DESIGN ALERT ON INCOMPLETE DEMOLITION DRAWINGS
ISSUE:
Incomplete demolition design documents for mechanical and electrical systems.
BACKGROUND:
The ProCATS database shows a number of construction changes and delays caused
by a failure to provide proper demolition instructions for mechanical and electrical
systems.
DISCUSSION:
There are numerous instances where change orders were issued due to incomplete
demolition drawings of mechanical and electrical systems. Preparing complete
demolition drawings is the A/E’s responsibility. For instance:
•
Mechanical drawings on a project showed a number of fans to be removed,
whereas the electrical drawings did not show any demolition work concerning
these fans;
•
During demolition of lighting fixtures on a project , the ballast of these fixtures
became PCB suspect,. because the ballasts were not labeled as having ‘NO PCB’.
They had to be disposed of in accordance with current state and federal regulations;
and
•
On another project the existing equipment was interfering with installation of new
equipment because the A/E failed to show relocation or demolition of existing
equipment.
RECOMMENDATIONS/CONCLUSION:
VA personnel responsible for design projects should remind their A/E, it’s important the
A/E shows proper demolition instructions for all equipment after checking in the field.
