Thank you for your interest in Miracle Mile Shops as a potential location for your specialty leasing
concept. With more than 170 specialty stores, 15 restaurants and live entertainment, Miracle Mile Shops
at Planet Hollywood Resorts & Casino is one of the top shopping destinations at the heart of Las Vegas
Boulevard.
Located at the Planet Hollywood Resort & Casino, adjacent to the Paris Hotel & Casino and across from
the Bellagio Hotel & Casino and CityCenter Las Vegas, Miracle Mile Shops is ideally positioned at what
has evolved as the "50-Yard Line" of the Las Vegas Strip. Serving approximately 72,000 shoppers per
day, Miracle Mile Shops represents tourist and shopping dollars from every corner of the world. With
temporary opportunities for carts and in-line stores, Miracle Mile Shops specialty leasing program is
designed to provide both new and experienced retailers a high traffic venue to showcase their unique
merchandise.
Please follow the instructions below for consideration:
1. All prospective operators must submit an application, application fee and product samples of
their intended products. Application fees should be in certified funds, made payable to Boulevard
Invest, LLC. Operators with current locations are also asked to provide pictures of their current locations.
Additionally, while not required, you are encouraged to provide a business plan to assist with the approval
process. Failure to submit any of the requested items may result in a delay of your product being
presented to the leasing committee for consideration.
2. If approved, you will be contacted to schedule a meeting to discuss available locations, rent structure,
and visual merchandising requirements. You will also be required to submit background check fees at this
time. Background check fees, in the amount of $200.00, must be paid for the entity entering into the
License Agreement, each principal of said entity, and all the managers. Failure to complete the
background checks will automatically disqualify you from consideration.
3. If, within ninety (90) days of applying, you are not approved, or if we are fully leased, your application
fee will be returned. However, your application and product samples will be kept on file for future
consideration. Please note there are varying factors that are contemplated when filling a vacancy such
as specific use, operator, timely occupancy and location.

Carts and Temporary In-Line
ONE-TIME FEES
Application Fee
$500.00
This fee is due with the signed application and is required to be added to the waiting list. Fee is fully
refundable if proposed use and/or applicant is not approved for Miracle Mile Shops Specialty Retail
Program. Fee covers administrative services for review/approval process, professional visual
merchandising services and regular usage of retail unit, if applicable. This fee will NOT be refunded if the
licensee is approved for the program and elects not to do business at Miracle Mile Shops or if the
licensee is approved but fails to pass the background check.
Security Deposit
One Months Rent
This deposit is due with the signed license agreement. It is refundable within approximately 45 - 60 days
of Expiration Date providing: 1) Any property belonging to Miracle Mile Shops used by the licensee is
clean and undamaged when licensee vacates, and 2) Licensee is not in default of the license agreement.
Licensee is required to provide Licensor written notice of non-renewal a minimum of thirty (30) days prior
to ending date of license agreement. Failure to give notice will result in forfeiture of security deposit.
Deposits may be held pending final submission of reports, payments due, etc.
Background Check Fee
$200.00
Upon acceptance and approval of your application, licensee will be required to submit a completed
release and background check fee, in the form of a cashier’s check payable to Boulevard Invest LLC, in
the amount of Two Hundred and no/100 Dollars ($200.00) for the person or entity who will be the
Licensee, each principal of said entity (including investors of 50% or more), and all managers.
RENTAL STRUCTURE
Retail Merchandising Units (Carts): $8,000 - $12,000/month, plus 15% of sales in excess of natural
breakpoint. Base rent will NOT be negotiated until licensee is accepted into program and is based on
several factors including proposed use, location, desired length of term and experience.
Temporary In-Line: Base rent, plus 15% of sales in excess of natural breakpoint. Base rent will not be
negotiated until licensee is accepted into program, and is based on square footage and location.
Temporary in-line store licensees are required to pay monthly utility fee based on prior year’s usage.


Miracle Mile Shops retains relocation and/or termination rights on all retail merchandising units
(carts) and temporary in-line stores.
Length of term is negotiated on a case by case basis. New licensee’s, or licensee’s with limited
experience may be required to complete an initial test period of three (3) months before being
evaluated for a longer term of up to one (1) year.




All payments must be in certified funds, payable to Boulevard Invest, LLC and are due on or
before the first day of each month.
Monthly sales reports and accompanying percentage rent, if applicable, is due by the fifth (5th)
day of each month for the preceding month without notice.
Fines may apply to late payments.
The above fees are subject to change.
OTHER FEES
Marketing Fee
$100.00/month
This is a mandatory monthly fee. This fee assists the various marketing efforts which are designed to
generate additional exposure for businesses located within Miracle Mile Shops. Specifically, this fee
assists with the costs associated with hand-held directories, standing directories and web site production
costs. The use of these funds is within the sole and absolute discretion and approval of Miracle Mile
Shops Management.
Maintenance and Repair Fee
$100.00/month
This is a mandatory monthly fee. This fee assists in the daily maintenance and repair of the unit,
including; light bulb replacement, utility repairs and installation, and other necessary operational needs.
Miracle Mile Shops Management determines the use of these funds in its sole and absolute discretion.
Merchant Storage Units (optional)
These units are available on a limited basis.. Contact the Director of Specialty Leasing for details on rates
and availability.
INSURANCE
Licensee is required to maintain commercial general liability insurance in the amount of at least one
million dollars ($1,000,000) combined single limit and workers compensation as required by statute and
employer’s liability insurance in an amount of at least five hundred thousand ($500,00) per occurrence at
its sole expense. Note, temporary in-line stores are required to carry general liability in the amount of at
least two million dollars combined single limit. Each licensee is required to provide an insurance
certificate showing proof of coverage with the following insured:

Realty Corp. and JPMorgan Chase Bank, and such other entities as Landlord may designate
from time to time, their present and prospective subsidiaries, affiliates, directors, members,
managers, shareholders, partners, agents, employees, servants, assignees, managing agents,
and mortgagees, as their interest may appear.
Please note that insurance certificates must be provided for EACH business a licensee operates at the
Miracle Mile Shops.
MISCELLANEOUS
DRESS CODE: A dress code has been established for the Specialty Retail program. Detailed
information is provided in the Standards and Operating Guidelines.
CASH REGISTER: Miracle Mile Shops requires sales to be reported BOTH daily and monthly. Daily
sales shall be reported using our automated system. Licensee must register all sales on a cash register
or POS system with both “X” and “Z” reporting capability. Miracle Mile Shops reserves the right to audit
sales reports, including Z tapes, at its sole and absolute discretion to ensure accuracy.
LOCATION: There is no guaranteed placement of any retail unit, kiosk or temporary in-line store. All
locations will be at the sole discretion of the Licensor and are subject to change at Licensor’s sole and
absolute discretion should Licensor determine relocation is in the best interest of the shopping center.
STANDARDS AND OPERATING GUIDELINES: A copy of the Standards and Operating Guidelines will
be issued with the executed license agreement. Each licensee is required to sign a copy of the
Standards and Operating guidelines prior to opening. Fines will be issued for violations of the Standards
and Operating Guidelines.
