NOW THIS GIFT DEED WITNESSETH AS UNDER
(1)
That the aforesaid Donor out of natural love and affection for the Donee, of his own
free will and without any pressure, undue influence or' coercion and without any
monetary consideration, doth hereby transfer, convey, assign the said property with
super-structures, alongwith all the freehold rights, title, interest, easements and
privileges alongwith sanitary and elec trical installations, fixtures and fittin gs
whatsoever appurtenant to the said share of the said property TO HAVE AND TO
HOLD the sam e unto the Donee, absolutely and forever.

That the aforesaid Donor assures the Donee that the said property hereby gifted is free
from all sorts of encumbrances such as prior sale, gift, mortgage, and disputes etc .

That the said property is already in possession/will be put to possessi on of the Donee,
the Donor has delivered proprietary rights and actual and physical/constructive
possession of the said property to the Donee by this Dee d.
(4)
That the Donee will pay electricity, water, house tax bills or any other dues and
demands of the concerned authority in respect of the said property from the date of
execution of this gift deed.

Th at the Value o f the said property has been assessed by the guideline value register at
Rs.
1- the stamp duty has been paid accordi ng provisions of the law , the
value set forth in this Deed is absolutely fair. No monetary transaction has taken
place.

Th at now the Don or adm its that he has been left with no right, title, interest or concern
of any nature wh atsoe ver in the said property and the Donee has becom e the absolute
owner of the said property by this Deed , who shall be fully competent to use and enjoy
the said propert y or transfer or ali en ate the same to anyone by way of sale, gift,
mortgage, leas e or otherwise to anyone in the manner he like s, as permissible by law,
witho ut any claim , demand and obj ecti on by the Don or and his other heirs and
successors.
That the Donor will get the said property transferred, mutated and assessed in the flame
of the Don ee in the Records of Local bodi es, electricity bo ard, water board or any
oth er co nce rne d authority, oth erwi se also the Donee can ge l his own name so entered
on the basis of thi s Gift Deed .
