The Resolution reflects an amendment adopted by the Board on June 13, 2006. BACKGROUND Phase I of the Apollo Beach development (DRI #59) was specifically approved in 1979 to include 5,719 residential units, 149 acres of commercial development, 15 acres for school sites and 18 acres for recreational facilities on 5,180 acres. This mixed-use development is located between U.S. 41 and Tampa Bay, in southwest Hillsborough County. Conceptual approval of the later three phases was contingent upon further potable water supply, sewage disposal, drainage, historical and archaeological and transportation analyses. The entire project was initially proposed to contain 17,971 residential dwelling units, of which 4,418 were vested from DRI review. On April 25, 1990, Hillsborough County granted specific approval of Phases II and III. Phase IV retained conceptual approval status and required further analyses. The Development Order has subsequently been amended seven times, most recently on October 22, 2002 (Resolution No. 02-267). The amendments have cumulatively: consolidated DRI #59 (Apollo Beach Phase I) & DRI #209 (Apollo Beach Phases II-IV) into a single Development Order; down-scaled the project in terms of acreage and entitlements due to acquisitions under the ELAPP program and/or Harbor Bay DRI; modified the number of project phases and extended each of the phase build out dates; relocated the golf driving range (to Pocket #108) and the golf clubhouse (to Pocket #99A); subdivided Pocket #70; authorized an additional 133 single-family residential units between Pockets #70A, #72 #99A and #105; and corresponding legal description and Master Development Plan modifications. Ft.) 0 225,072 607 78 0 12/29/2006 140,000 645,392 1,822 8 0 12/29/2006 0 0 30 0 0 140,000 870,464 2,459 86 0 TOTALĀ As identified in the above table, the only entitlement remaining for Phase II (DRI #209) are 30 single-family residential units on the 11.12-acre tract (Pocket #49) referred to as the “Mixon Tract.” DEVELOPMENT ORDER AMENDMENT The current Development Order Amendment authorized removal of the 11.12 acre “Mixon Tract” parcel (i.e. lone Phase II entitlements) from the Apollo Beach Development of Regional Impact. RECOMMENDATION In accordance with Section 380.07, Florida Statutes (F.S.), this Development Order has been reviewed and determined to be consistent with the Council’s NOPC Report, adopted on February 13, 2006, and with the Council'sFinal Report adopted on January 19, 1990. It is recommended that the Department of Community Affairs concur with the Development Order amendment issued by Hillsborough County for DRI #59/#209 - Apollo Beach (Phase II).
