APPLICATION STANDARDS APPLICATION INCLUSIONS Each application must include: Income documentation, including: o Copies of the two (2) most recent paycheck stubs; o Tax returns (if self-employed); o Documents supporting recurring income from other sources; A $30 non-refundable application fee payable to Dixon Leasing (per adult who intends to be a leaseholder); Government issued ID card or passport; Answers to all questions; Signature from the applicant(s); Any additional occupants 18 and older, who will not be leaseholders need to provide the following: o Fully completed application with signature; o A $30 (per adult) non-refundable application fee payable to Dixon Leasing; Government issued ID card or passport; Signature of this document agreeing to these Application Standards, and verification that you have toured the property and unit. You may pay the application fee via credit or debit card either by using our online payment tool or by calling our offices at 201942-6222. If you would prefer to pay the application fee by cashier’s check or money order, you may do so by bringing same to Dixon Leasing’s office. Dixon Leasing does not accept personal checks or cash. APPROVING YOUR APPLICATION To qualify for a unit, the following items will be considered: Credit History; Household Income (should be at least three to four times the monthly rent, and must be verifiable); Rental References (must have satisfactory rental references from at least two prior landlords, or for at least the past two years); Whether you have ever been evicted or sued for any lease violation; and Rental History. Please note, incomplete applications may be rejected. If your application is approved, an additional payment will be required to hold the apartment until the signing of a lease. This payment will range from $200 to the equivalent of one month’s rent depending on the specifications of the particular apartment. A Dixon Leasing representative will inform you of the amount of this payment, should your application be approved. This payment is non-refundable after 24 hours. This payment will be applied to your first month’s rental payment should you sign a valid lease for the apartment. In the event that you do not sign a valid lease for the apartment, and you have not informed Dixon Leasing of your withdrawal within 24 hours of making the payment, the payment will not be refunded. LEASE SIGNING At the lease signing, please bring government-issued photo identification as well as your first month’s rent and security deposit which you can pay by credit or debit card, cashier’s check, or money order form. Please also bring proof of renter’s insurance. The security deposit and first month’s rent must be paid in full prior to receiving the keys. Partial payments will not be accepted. OCCUPANCY GUIDELINES We adhere to all applicable fair housing laws in determining the number of occupants who reside in a unit.
