Business development being led by local champions By Michael Daigle Like a mosaic falling into place tile by tile, the Morris County office market is slowly taking shape and the picture being formed is a bright one. The uptick is thanks to a variety of contributors, each with their own creative juices and some of whom were celebrated at the 22nd Annual Partners in Economic Development Awards Luncheon of the Morris County Economic Development Corp. (MCEDC), held recently at the Sheraton Parsippany Hotel. arise as they examine how to grow their business and/or relocate to Morris County. A series of reports by real estate services company NAI James Hanson Inc., which has an office in Parsippany, indicate trends in three key markets – industrial, office and retail – and most of the news is good. Three recent successful efforts were highlighted at the luncheon. Between the fourth quarter of 2011 and the second quarter of 2013 Morris County’s industrial market of 39.5 million square feet saw its vacancy rate drop from 13 percent to 9.2 percent. The retail vacancy rate for 10.5 million square feet of space dropped in that period from 14 percent to 7.44 percent. Only the office market of 39.5 million square feet saw an increase in vacancies during that time, from 18.9 percent to 19.5 percent. GAF is undertaking a 2015 move of its corporate headquarters from Wayne to 1 Corporate Drive in Parsippany. Renovations in Parsippany will bring the 375,000square-foot building to LEED certification as a green building that will house 600 employees. However, since then progress is being made even in that sector. Jim Jones, executive director of MCEDC, said his agency has been refocused to work closely with governments and private businesses to address the issues that slow the redevelopment of vacant real estate while also promoting business attraction and retention. Chief among the efforts is the Expert Services Task Force, a group of real estate-related professionals from throughout the county that helps companies find solutions to issues that Jones said MCEDC focuses on land-use, planning and zoning issues and connecting business and government leaders. “We want to put Morris County at the forefront of the regional level for business relocation and economic development,” Jones said. Receiving the 2013 MCEDC Business Attraction Award was GAF, the largest U.S. maker of residential roofing materials with annual sales of $3 billion. The 2013 Real Estate Award, Industrial Category, went to the Hudson New Group, which will occupy 701-705 Jefferson Road in Parsippany, a vacant space previously occupied by Coca-Cola. Hudson is moving its offices and production facilities from North Bergen. The 2013 Real Estate Award, Office Category, went to Peter Blanchard of Garibaldi Group LLC and Andrew Sexton of Collier International of Chicago for their roles in the sale of the former McNeil-PPC site on Route 53 in Morris Plains to Honeywell International. The company will relocate 1,000 jobs from its current world headquarters in Morris Township. Honeywell received a $40 million incentive award from the New Jersey Economic Development Authority’s (EDA) Grow NJ Assistance Program to stay in the state. Such funding programs are key to the state’s effort to retain and develop new business, said Lauren Moore, interim executive director of the New Jersey Business Action Center, the (Continued on page 5) Secret Service agent shares keys to career success By Rod Hirsch Secret Service agents are trained to expect the unexpected and often forced to perform at the highest levels outside their comfort zones. Lauren Moore, interim executive director of the New Jersey Business Action Center, recently spoke at the 22nd Annual Partners in Economic Development Awards Luncheon of the Morris County Economic Development Corp. In her 27 years as a federal agent, Special Agent Cynthia Rubendall Wofford was an unwitting witness to a hanging in Yemen and ambushed by two truckloads of armed militia a short time later. She flew into a pitch black Bosnian airfield while looking out the window for hostile tracer fire and fell into the arms of vice presidential candidate Sen. Lloyd Bentsen after hopping a fence – much to the amusement of other agents in her detail and the press corps in a jet on the nearby tarmac. She was in Yemen as one of 10 agents assigned to the security detail for former President Jimmy Carter, who was visiting the country. During the 1992 presidential campaign, Rubendall Wofford was assigned to the advance security detail for President Bill Clinton. Earlier in her career she had been special agent in charge of the Newark Field Office – which actually is located in Morristown. “Stepping Out of Your Comfort Zone” was the theme of the meeting, the latest in a series of thought-provoking, businessfriendly events designed to challenge working women and empower them to succeed in the workplace, according to Cheryl Ellis, chair of the committee. “The programs are all designed by our members at our committee meetings,” she said. “We brainstorm topics or speakers we’d like to hear. It comes directly from our members. It’s what they want to hear. “It’s all about the members who volunteer to manage the event and pull it together, working with the chamber staff,” she added. “The program is really driven by members. In 2013 EDA reported it provided $1.2 billion in financing for 213 projects statewide that supported 35,000 jobs – including 5,200 jobs at risk of leaving the state – and 9,400 construction jobs and leveraged more than $2.6 billion in public/ private investment. “Businesses are seeking to create relationships with county and municipal leaders,” he said. A new law, the Economic Opportunity Act of 2013, provided more support for cooperative efforts that reach smaller businesses, nonprofits, municipal markets, town centers and transportation-oriented development and help bring to the table the important contributions of county and municipal officials, according to Moore. Morris County provides a successful model for that cooperation, Moore added, citing the effort of county and local officials, state transportation and community affairs departments and assistance from the Morris County Chamber of Commerce and MCEDC to bring Bayer Pharmaceuticals’ headquarters to Hanover. Wall Street always is suspect when companies blame their financial results on weather. Yet this time it really is legitimate for so many businesses. The weather has been an unwelcome intruder into the plans and performance of many businesses in the first quarter of 2014. Cancelled meetings and sales events, fewer walk-ins and unavailable prospects have thrown a proverbial monkey wrench into many business plans. The impact could roll over into company results for the next several quarters. As just one example, recently I was speaking to a vice president of a major global company headquartered in Morris County. I was surprised to hear that the weather had a huge impact on their business and that their executive team was looking at making additional cuts in budgets for the remainder of the year. So for them this is not something that is segregated to the first quarter in terms of its impact on the bottom line. For some companies, the weather has a tail that is forcing meaningful budget changes over many months to come. M B E R O F C O M M E R C E Inside Edge... The Morris County Chamber of Commerce has many car dealers as members. Selling days over the last three months were severely impacted by weather as the frigid temperatures forced people to stay home and vehicle inventory buried under snow had to wait for sunnier days. If you look at the metrics of the automobile business it’s about how many cars you sell per day in any given month. Yes, other retailers have similar metrics but their inventory isn’t buried under six feet of snow. Many dealers believe they can make up for the lost sales when better weather arrives and we hope that proves to be so. The cold did produce some positive impacts for dealers on the maintenance side of the ledger, however. Weather even impacted the health care sector. We are entertained by the daily media coverage on health care changes in Washington. But that’s not the only thing that changed in the first quarter for our doctors and hospitals, which often are a convenient whipping boy for frustrated health care consumers. The reality is that hospitals are businesses in every way, similar to hundreds of organizations across our county. When the weather prevents their customers from arriving on their doorsteps then the health care transaction between the person in need of medical care and the hospital doesn’t happen. Surgeries get postponed, emergency rooms are quiet and the economics of running an efficient and sustainable hospital are impacted. Necessary surgeries can be rescheduled but many services not delivered to a sick patient never make it back to the cash register. Small businesses often have insurance deductibles for the first few thousand dollars of losses. The harsh weather never really produced a knockout punch for them but felt more than a constant and repetitive kick to the knee. They could still open their doors but on many days they were without customers. Making matters worse, their expected deliveries were either delayed or cancelled, adding another cost and inconvenience to many in the supply chain. On the insurance side, carriers did see some major fender-benders but escaped the larger claims that customers could hand off to them in major floods or hurricane-type events. Economists predict that the winter weather will cost the United States economy close to $50 billion in lost productivity. Consumers spent less at brick-and-mortar stores as retail sales dropped 0.4 percent in January alone. Yes, if you were selling snow blowers and shovels in the first quarter you can retire to the Caribbean. And as we move into the snow-melting season we’ll see a run on windshield washer fluid. Thank God someone is making money. A place to relax. Lake Hopatcong is many things to many people, ranging from a source of adventure to a source of leisure. And, of course, a source of business. The largest lake in New Jersey, Lake Hopatcong straddles the Morris-Sussex counties line and its shores are split among four different towns. For the first time the Lake Hopatcong Foundation is aiming to bring together folks from all around the lake for an inaugural Lake Hopatcong Block Party at Hopatcong State Park in Landing on Saturday, May 10. Picatinny Arsenal last month hosted the Morris County Chamber of Commerce Leadership Morris Class of 2014 for their Economic Development Day. Leadership Morris is a community education program that teaches business professionals and nonprofit executives about the opportunities, challenges, institutions and people of Morris County. The day-long trip to Picatinny provides the class members an overview of the mission of the installation. The Lake Hopatcong Foundation, which launched in 2012, has a broad mission – to improve Lake Hopatcong for everyone now and in the years to come. Within those efforts the 501(c)(3) nonprofit organization has worked to make the lake safer, to improve the health of the ecosystem, to bring lake education to local schools, to preserve the lake’s rich history and to build the sense of community around the lake. ............................................................ Christine Cox, a disability insurance specialist and financial representative at International Planning Alliance, LLC, has been named the new chair of our Young Professional Committee of the Morris County Chamber. That last item can be a challenge when the community is so spread into multiple towns and counties.
