Landlord shall provide condenser water piping loop and console-type water source heat pumps to serve the heating and cooling needs of the exterior zones of the first and second floors. Tie-ins to the low-pressure pre-conditioned fresh air ductwork shall be at the Tenant’s sole cost and expense. 3rd Floor Landlord shall provide the following: direct expansion cooled, natural gas pre-heat rooftop air handling units designed to serve a variable air volume (VAV) distribution system, medium pressure supply air and low pressure return air duct connections into the third floor ceiling space. Tie-ins to the air handling unit duct connections, as well as VAV air terminal boxes (with electric re-heat), duct work, associated controls and air devices (registers, grilles, etc.) shall be at the Tenant’s sole cost and expense.
