Director of Onesector, Nick Ray, is proud to be a third generation Gold Coast builder. His grandfather, Ronald
Ray, first came to the Gold Coast from Sydney in 1954 at the age of 26 to take up the first milk run in town.
Ron was kept busy with that and carpentry work for the next decade before he became one of the first
industrial builders here on the Coast. He built three factories and a house in Miami (around Ozone Parade,
if you’re in the area) that are still operating with tenancies in place. At 16, Nick’s father, Michael, started an
apprenticeship with his Dad, working on many residential and commercial projects. By 1993, Michael was well
on his way to becoming a market leader in the industry with Ray’s Industrial Constructions.
Like his dad, Nick also started out building at the age of 16 as an apprentice carpenter to Michael. Nick
watched Michael’s skills and style closely and was accelerated through his teachings to become one of the
youngest licensed builders in Australia. Nick and Michael have over 100 industrial projects and a range of
residential houses in their portfolio.
Today Michael is taking a more relaxed approach to life while Nick is pressing on and striving to achieve his
own goals moving into all types of construction Queensland wide with Onesector.

NICK RAY
MANAGING DIRECTOR
Managing Director and Registered Builder Nick Ray continues a proud tradition
of being the third generation in the Ray family committed to the building industry
and has been involved in residential, industrial and commercial construction
since commencing an apprenticeship with his father in 1996. Nick started trading
on his own in 2002 and has an impressive portfolio of over 200 projects to date.
He has unparalleled knowledge of the construction industry with maintenance
experience to his credit. With formal qualifications and industry experience, Nick
directs and coordinates the operations of Onesector through effective design,
construction methodologies and delivery methods. Overseeing all projects, he
strives to exceed industry expectations in respect to design, cost, time and quality
assurance. A dynamic leader, Nick prefers an involved approach to construction
and is renowned for his dedication and commitment to his clients.

PAUL GARLAND
Project Manager
Paul is a Project Manager for Onesector. He has been in the building industry
for 30 years and has built a solid career over a comprehensive range of project
management and construction disciplines. His career started as a Carpenter,
and over the years he has moved into Leading Hand, Site Manager & Project
Management roles. Prior to joining Onesector, Paul spent 20 years at Glenzeil, ten
years of which he served as a key Project Manager. His Project Management career
has seen him oversee an array of projects including the design and construction
of government and retail projects, luxury high rise apartments, industrial projects,
shopping centre extensions, refurbishments and civil infrastructure works. Paul’s
strengths include his in-depth knowledge of the industry, project programming,
design coordination and operations. Paul is a qualified Certified Practicing Project
Manager and a Member of the Australian Institute of Project Management.

TONY COOK
project manager
Tony Cook is a Project Manager for Onesector. He brings 30 years of experience
to this role. Previously, Tony operated his own construction company for 15
years, working on both owner/builder developments and contracted projects
for everything from student housing, to shopping complexes, to individual
residences and industrial projects in South East Queensland. Tony moved on
to Stokes Wheeler as a Project Manager and was responsible for a vast range
of projects including aged care and school facilities, theme park earthworks,
military storage facilities and many others. Tony holds a Qld Building License
(Medium Rise) and an Advanced Certificate in House Building. His strengths
include providing professional and efficient service while multi-tasking across
roles, excellent communication skills at all levels and strong leadership and
conflict resolution skills in a team environment.

SCOTT ELLEMS

Scott has been in the building industry for over 20 years and brings his
broad experience across the roles of Estimating, Contracts Administration,
Site Supervision and Project Management to his role as Project Manager
for Onesector. Throughout his career, he has worked on residential,
commercial and industrial projects, often performing multiple roles for each
project. In addition to his wealth of practical experience, Scott has a strong
foundation of formal qualifications, including a Bachelor of Applied Science
(Construction Management) from QUT, an Open Queensland Builder’s
Licence and an Advanced Certificate in Construction (Town Planning and
Appraisal). Scott’s strengths include his ability to manage tightly controlled
project programs, his exceptional communication skills at all levels, and his
commitment to quality and safety.

SITE manager
Burnie is a Site Manager at Onesector. He brings 25 years of experience
managing and supervising labour and trades, resources and budgets across
a vast range of projects. Burnie has previously worked as a company director
and site supervisor/foreman while facilitating his own projects. He has been
involved in luxury homes, commercial and industrial projects including the
development of a marina, food processing plants, auto showrooms, school
halls, retail showrooms and many others. He has a Low Rise Builder’s Licence
and an Individual Supervisor’s Licence as well as a Diploma of Applied
Building Science. Burnie’s strengths include interpreting and estimating
plans to ensure the timely and cost-effective delivery of projects, and strong
leadership skills with a focus on quality and safety at all times.

premises at Arundel. We approached One
Sector with a brief to build: a designer brick studio
office, a rooftop helipad, warehouse, mechanical
workshop with truck wash bays, and over 10000m2
of concrete hardstand required for external storage.
And we had to achieve this on a strict budget, and
tight time frame. One Sector’s designers provided
many different design options at the beginning. Even
after we settled on the initial design, One Sector still
had the ability to be flexible throughout the entire
build. The complete process from designing, quoting,
lodging applications and building worked seamlessly
at each step. The team of staff and contractors were
not only easy to deal with, but extremely clean and
tidy on site at all times. I was also regularly kept up to
date with the progress each week, with written reports
and timeframes. The finished result is something
that I am very proud of, and I wouldn’t hesitate in

HEALTH AND SAFETY OBJECTIVES
The implementation of established targets and objectives allows us to continually improve our health and
safety environment. The tangible benefits that this will provide our operations, include an efficient and
conscientious work force focused on controlling and minimising risks. Accordingly, Onesector staff are
