inventory and order maintenance supplies as needed (and within budget) with the Community Manager's approval. The Maintenance Technician must be self‐motivated and be able to complete assigned tasks with little or no supervision. The Maintenance Technician position is not always a typical 40‐hour work week and may require some evenings and weekends. He/she should also be willing to transfer or relocate, be available for emergency repairs regardless of when they occur, and must be diplomatic in dealings with residents and insure others on the maintenance staff are the same. The Maintenance Technician may be assigned work at another NorSouth property in a time of crisis or special need for that property. Specific duties include, but are not limited to the following: •
Complete grounds work as directed by Property Manager and/or Maintenance Supervisor which may include picking up trash, blowing sidewalks, breezeways, parking lots and common areas, sweeping curb and dumpster areas, and maintaining landscaping beds and other areas •
Perform regular custodial duties around the property, including sweeping, mopping, vacuuming, and removing trash •
Interact and effectively communicate with residents, guests, visitors and staff •
Complete service orders in an efficient and timely manner •
Diagnose problems with air conditioning and heating units for individual apartment units or property facilities and perform any necessary maintenance or repairs •
Repair and/or replace any kitchen appliances, such as refrigerators, stoves, and microwaves if determined by management •
Perform minor to moderate‐level plumbing repairs and replacement/installation, including repairing leaks in toilets and sinks, and unclogging toilets •
Repair and replace light fixtures and perform other minor electrical work •
Repair/replace locks and make other miscellaneous repairs on your assigned property •
Perform painting duties as assigned •
Prepare recently vacated units for new rental as assigned by completing make‐ready schedule •
Work on an on‐call basis or overtime hours as needed •
Perform other miscellaneous duties as assigned SKILLS, QUALIFICATIONS AND EDUCATION REQUIREMENTS The Maintenance Technician should have good communication skills, should be able to interact with residents, prospects, fellow co‐
workers and vendors. He/she must be able to demonstrate basic aptitude in apartment maintenance related areas and follow company policies and procedures. The Maintenance Technician should have a High School diploma or equivalent; a minimum of one (1) year special training and/or experience is required in one or more of the following areas: • HVAC • Plumbing • Electrical and Appliance Repair The following qualifications are required: • High school diploma or equivalent • Basic proficiency of reading and writing of the English language. • Minimum one year full‐time maintenance experience • Willingness to perform all required tasks • Demonstrated knowledge of work safety habits • Ability to professionally represent the company • Maintain a valid drivers’ license and reliable transportation with proper auto insurance • Able to work on‐call and extended hours (including after hours and weekends) PHYSICAL REQUIREMENTS Due to the physical nature of the position, the maintenance technician must be able to pick up and/or move 30 to 60 lbs. regularly, pick up and move heavy items as needed (e.g. refrigerator, HVAC unit, hot water heater), and climb up and down stairs and ladders. This position requires work to be performed in both indoor and outdoor environments, in both hot and cold temperatures. The position also requires the associate to be on his/her feet for extended periods. DRESS CODE/PERSONAL APPEARANCE Creating the proper impression is critical when representing the community and company. Uniforms will be worn by Maintenance team members at all times, including ID badges, while on the job. The associate is responsible for keeping the uniform fresh and clean in appearance. See the uniform agreement and personal appearance policy (SOP #60) for more details. Associates are responsible for keeping their attire fresh and clean in appearance. Any team member that reports to work not in uniform or not properly groomed will be sent home without pay. ADDITIONAL NOTES The Maintenance Technician position is considered vital to the overall operation of the property.
