Title of the Task
On My Own!!
Time Requirement
Student Task: 5 periods of 75 minutes each
375 minutes total time
Description of the Task
In a few months from now, you will be pursuing a career that you have dreamed of
through your high school years. Your dreams will soon come true when you take the
first steps in searching for a condominium of your own that you can realistically
afford. Therefore, you will need to research your options, design your choice,
measure the floor plan, estimate/compare prices, and determine closing costs.
Final Product
Solving a real-world problem that includes:
• Reading a condo advertisement/flyer to obtain detailed information that will be required to
complete this project. Reading a news article to obtain data on possible salary levels for recent
college graduates entering the work force.
• Creating a detailed, and realistic, floor plan for your ideal condominium and relevant
measurements.
• Calculating the total area (in sq. ft.) of the condominium based on all the individual areas for
each room.
• Collecting all relevant financial data that pertains to owning/purchasing your condo (i.e.
Mortgage, Closing Costs, Taxes, Maintenance, and Parking Fees etc).
• Calculating and analyzing the collected financial data.
• Effectively communicating your answers to justify the choices and adjustments based on
changes you will encounter in your life.
Teacher Tips:
1) This task covers all three overall expectations in the Personal Finance strand so your
final exam will not require any question for this strand.
2) After day 1 and day 4 it is highly recommended that students complete preparation work
to make the next day go smoother (i.e create draft floor plan after day 1 and gather
information about closing costs for day 5)
3) Review the five daily lesson plans to familiarize yourself with what is expected each day
and gathering of materials (e.g. scissors for day 2)
4) Reuse the BLMs that students do not write on to reduce photocopy costs

Prior Knowledge and Skills
To complete the task, students are expected to have knowledge or skills of the following:
•
•
•
•
•
•
•
Read and extract relevant information from articles.
Calculating average values based on given data.
Creating a scale diagram such as a floor plan
Calculating total square footage of a composite area using proper units.
Calculating taxes and other closing costs when purchasing a condominium.
Understanding mortgage options such as pre-approved mortgages, open and closed
mortgages, first or second mortgage, fixed or variable rates, and high ratio mortgages.
Using amortization tables, TVM Solver, or Excel Spreadsheets to determine monthly mortgage
payments.
Plagiarism
It is important to discuss copyright issues with students. Copyright applies to text and visual materials
taken from both Internet and print sources. Plagiarism is defined as “using the work (or part of it) of
another person and claiming is as your own.”*
*(Source: A Guide to Copyrights, 2000)
The following are suggestions to ensure students submit and are evaluated on their own work:
•
•
•
•
allow students to discuss ideas as a class or in groups, but have them generate individual work;
ensure that all work is completed during class time;
ensure that task-related materials are not removed from the classroom;
review school/Board policy on plagiarism/academic dishonesty with students.

applications
• Demonstrate an understanding of annuities, including mortgages, and solve related
problems using technology
• Gather and interpret information about owning an accommodation, and solve
problems involving the associated costs

Note: The average worker works 37.5 hours per week for 50 weeks per year.
Note: Lenders recommend that your Gross Debt Service ratio (GDS) is no more than 30%
of your gross income. GDR is the percent of your gross income that you should spend
on housing. For example, if your income is $40 000 per year, you can afford no more
than $12000 per year or $1000 per month on your mortgage.

1.1: On My Own Day 1 - Preparation for Day 2:
Design a floor plan for your condominium unit using the grid paper below.
• Your floor plan should use a variety of shapes. The outer shape should be a
rectangle.
• Remember to state all measurements, in suitable units.
• You will calculate the total area of the floor plan.

2.1: On My Own Day 2 - Design a Floor Plan and Calculate
Area
1) With a partner, determine whether your floor plan is realistic by using the furniture and
appliance cut-out on page 27. Make necessary changes to your floor plan and make a
final draft of your floor plan on grid paper. Use a scale of 1 square = 1 foot
2) Using the final floor plan you created, complete the check list below to record the
information.

first day (1.2 Announcing “The Magnificent” Condominium) to design a reasonable
monthly budget. Your budget will:
• organize and analyze your planned expenses (variable and fixed) of purchasing your
future home,
• organize and analyze your income.
Record your findings in the table provided below, or use a spread sheet (e.g. Excel) to create a
monthly budget and perform all cost calculations. Remember to attach a hard copy of your
monthly budget if you choose to use a spreadsheet.

7) Give reasons to justify your chosen amortization period. Keep in mind:
• your total income should be more than your total expenses.
• you want to minimize the total interest paid over the amortization period.
• your monthly mortgage payment should be no more than 35% of your gross
monthly salary. (Gross Debt Ratio).

1) Closing Costs and Down Payment:
Closing costs are one-time expenses paid at the time you take possession of your
condominium. To cover the closing costs and the down payment you can assume
that you have enough savings which you have compiled over the years. You are
still required though to calculate these costs and compute the total.

of closing the sale: assume 1% of price of condominium).

Mortgage insurance if the down payment is less than 35%. See chart on the next page.)
