Wesleyan University SCOPE OF WORK BID PACKAGE #21 200 HIGH STREET – MASONRY PIER REPLACEMENT / CARPENTRY REPAIRS PART 1 – GENERAL 1.1 DESCRIPTION A. The work involved for this project is limited to the replacement of the masonry pier and associated carpentry repairs at the east side porch as shown on the corresponding sketches and photo sheets. 1.2 RELATED DOCUMENTS A. Drawings, photos and general provisions of the Contract, including General and Supplementary Conditions and all other Specification Sections referenced, apply to this section. 1.3 HAZARDOUS MATERIAL COORDINATION A. B. C. All painted surfaces are positive for lead containing paint. Federal, State, Local and OSHA requirements are to be strictly adhered to for all lead abatement. Contractor shall wrap lead waste in 6-mil plastic, transport and store lead waste on Owner’s site in a location to be designated. Owner shall dispose of lead waste. All contractor personnel working on the project shall be certified by the U.S. Environmental Protection Agency (EPA) for lead based paint activities. All Contractors shall provide current blood test results for ALL employees working on Wesleyan properties in the performance of demolition, window installations, and painting activities before the start of any work. 1.4 SCHEDULE A. General Project Schedule 1. Start Work: July 1, 2013 2. Project Complete: August 20, 2013 1.5 GENERAL PROJECT REQUIREMENTS A. B. C. D. E. F. G. H. I. Contractor shall adhere to the project manual. Contractor to assume all paint is lead containing. Coordinate all work with Owner’s Representative. Buildings or surrounding areas may be occupied. Reference construction schedule for start and completion dates. The contractor will be responsible to ensure daily clean up of work performed. Project site must be kept clean and free from tripping hazards. Conduct construction waste management activities in accordance with the State of Connecticut EPA, Middletown Municipal Code and all other applicable laws and ordinances. Removal of debris is to be disposed of in contractor supplied dumpsters at a centralized location. Coordinate all work with work of other trades. Contractor to comply with all State and Federal Codes, City of Middletown Ordinances, OSHA requirements and Wesleyan University General Project Requirements and Closeout Procedures. After review of site, contractors are responsible for any required temporary protection during the work. Any overtime required to complete project MUST be brought to Owner’s attention prior to submission of bid. Coordinate the use of motorized lifts with Owner. Contractor shall protect turf, concrete walks and pavement as required. Damaged turf, concrete walks and pavement shall be repaired by the contractor at no cost to the Owner. This is an occupied building. Doors to facilities must be kept locked at all times; any propped doors will be closed by Wesleyan University facility operations staff or public safety, no complaints or exceptions. If doors are to be propped the door shall be watched by a representative of this contractor. 2.1 MASONRY COLUMN REPAIR A. Reference structural sketches SKS-1, SKS-2, SKS-3 & SKS-4 for specific requirements for the removal and installation of the new masonry structural support pier. All work required shall conform to the requirements noted on the sketches. To summarize, the work involved for this repair requires the demolition and removal of one (1) masonry support pier. Prior to removing the column, adequate support shoring shall be installed. The existing marble base shall remain in place and new vertical epoxy coated rebar dowels shall be drilled and epoxied into the marble base. 8” CMU shall be installed to replace the previous support pier and shall be reinforced with vertical epoxy coated rebar grouted solid in each cell. Stainless steel masonry fasteners shall be installed around the perimeter of the CMU pier and a 4” brick veneer shall encase the CMU becoming solid at the top 16”. Install a new bearing plate and weld the existing beam to the new plate and existing beam to the existing plate. Drill and epoxy anchor bolts into the top of the brick pier to fasten the bearing plate in place – drypack area under bearing plate with 1 ½” nonshrink grout. Cut existing railing system at the south and east elevations as required to plumb existing column above onto new pier. Reattach railings once column is plumb. B. Drilled rebar and anchor bolts shall be epoxied with Hilti-HY150 adhesive. C. Prior to the start of work, Contractor shall submit brick and mortar samples to the Owner for review and selection. Brick blend and mortar color shall match existing. Provide mock up for final Owner approval. D. To complete the work noted above, Contractor shall remove existing framing joists and reframe as required to complete the work. E. Contractor shall replace existing fascia boards at the south and east elevation. Install new fascia boards to match existing boards. – Replacement shall be limited to the new decking area as identified on the photo sheets). F. Contractor shall remove the existing tongue and groove decking to the limits shown on the photo sheets. Install new CVG douglas fir 5/4 tongue & groove decking to match existing. Layout new floor decking perpendicular the framing joists for proper fastening. G. Contractor is required to six (6) side prime all new tongue & groove decking and fascia material. Sand deck surface for an even surface and prime. Paint all new decking with Sikkens Rubbol Solid Dek finish - color to be determined. Finish paint any new fascia boards installed. H. The work shall also include touch up painting and caulking all previously painted surfaces disturbed due to the masonry pier installation. Contractor shall wait 24-48 hours after rain or shall use a moisture test meter to ensure that the wood is dry prior to applying paint products – maximum moisture content shall be 14%. Contractor shall also monitor the weather forecast and not apply paint products if rain is predicted. K. Contractor shall protect turf, concrete walks and pavement as required in all areas. Damaged turf, concrete walks and pavement shall be repaired by the contractor at no cost to the Owner. L. Contractor to submit draw down of all colors specified.
