1st and 2nd Floor – Interior Zones
Landlord shall provide the following: condenser water-cooled, coolingonly self-contained air handling units to serve the interior zones of the
building. The Landlord shall also provide code-required low-pressure
fresh air ductwork to the air systems, condenser water piping
connections, condensate connections, low pressure supply air ductwork
connections (designed to serve a constant volume system), as well as
return air openings into the tenant ceiling plenum system. Tie-ins to the
supply air duct connections, as well as supplemental heat for the interior
zones, duct work, associated controls and air devices (registers, grilles,
etc.) shall be at the Tenant’s sole cost and expense.
1st and 2nd Floor – Perimeter Zones
Landlord shall provide the following: condenser water cooled, natural gas
heated conditioned fresh air rooftop air handling unit, as well as a low
pressure ductwork system designed to provide pre-conditioned coderequired fresh air to the exterior zones of the first and second floor.
Landlord shall provide condenser water piping loop and console-type
water source heat pumps to serve the heating and cooling needs of the
exterior zones of the first and second floors. Tie-ins to the low-pressure
pre-conditioned fresh air ductwork shall be at the Tenant’s sole cost and
expense.
3rd Floor
Landlord shall provide the following: direct expansion cooled, natural gas
pre-heat rooftop air handling units designed to serve a variable air volume
(VAV) distribution system, medium pressure supply air and low pressure
return air duct connections into the third floor ceiling space. Tie-ins to the
air handling unit duct connections, as well as VAV air terminal boxes (with
electric re-heat), duct work, associated controls and air devices (registers,
grilles, etc.) shall be at the Tenant’s sole cost and expense.
Electrical:
Power Distribution
Typical floor electrical closets:

The Landlord shall provide two (2) eight hundred (800) AMP, 277/480
volt, distribution panels per floor, located in the electrical closet. This
will provide approximately twenty-three (23) watts of total power per
usable square foot.

Communications/
Data:
Landlord shall provide main telephone service to the1st floor building
electrical room. Tenant, at its sole cost and expense, shall route required
phone lines to their premises.
Elevators:
Landlord shall provide three (3) hydraulic elevators with 3,500 pound
capacity and a speed of 110 fpm.

Slab-to-Slab Height:
Slab-to-Slab Height – the slab-to-slab height shall be adequate to allow at
a minimum eight foot six inches (8’6”) clear finished ceiling height Above
Finished Floor on all floors. The 3rd floor may have a higher finished
ceiling height dependent upon the final tenant design. The existing slab-
to-slab heights (excluding the depth of the existing bar joists and girders)
are: 1st Floor – 11’-5”; 2nd Floor – 11’-6”; and 3rd Floor – 14’-10”.
Security:
Landlord shall supply a controlled building entry system. Elevator shall
have individual floor lock-off capability.
Public Transportation:
There is a park-and-ride at Harry Truman Parkway and Riva Road with
bus service to the New Carrollton Metro Rail Station.
Annapolis Regional Transportation Management (ARTMA) provides bus
service 7 days a week to Annapolis Towne Center, West Street Church
Circle, Anne Arundel Medical Center, and the Westfield Mall. There are 2
stops on Admiral Cochrane Drive – one in front of The Residence Inn at
the intersection of Harry Truman Parkway and Admiral Cochrane Drive,
and the other in front of 180 Admiral Cochrane Drive – directly across the
street from the building.
