D. HVAC

Hot Water Heating System
Option #1: Convert the primary, constant speed hot water system to
a primary, variable system by adding variable frequency drives to
the pumps
Option #2: Replace the boilers with modular, high-efficiency pulse
combustion, condensing style boilers. Combined with variable
frequency drives on the pumps, this variable, primary-only heating
system is very efficient
Air Conditioning System
Option #1: Replace the two single-zone rooftop units that serve the
Administration and Library because the condensate drain pans are
rusted with holes
Option #2: Replace the single-zone rooftop units with newer more
efficient units
Option #3: Provide a dedicated, outside air system to handle all the
ventilation air for the building. These units should be capable of
removing all the excessive moisture from the outside air and provide
very dry air to the building. This very dry air will help solve the high
humidity problems and dry out the remaining building materials
Ventilation System
Clean and continue to maintain unit vent louvers for proper operation
Exhaust System
