TERMS AND CONDITIONS
This is a free service that the University offers, subject to available resources.
Warwick Accommodation will only revise and advertise your details every
six weeks; and reserves the right to refuse/withdraw advertisement of a
vacancy, revise or advertise sooner or later than the expected time schedule
without prior consultation. Warwick Accommodation does not guarantee to fill
your vacancies. Maximum of two rooms in each house are allowed. If you let your
room(s), please inform the office as we endeavour to keep our lists up to date.
You also need to inform the office if your vacancy is not taken within six weeks and
you wish to continue advertising as it will automatically be deleted off the list.
Please note that this is not a service to advertise a self-contained property or a
vacancy in a shared private house. You must own and live in the property fulltime. Should you want to make any amendments to your advert or wish to readvertise an old advert please email us at staffandfamilyhousing@warwick.ac.uk
Gas
I am aware that, by law all landlords are responsible for making sure that gas appliances are
maintained in good order and checked for safety at least every 12 months by a Gas Safe Registered
engineer. I am legally obliged to keep a record of the safety checks and issue it to my tenants.
Breaking regulations could result in a substantial fine and/or a custodial sentence.

Electric
I am aware I have a legal responsibility to ensure that both the fixed electrical installation and any
appliances supplied must be safe. I am legally obliged to issue an electrical safety check certificate to
my tenants. The Institute of Electrical Engineers (IEE) recommends that the fixed wiring circuits are
checked for safety at least every five years.
Furniture
I am also aware that all soft furnishings within rented accommodation, must meet requirements as
detailed in the 1998 Furniture and Furnishings (Fire Safety) Regulations.
Right to Rent Check
I am aware that before letting my accommodation I must check that the tenant or lodger can legally rent
in England.

Warwick Accommodation provides information and advice to students and staff
seeking shared accommodation within the local area. Please note that many of
our short term visitors may not have their own transport and therefore properties
on a direct bus route to the University campus are more likely to attract interest.

Under this scheme, the owner will deal directly with any prospective tenant. This
will involve agreeing (in advance) the terms of the let i.e. length of the let, rent,
notice period, how bills are to be paid etc. Rent is normally paid on a monthly
basis and it is advisable that you issue your tenant with a receipt and consider
providing your tenant with a rent book. Further information can be found at:

For the current academic year, tenants are paying approximately £65 - £85 per
week inclusive of bills when lodging with the owner. It is a good idea to have a
written agreement setting out the rights and responsibilities of the tenant and of the
owner. It is also useful to have an inventory of everything in the house to avoid any
misunderstanding.

You must ensure that your property is safe for your tenants. The Environmental Services Department
(Coventry 02476 833333 or Warwick 01926 450000) will give you advice on matters relating to safety.
SUITABLE FOR:

ignitability tests and covering material must be capable of meeting the match and cigarette resistance
test.
From 1st February 2016 any adult renting residential accommodation will be subject to the Right to

If you wish to offer shared accommodation within your home (in compliance with

Your tenants are entitled to privacy in their accommodation. This means that you
should not go into their room without their permission. If you need to gain entry,
you must let them know beforehand and arrange to call at a convenient time. If
your tenants pay a deposit when they move in, you must return this when they
leave. You may deduct the cost of any damage or breakages, but you cannot
make tenants pay for fair wear and tear on your property.
