Greater Richmond Convention Center Job Description / Maintenance Technician – Skilled Crafts JOB TITLE: MAINTENANCE TECHNICIAN – SKILLED CRAFTS Department: Operations Reports To: Maintenance Manager Supervises: Occasional Functional Supervision of Maintenance Laborers Status: Full-time, Hourly, Non-Exempt SUMMARY: Under general supervision by the Maintenance Manager, Maintenance Technicians perform general facility maintenance and repair tasks of average to considerable difficulty to ensure that the facility remains in a presentable, operable and efficient condition. Tasks include ensuring proper working condition of HVAC, electrical, mechanical and plumbing systems, carpentry, occasional grounds keeping and general trades’ tasks. In the absence of the Maintenance Manager, Maintenance Technicians will receive instruction from the Director of Operations. JOB DUTIES (including, but not limited to): The primary focus of this Maintenance Technician position is on proficiency in the area of skilled crafts. Provide quick response and perform tasks in a timely manner with a high regard to quality that will consistently meet and/or exceed high standards. Ensure compliance of all work related activities in a fair, ethical, and consistent manner. Perform Preventative Maintenance and Corrective Maintenance on a wide range of facility systems including, but not limited to, pumps, motors, filtering devices, air conditioning and heating equipment and other mechanical devices which requires the ability to grasp, hold, bend and twist a wide range of tools, equipment and materials Respond to emergency requests for repair services, diagnoses problems and either immediately makes repairs or calls on a supervisor for additional assistance or direction Operate a wide variety of equipment and tools used in the maintenance of the facility such as saws, drills, torches, sanders, cutters, grinders and other maintenance equipment Perform basic plumbing, electrical, painting, masonry, welding, carpentry, dry wall and other trades related tasks Monitor and Maintain building systems as required Schedule and monitor the facility Building Automation System (BAS). Make adjustments to thermostats, Variable Air Volume (VAV) boxes and other interior space controls on a regular basis to maintain a comfortable and efficiently maintained environment. Complete maintenance service requests and preventative maintenance in a timely manner. Recommend repairs needed on equipment and facility structures. Prepare and submit time, material and cost reports. Accurately maintain maintenance/repair records, inventory logs and replacement schedules for equipment and supplies. Solicit quotes from vendors. Obtain approval for purchases or services. Orders and picks up parts and supplies. Assist in monitoring work being performed by third party contractors Provide direction to and oversee assignments to full-time and on call Maintenance Laborers Maintain storage areas and equipment in designated areas in a neat and orderly manner Plans work to ensure cost effective use of labor and materials Performs duties and responsibilities with view toward Department goals and energy conservation Establish and maintain cooperative-working relationships with those contacted in the course of work Perform other duties as required Rev. 10.29.14 1 of 3 Greater Richmond Convention Center Job Description / Maintenance Technician – Skilled Crafts SPECIAL KNOWLEDGE & ABILITIES: Knowledge Of: Operational characteristics, services and activities of building maintenance programs including HVAC, plumbing, electrical, mechanical, painting, carpentry, dry wall, grounds keeping, machinery and masonry work Proper use and maintenance of hand and power tools Applicable safety rules and procedures Relevant federal, state, and local regulations Ability To: Perform a wide range of preventative and general facility maintenance and repair tasks in a safe and efficient manner, including, but not limited to, pumps, motors, filtering devices, air conditioning and heating equipment and other mechanical devices Perform basic plumbing, electrical, painting masonry, welding, carpentry, dry wall and other trades related tasks Operate a wide variety of equipment used in the maintenance of the facility such as saws, drills, torches, sanders, cutters, grinders and other maintenance equipment Drive/operate vans, pick-up trucks, forklifts, high-lifts, floor scrubbers, and other vehicles as required Grasp, hold, bend and twist a wide range of tools, equipment and materials Understand and carry out instructions that are furnished in written, oral and or diagram form; deal with frequent change, delays, or unexpected events and adapt in the work environment Read and interprets blueprints, specifications, shop drawings, manufacturer’s specifications and other reference materials to determine most appropriate methods of competing tasks Identify job related challenges and make corrective recommendations to supervisor Work independently or in a team environment with or without supervision Work under high pressure in meeting urgent deadlines Work at heights of up to 60-feet and lift up to 40-lbs. unaided. Work effectively in a service oriented environment subject to frequently changing priorities Communicate clearly and concisely in the English language, both orally and in writing Establish and maintain effective working relationships with staff, contractors and facility users Assure safety standards are used which comply with all company, local, City, State and Federal guidelines Work a flexible schedule including early mornings, days, evenings, overnight, weekends, holidays, extended (long) work days and extended numbers of days PREFERRED QUALIFICATIONS: Experience: Must be at least 18 years of age Minimum of five (5) years experience in general facility maintenance, construction, as a Handyman or a related field Proficiency in skilled crafts such as welding, woodworking, drywall, minor plumbing, minor electrical, painting, tile work, mechanical repairs. Shall be able to demonstrate knowledge and experience in performing temporary and permanent repairs on a variety of building areas.
