TEMPORARY STOREFRONT SIGN CRITERIA (ONE YEAR LEASE OR LESS)

ALLOWED FOR TENANTS WITH A ONE YEAR LEASE OR LESS ONLY. TENANTS WITH A LEASE LONGER

THAN ONE YEAR MUST ADHERE TO THE MAIN SIGN CRITERIA. TEMPORARY TENANTS ARE REQUIRED TO

PROVIDE A BLADE SIGN AS WELL. ALL SIGNS MUST BE APPROVED AND INSTALLED PRIOR TO OPENING.

This criteria has been developed to guide each Tenant to an imaginative signage solution. The guidelines established herein will ensure that Tenant identification is of consistent quality and is compatible with the architectural character of the Center. Each proposed sign will be evaluated on the design’s excellence and compatibility with neighboring signs and the overall character of the Center’s signage/graphics.

The guidelines established will ensure tenants are consistent with quality and are compatible with the architectural character of the center. This criteria is for signage that will be installed for a period of (12) twelve months or less.

Signs shall be located only on the spaces and on the surfaces specifically provided for same on the building elevations. The appropriate location of each sign will be the Landlord’s decision. Signage size shall be dictated by the building type the tenant is located in. One storefront sign is permitted. This criteria may be altered slightly to meet Premium Outlets Montreal requirements. Submittals, Approvals, Installation, Insurance requirements all must conform to the established sign criteria for the Premium Outlet Center.

Prior to installation, sign contractor must check in with the Onsite Management Office. If local jurisdiction requires a permit, please present a copy to the on-site Landlord representative at the time of check-in. It is the tenant’s responsibility to verify with the local jurisdictions if any permits for temporary signs are required.

Design

A minimum 8” x 11” drawing of the Temporary sign, shown on a scaled elevation, must be submitted for Landlord approval at least 4 weeks before installation for review/approval.

Under no circumstances can the temporary sign be installed without prior approval and/or permit as required by local ordinance.

Signs shall be limited to letters and/or logos designating the store name/logo as set forth in signed lease documents between Tenant and Landlord. Tenant shall display their registered trade name/logo only.

Registered Trademark Symbols are permitted subject to Landlord review/approval fabrication requirements.

The colors and typestyles of all signs shall be subject to Landlord’s approval. The color of all lettering shall be compatible with the building color and provide sufficient contrast with the background color of the building wall on which the sign is located.

Size

The size of the sign will be at the discretion of the Landlord. The size is based on the elevation of the building and neighboring signs.

The sign cannot exceed the size restrictions of the Center’s Sign Criteria.

Temporary Sign type is dictated by Interior Signage Keyplan found on page 6.

When Tenant vacates or installs permanent sign, Tenant is responsible for restoring the fascia of the building back to its previous condition, i.e.: removal of any silicone residue, patching holes, stucco repair, re-painting etc.

Final approval and acceptance of any such repairs shall be solely at the discretion of a representative of Landlord.

Inspection of completed repair must be performed by Tenant and inspected and accepted by a representative of the Premium Outlet Center .

TEMPORARY SIGN SPECIFICATIONS FOR SIGN TYPE A – Non-Illuminated Dimensional Letters on aluminum panel

Materials

Individual cut out letters should be fabricated from aluminum. The thickness of letters is to be a minimum

1½”. Vinyl is not permitted. Letters to be applied to ½” thick aluminum panel.

Installation

Tenant is responsible for design, fabrication, and installation. Approved sign will be attached to the building using the preferred method at the Center. Please contact the Onsite Center Management to determine the installation method that should be used.

Temporary Sign Option for Sign Type A 2

TEMPORARY SIGN SPECIFICATIONS FOR SIGN TYPE B – Non-Illuminated Channel Letters mounted on a curved raceway a.

All tenant signs (size, design, type and color) are subject to Landlord's approval.

b.

Square footage for Tenant signage shall be based on maximum square footage allowed, and consideration to maximum sign heights will occur on those sign areas that can accommodate larger logos, however they may not exceed or intrude upon any architectural sign fascia/projection.

c.

Additional tenant signs shall be permitted to Tenants based on the Landlord's discretion.

d.

Signs shall include letters and logos designating the store name as stated in signed lease documents between Tenant and Landlord.

e.

No projections outside of each designated sign area are allowed.

f.

Tenant signage to have optional secondary line of copy. Secondary copy to be 1/4“ letters mounted to face of curved aluminum raceway cabinet. Colors to be approved by Landlord.

g.

Signage letter returns shall match the faces, or black. Color of letters must show sufficient contrast to building fascia and are subject to Landlord's discretion and approval.

h.

All signs shall fit within the architectural frame as indicated herein.

i.

All signs should establish a facade rhythm, scale and proportion where not currently existing.

j.

The size of any sign logo shall be consistent with the proportions of scale of building elements in the facade.

k.

Bolts, connectors, sleeves, etc. shall be all non-ferrous materials.
