Step 7 – Compare Local Market Share Graphs for Windsor and Essex County- These
2 charts review market share graphs for listings taken and sales for 2010. Large companies
get more buyers looking for property than at small firms on their site. In fact, during 2010,
our local REMAX company in Windsor had over 800,000 unique visitors looking for homes
on-line. It’s no wonder we sold so many homes !!
Step 8 – Expected Legal Costs Involved When Buying and Selling Real Estate –
Selling Costs are substantially less when selling than buying. Attached is a PDF of typical
buying and selling costs plus disbursements. My attorney, James Branoff, was nice enough
to share them. One WARNING, many lawyers quote much lower fees BUT grossly inflate
their disbursements leaving the customer with an exorbitant bill at the end.
Understanding The Forms You’ll Be Using and The Different Real Estate
Relationships
Forms are created with a view to identify and satisfy general needs. The pre-set
portion of any form is complex and can be difficult to understand. Our friends at
the Toronto Real Estate Board or TREB, have provided us with easy to read plain
English interpretation of the pre-set portion of the forms that you’ll be using so
that you can familiarize yourself with them.
Step 1 – Understanding the Listing Agreement – This PDF is a contract between the
Seller and the listing real estate company that gives the real estate company permission to
act on the Sellers behalf when they offer their home for sale in the open market.
(interpreted in plain English by the Toronto Real Estate Board or TREB).
Step 2 – Understanding the Agreement of Purchase and Sale – This PDF is a
document that is used to state the Buyer’s desire to purchase your property, and to
negotiate the terms of the sale (interpreted in plain English by the Toronto Real Estate

PDF is to be used to indicate to all parties involved the specific types of relationships that
exist in their particular real estate transaction.

30 Days Before the “For Sale” Sign Goes Up On Your Lawn (Time Sensitive)
This section is of no value to you if it’s watched any time sooner than this. Just like
any market, the housing market changes month-to-month and this analysis must be done
within 30 days of the sign going up on your lawn NO SOONER!
