GAF World Headquarters “The new roof installation accomplishes a number of goals for GAF. First and foremost, it provides us with a high-quality, energy-efficient, long-lasting roof. Second, it contributes to the LEED® certification status we are seeking for the building. Lastly, it enables GAF to showcase one of our premier roofing systems.” — Jim Murphy, vice president of business development, GAF Job Details Location: Parsippany, NJ Job Size: 130,000 square feet Building Owner: GAF Completion Date: December 2014 gaf.com Contractor: Arco Construction Inc. 15 Fairfield Place West Caldwell, NJ 07006 (973) 575-5200 arcoroof.com Architect: NELSON & Associates Building Overview • GAF recently moved from their Wayne, NJ, offices to a new corporate headquarters at 1 Campus Drive in Parsippany, NJ. The 128-year-old company spent approximately 40 years occupying 11 buildings on the Wayne campus and made the move in early 2015 to consolidate operations into a 377,000-square-foot-state-of-the-art facility on a 40-acre campus. Challenge • The existing building that GAF was moving into had a ballasted EPDM roof with XPS and EPS insulation. While the existing roof was not leaking, it was determined that due to the use of the XPS and EPS insulation, the roof design was not as energy efficient as GAF would like to have. In addition, the use of taped EPDM seams meant the increased possibility of leaking as compared to a heat weldable seam. It was determined that the more efficient EnergyGuard™ ISO and heat weldable EverGuard Extreme® TPO replace the existing roof. Materials Used • RUBEROID® HW 25 Smooth Membrane • EnergyGuard™ Polyiso Insulation • EnergyGuard™ HD Cover Board • EverGuard Extreme® Fleece-back TPO 60 mil • GAF 2-Part Roofing Adhesive • EverGuard Extreme® TPO Accessories Solution • Since GAF is a roofing manufacturer, they wanted the best-performing commercial roof available. It includes GAF’s RUBEROID® HW 25 Smooth Membrane as a vapor retarder, EnergyGuard™ Polyiso Insulation (for exceptionally high insulation value), and EnergyGuard™ HD Cover Board (which offers the highest R-value per inch thickness in the industry and superior impact resistance). • It also includes GAF’s best-performing single-ply membrane, EverGuard Extreme® Fleece-back TPO Membrane. GAF is particularly proud of how far EverGuard Extreme® Fleece-back TPO Membrane outperforms competitive TPO membranes (based on heat-aging tests), and backs it with the industry’s longest commercial roofing guarantee. • GAF 2-Part Roofing Adhesive was used to fully adhere EverGuard Extreme® Fleece-back TPO to provide superior wind uplift performance. When using EverGuard Extreme® Fleece-back TPO Membrane with GAF 2-Part Roofing Adhesive (compared to EverGuard Extreme® Smooth TPO Membrane), the fleece on the back of the membrane provides an added cushioning layer, especially important for hail-prone areas. • Also, EverGuard Extreme® TPO Accessories with EverGuard Extreme® Fleece-back TPO Membrane helps save labor (versus field fabrication) — and provides an overall cleaner-looking roof. Key Fact • As part of GAF’s commitment to sustainable roofing choices, GAF recycled the old EPS and XPS insulation, the worn-out EPDM membrane, and even removed the ballast during the reroof. This material will be repurposed in many ways – for crumb rubber, warehouse insulation, and other applications. gaf.com
