SUBMITTAL REQUIREMENTS FOR OBTAINING A ZONING USE PERMIT All submittals shall include a completed application for a Zoning Use permit, together with a complete site plan and floor plan(s) of the building and tenant spaces. The application may be found at this link: http://www.denvergov.org/Portals/696/documents/Guides/AppONLYCommercial-Use.pdf NOTE: IT IS STRONGLY RECOMMENDED THAT THE SITE-PLAN AND FLOOR PLAN(S) BE CREATED BY A LICENSED DESIGN PROFESSIONAL! All site plans MUST: 1) Be complete and accurate. Show all structures existing on the property and all property lines on the site plan. Label all adjoining streets and alleys on the plan. Architecturally drawn plans are preferred; however stamped plans are not required. 2) Be drawn to a commonly recognized scale and fully dimensioned. The scale should be included on the plan(s). Drawings that are subsequently reduced by photocopying and cannot be verified for dimensions will be rejected. 3) Indicate each tenant space within a multi-tenant building and the specific tenant space applied for must be indicated and labeled accordingly. 4) Indicate all areas of the property that are or will be landscaped and indicate all surfaced areas and their current use (parking/loading/storage, landscape). Show all existing/required parking spaces on the site plan. Required parking spaces must meet the requirements contained in The Denver Zoning Code, Article 10, GENERAL DESIGN STANDARDS and specifically, Division 10.4, Parking and Loading. All floor plans MUST: 1) Be complete and accurate. Architecturally drawn plans are preferred; however stamped plans are not required. 2) Be drawn to a commonly recognized scale and fully dimensioned. The scale should be included on the plan(s). Drawings that are subsequently reduced by photocopying and cannot be verified for dimensions will be rejected. The area of the proposed USE must match the dimensions shown on the submitted floor plans. Any discrepancies must be corrected prior to the issuance of the requested permit. 3) Provide labels of all areas contained within the structure/tenant space for the proposed USE; any area included in the building or lease that will not be used for the business activity must be clearly labeled and identified as such on the floor plan. 4) Show all areas within the building containing the USE. Each area must be labeled according to its intended purpose: floor plans for multi-tenant buildings must identify all individual tenant spaces within the larger building and indicate the current USE and square footage of each separate tenant space. Other: The reviewer may require additional information upon submittal. The zoning reviewer reserves the right to request additional information when it is required to evaluate a particular application for compliance to Denver Zoning Code regulations. It is the responsibility of the applicant to provide these plans with the application. Each application for USE must include a site-plan and a full size copy of the floor plan(s). Upon zoning approval of the USE, each floor plan will become part of the official record of the application. The submitted plans will be retained by the zoning administration. Plans that do not the meet these requirements will not be accepted as part of the application. Subsequent changes to the accepted/approved plans must be submitted to and reviewed and approved by the zoning administration. Enlargement of an approved use or other modifications to a previously approved space may require a revised USE permit from zoning and may also require review and approval by other City agencies. Plans that do not meet these requirements will not be accepted as part of the application requirements. APPROVAL BY ZONING PERMIT AND INSPECTION SERVICES SHALL NOT MEAN APPROVAL BY THE BUILDING PERMIT AND INSPECTION SERVICES, EXCISE & LICENSE, WASTEWATER, PUBLIC WORKS OR OTHER AGENCIES.
