Parkway Realty Services handles all functions of the building’s management including leasing, security, maintenance, tenant office construction, and accounting. Separate contractors under supervision by Parkway Realty Services provide all other services. During this time, the Management office will perform maintenance and other normal services. Security personnel are on site 24 hours a day, 365 days a year. 525 N Tryon is closed on the following holidays: • • • • • • New Year Day Memorial Day Independence Day Labor Day Thanksgiving Day Christmas Day Parkway Realty Services will communicate with the tenants in advance of any additional building closures or changes to the standard building holidays. Maintenance and Repairs The Landlord is responsible for maintenance of all public and common areas of the building, including lobbies, stairs, elevators, corridors and restrooms as well as all windows, mechanical, electrical and plumbing systems. We will also maintain building-standard items such as the air conditioning system, building-standard lights, doors and windows within your office space. Any non-standard items such as changing door locks, coordinating for any contractor work within your space etc. shall be provided by engineering at an additional charge of $35.00 per hour regular time, $50 per hour overtime. All Engineering requests are given a priority code and responded to within that time period. This can range from an immediate response for flooding, safety issues or power outages to a 24 hour response for less urgent matters, such as getting quotes from subcontractors, changing above standard light bulbs, etc. Should any maintenance-related problems arise, please contact Parkway Realty Services at 704-2641220 during normal business hours. Outside of normal business hours for an emergency please contact Security at 704-375-0186. Janitorial Service Cleaning for the building is performed by contract services under rigid specifications and the supervision of Building Management. Housekeeping inspections are performed regularly by Allan Industries and Parkway Realty Services, to ensure that the level of service is of the highest quality. Good housekeeping is an extremely important part of our tenant services and any suggestions for improvement are always welcome. Daily Cleaning Activities General daytime housekeeping services are provided five days a week. The normal hours of service are 8am to 5pm, Monday through Friday. Services include: • • • • Miscellaneous janitorial requests throughout the day, such as vacuuming and trash removal Restocking restroom supplies and emptying trash Wiping sinks and counters Disinfecting toilets Nightly Cleaning Activities Standard nighttime housekeeping services are provided five nights a week. The normal hours of service are from 6pm – 1am, Monday through Friday. Services include: • • • • • • • • • • • • • • Vacuuming lobbies, corridors and high-traffic areas Dust mopping and wet mopping all hard surfaced floors Sweeping file, copier, computer and break rooms Spot mopping vinyl floors in file, copier, computer and break rooms, as needed Cleaning break room tabletops and counters Cleaning glass table tops Wiping conference room tables with damp cloth Emptying waste baskets and changing liners, as needed Wet mopping and sanitizing all restroom floors Sanitizing all restroom fixtures, toilets, sinks and urinals Cleaning mirrors Emptying trash in restrooms Restocking restroom paper products and soap Cleaning water fountains Trash Removal If you wish to dispose of trash other than that in the wastepaper basket, please inform cleaning personnel by leaving a “TRASH” sign on these items. These signs are available upon request from Property Management. Please DO NOT leave items that are not trash on top of wastebaskets. When a considerable amount of trash needs to be discarded, such as boxes from a delivery of supplies, furniture or equipment, please contact Property Management. Items should be clearly marked as “TRASH” and left in tenant’s space or put in the service elevator lobbies after prior coordination with Property Management. Please DO NOT put trash in hallways, passenger or service elevator lobbies. If desired please contact Property Management. Security The Security Console is located on the 9th street lobby level near the loading dock. Security personnel are on duty 24 hours a day, seven days a week. The officers make routine patrols throughout the building and garage areas and are available to assist with special needs or in the event of an emergency. Public Access There are three primary entrances to 525 N Tryon that are open to the public; one off Tryon Street, one from the courtyard, and one from the parking garage. The entrances for Tryon Street and the courtyard are open from 7am to 7pm. Monday through Friday. The entrance leading to the parking garage is open from 7am to 7pm, Monday through Friday as well. Card Access Control Electronic Card Access is used to provide controlled access to specific locations. While the proper implementation of the system is vital, it is equally, if not more important, that the system not be compromised, intentionally or otherwise. The following examples are prohibited: • • • Tailgating, allowing an unauthorized person to enter behind or along with an authorized cardholder, or attempting to enter areas where a cardholder has not been granted access. Sharing an access card, or allowing it to be used by someone else. Propping open controlled doors, or otherwise preventing the door from closing. Access cards are issued by Building Management in conjunction with tenant move-ins. Charges apply for any additional or lost cards. Afterhours Access From 7pm until 7am Monday through Friday, limited operation of the building elevators restricts access to the office tower. A card access system is installed within the elevator cabs that will allow cardholders to access their floors only. You will need an access card to gain access to your space after hours. Office Security Although 525 N Tryon maintains a 24 hour security operation, you as the Tenant are ultimately responsible for the security and protection of your offices. Our officers will check to verify your offices are locked each night, but this does not eliminate your responsibility to secure your offices and workstations and follow prudent security measures. We ask that you please take these precautionary steps to prevent theft to your offices. Visitors All visitors will need to check in with security in the main lobby. In the event an employee forgets their access card, they will need to go to the security console and have an officer verify that they work in the building in order to gain access to their floor. Keys/Locks If you wish to change the locks on your suite or install an internal security system, a copy of the key, and/or appropriate security codes to grant access must be provided to the Building Manager. This allows appropriate personnel entry into your suite in the event of an emergency. If the locks are changed, they must be re-keyed under the building master key system so the building’s grand master key will still open the space. Changing door locks shall be provided by engineering at an additional charge of $35.00 per hour plus materials. Concealed Weapons A concealed handgun permit does NOT authorize a person to carry a concealed handgun on this property. The carrying of a concealed or unconcealed weapon on these premises by anyone other than a sworn law enforcement officer in the performance of official duties is prohibited. This policy is made in accordance with the North Carolina General Statutes 14-415.11. “Premises” includes this building, other buildings in this complex, as well as walkways, common areas, and parking garage. Afterhours Lighting and HVAC After hours lighting and HVAC is requested through the web-based system located through the building website (http://525northtryon.pky.com/) or the direct site: http://74.218.166.2/. The lease specific charge is per floor, per hour and billed directly to the tenant. Please contact your manager or the Management Office for log-in information and further details. 525 N Tryon Parking Garage Located under is a 3-level underground parking deck, which has a total of 600 parking spaces and provides convenient access to the building. Entrance/exit can be found on 9th Street. The garage is managed by LAZ Parking. Their office is located on the 1st level in the parking garage. You may visit their office or call (704-334-8590) between the hours of 8am - 5pm, Monday through Friday. Garage Hours The 9th Street entrance/exit is open 24/7. Please take care when driving and follow all signs posted in the garage, and never drive the wrong way. Any vehicle that is parked in an unauthorized space will be towed at the owner’s expense. Please do not park in any “Reserved” spaces or in any areas that have been designated as a “No Parking Zone”. If found in violation of the parking garage rules and regulations, parking management has the right to tow vehicles to remove them from the premises. Ticket Validation If authorized, clients should have their tickets properly validated before leaving the building in order to exit the garage at no charge. In the event of a lost ticket of improperly validated ticket, daily rates will apply. Building Policies Smoking 525 is a non-smoking building – NO smoking in stairwells. The ONLY areas where smoking is permitted are: designated smoking areas on P-3, and the courtyard AWAY FROM BUILDING ENTRANCES. Signage All signs or displays to the public must have Parkway Realty Services approval prior to installation. All approved tenant signage shall be affixed and inscribed at the expense of the tenant by an approved vendor. Parkway Realty Services must approve any deviation from the standard interior signage format in writing prior to installation. Please refrain from taping signs on the building walls, elevator lobbies, suite and restroom doors or elevator walls. Fire Safety: Prohibited Appliances • • • Convection ovens Space Heaters Open-coiled appliances Moving of Furniture and/or Equipment These moving guidelines have been developed to ensure a safe and efficient move for you and your organization. Following these guidelines will expedite your move and protect the people handling the move as well as your property and the building itself. These guidelines are in no way intended to impede or restrict your moving process, but rather to safeguard the elements involved in the process. Please let us know how we can best assist you with your move. • Notify Parkway Realty Services as soon as possible on the date and time of your scheduled move. Parkway Realty Services must clear all moving arrangements. All moves will be scheduled on a first come first serve basis. • All moves must be conducted after 7:00pm Monday through Friday or on the weekend (unless prior approval is given from Parkway Realty Services). The freight elevators are the only elevators to be used for moves or deliveries. Absolutely NO deliveries or moves will be allowed to occur on the passenger elevators. • Your moving contractor must submit a Certificate of Insurance and will be held responsible for any damage to the building during the move. • Your moving contractor must report any electrical problems or equipment breakdowns that occur during the move that may affect building operation. • All trash associated with the move, such as palates and bulky packing cartons must be removed by the moving contractor. Deliveries All deliveries must be made using the loading dock and service elevator. Dollies, carts and hand trucks are prohibited to enter through the lobby and in the passenger elevators unless specifically approved by Parkway Realty Services. All deliveries must be made from the loading dock. All persons making deliveries to the dock must sign in at the security console to obtain access to the service elevator. There is a 30-minute time limit for delivery vehicles parking at the dock area. Unauthorized parking in the Loading Dock area is strictly prohibited. Towing will be enforced. Work Efforts in a Tenant Space / Access Forms All work efforts that take place in a tenant space will require the submission of a Building Access Form. Access forms must be submitted for review no later than 2pm of the day prior to scheduled work in order to conduct work on the following business day. Access forms for weekend activity must be submitted no later than 2pm on Friday. Forms that are not submitted within these timeframes will not be processed. All access forms must be filled out in their entirety and be legible. Failure to fill out all requested fields or if the form is found to be illegible, the request for access will be denied and the form will be discarded. Parkway Realty Services will not be responsible for contacting contractors or vendors in the event of denied access. All contractors are required to sign in at the security console and obtain a Parkway Contractor badge before beginning work. These badges are to be worn in a visible location as long as the worker is in the building. Anyone without a badge will not be allowed to continue working and will be asked to leave the building. At the end of each day, workers must sign out and return the ID badge. NO EXCEPTIONS ARE ALLOWED. The worker will be required to leave a photo ID when signing out a badge. The ID will be returned when the badge is turned in at the end of the day. All construction/vendor traffic will be restricted to the service elevator ONLY. There will be NO construction/vendor traffic permitted on passenger elevators at any time. Large equipment or supply deliveries and large equipment and trash/debris removal, whereby the service elevator will be needed, must be coordinated through Security. Construction hours are from 7:00pm-7:00am. Emergency Preparedness Emergency Management Plan 525 N Tryon has a comprehensive Emergency Management plan in place. Each floor is required to have at least one Primary and Alternate Floor Warden. A Floor Warden should be someone who is reliable, respected by the other employees within your organization and capable of providing guidance in the event of a fire or other emergency. This individual should rarely travel on business and be familiar with the names and faces of all employees in your office. Your office or personnel manager may be a good candidate for this position. An Assistant Floor Warden should also be appointed for every floor warden. If a Floor Warden is replaced for any reason, notify Parkway Realty Services so that the contact list can be kept up to date. Building Management will provide each Floor Warden with a manual to communicate and orientate all employees to the building emergency procedures and life safety systems on the floor or area they occupy. Floor Wardens will be asked to attend emergency response training seminars given at a minimum annually by Parkway Realty Services. These training seminars will include detailed information on various potential threats that may not be covered in the provided manual. Building Amenities Recycling Recycling bins for plastic and glass containers are placed in each break room. These bins are emptied by the janitorial staff as needed. Concierge 525 N Tryon offers a concierge service to all building tenants. Queen Charlotte Concierge is located in the main lobby. They offer a variety of services including coordination of catered lunches, handling personal shopping and gift wrap, purchasing event tickets, arranging shuttle/taxi service, and much more! A representative is on-site Tuesdays from 1:30pm to 3:30pm. Their phone number is 704-3862502. Mailroom The United States Postal Service operates the Mailroom, which is located on the Tryon Street level of the lobby (near TK Cafe). There is also a Fed-Ex drop-box and a UPS drop-box in the mailroom.
