FACILITIES TECHNICIAN I
GENERAL DESCRIPTION
Performs a wide variety of skilled tasks related to the maintenance of County buildings and equipment, which includes electrical, HVAC (heating, ventilation, and air conditioning), mechanical repairs, plumbing, generators, carpentry, building component systems, locksmithing and other related work in the maintenance and repair of commercial buildings. Work performed meets code requirements and County guidelines.
This class specification reflects the general concept and intent of the classification and should not be construed as a detailed statement of all the work requirements that may be inherent in a position.
ESSENTIAL JOB FUNCTIONS
Performs carpentry work such as facility remodeling and installation of new or replacement of fixtures. Utilizes blueprints, sketches, specifications, and other instructions associated with the work. Typical duties may include, but not limited to, framing, demolition, sheetrock, paint and texture, installation and/or modification of windows and doors, concrete forming and finishing, and floor coverings. Operation of hand-held tools that require dexterity and operation of power tools are essential to accomplish projects.
Working with electrical circuitry to repair, troubleshoot and install 120, 208, 277 and 480 volt electrical circuits. Installs new circuits, conduits, breakers and wiring from source to panel box. Installs, repairs, or replaces electrical switches, outlets, ballast replacements, etc. Works with low voltage systems to include: HVAC control circuitry, intercoms, door controls, security systems, duress alarms, man down alarms, fire alarms and lighting control. As part of the preventative maintenance plan, performs routine battery testing and replacement for building automation computers, fire alarm panels, UPS systems and/or generators.
Performs periodic confidence testing and preventative maintenance on power generators to include, but not limited to, switch gear inspection, uninterruptible power supply maintenance, battery bank testing and replacement, and fault detection. Coordinates annual load bank testing and schedules fuel deliveries. Maintains detailed logs of testing, replacement and maintenance work that has been performed. Responds during power outages to ensure generators are functioning properly.
Identifies facilities or equipment problems, recommends solutions, and performs related work.
Performs routine and preventative maintenance on building systems including HVAC, lighting, emergency systems, security, alarms, and electrical and electronic locking devices.

May participate as a team member on County capital improvement projects, reviewing plans and specifications, compliance with County building standards.
Repairs and replaces locks and door hardware. Performs tasks related to the key system such as keying locks, making keys, maintaining inventory and recordkeeping.
Cleans drains and sewer lines, repairs or replaces sinks, faucets or toilets, locates and repairs pipe leaks.
Performs welding, brazing and soldering.
Assembles, repairs and moves office furniture.
Assists contractors and vendors as assigned. May oversee the work of volunteers, inmates or other workers.
Selects and purchases supplies and maintains inventory control, recommends tools and equipment required to perform tasks.
Compiles and maintains accurate records of the work performed, including data entry on the department’s computerized maintenance management system.
May perform landscaping duties and repairs to irrigation systems.
Performs other duties as assigned.
DISTINGUISHING FEATURES
Positions in the Facilities Technician I classification are distinguished by the responsibility for prioritizing and performing a wide variety of maintenance tasks, often without direct supervision. This classification is distinguished from the Facilities Technician II by the lesser requirement to perform the most technical work.
WORKING CONDITIONS
Work is performed in a wide variety of locations including high security areas such as
Juvenile Detention and the Thurston County Jail. Lifts up to 75 lbs. regularly. Bends, stoops, crouches, pushes, pulls, and reaches above the shoulders in the performance of duties. Operates a variety of hand tools, machines, small power driven equipment and diagnostic equipment. Works on roof tops, uses hand and power tools, works with electricity, and climbs ladders, and sometimes works in confined spaces. Stands for long periods of time. Required to drive to County properties and vendor locations within the
County. Works with noisy machinery and alarms. May be exposed to dust, liquid and epoxy chemicals, smoke, noxious odors, fumes, and solvents. Work is performed indoors and outdoors in all types of weather and temperature extremes.

QUALIFICATIONS

High School Diploma/GED. Completion of vocational training program(s) in a building maintenance field is preferred.
Two years of experience performing a wide variety of tasks in building maintenance operations.
Current Washington State Driver’s License or have requested and obtained an appropriate accommodation.
Must pass background security check.
