THE DESIGN PROCESS 1.06
1.06 CONSTRUCTION PHASE
The Architect and/or his consultants are expected to make periodic visits to the site during the construction period to
observe the progress of the Project. The frequency of these visits will vary with the different stages of the Project
with minimum being once every four weeks per ABC requirements or as required by the Owner/Architect Agreement.
The Architect shall check all shop drawings and make all decisions on approvals where called for in the
Specifications. During construction, the Architect shall make all necessary interpretations of the Contract Documents
and provide any supplemental details which may be required to explain the intent of the Documents.
Final decisions on finish materials and color selections shall be reviewed with and approved by the Owner’s
Representative before instructions are given to the Contractors for the ordering of material. Submit color schedules
and charts in duplicate for University review.
The Architect and Owner’s Representative shall coordinate the approval of Contractor’s monthly progress payments
and Architect shall furnish to the Owner’s Representative a certificate of payment.
The Architect shall prepare documentation required to obtain contract change order proposals from contractors and
shall review contract change order proposals making recommendation to the Owner’s Representative in writing.
During the construction period, meetings are scheduled monthly with representatives of the Prime Contractors and
University personnel. The Architect and his consultants are expected to be present at these meetings. The Architect
shall take minutes, prepare a report of each meeting and send copies to offices and contractors concerned. One
copy only should be sent to the Owner’s Representative for reproduction and distribution to appropriate University
offices.
The Architect shall be present, with his consultants, to conduct the final inspection of the building, together with the
Owner’s Representative or their authorized representatives. Upon full completion, the Architect shall certify to the
Owner’s Representative that the Project was completed in compliance with the Contract and that it is recommended
for acceptance.
The Owner’s Representative will prepare Bid Tabulation sheets for the Bid Opening.
A notice of award letter will be sent to the successful bidder by the Owner’s Representative.
