The following paperwork is required with every application

*Social Security Card(s)

FOR ALL HOUSEHOLD MEMBERS WITH INCOME: (If applicable)

*Verification of Employment Form/Self-Employment Form

*Verification of Unemployment/Workman’s Compensation

*Verification of Welfare

*Verification of Social Security Benefits

*Verification of Pension Benefits

*Verification of Child Support or Alimony

*Verification of other sources of Income (specify)

RESIDENT SELECTION CRITERIA

A separate application is required for each applicant over the age of eighteen (18) who will reside at the property to guarantee compliance with the Federal Fair

Housing Acts. Applicants will not be accepted on a “first come, first served” basis.

Satellite Shores Community does not discriminate on the basis of age, race, color, religion, sex, national origin, handicap or familial status (families with children under the age of eighteen).

The following are the criteria for qualifying an applicant as a resident and must be included with the application:

1.

Application must be fully completed, dated and signed for processing.

2.

Applicants must provide proof of identity with photo (State or Federal ID)

3.

Applicant must provide proof of Social Security Number

4.

Family size must be in compliance with the available unit per HUD guidelines.

5.

Verifiable landlord/rental history (non-family members) of two years.

6.

Verifiable Income for two years. Applicants must have a combined income of at least three times the monthly rent. Non employed individuals must provide proof of some sort of income. Self-employed applicants may be required to produce, upon request, two years of tax returns or 1099’s. All sources of other income must be verifiable to qualify.

7.

Proof of United States Citizenship.

8.

Proof of Renters Insurance.

9.

Pets of any kind must be disclosed only with specific written permission of

Landlord in the Lease or addendum to the lease.

Applicant MAY be denied occupancy for any of the following reasons:

1.

Falsification of the application

2.

Incomplete application

3.

Poor personal references

4.

Unpaid medical bills-age and payment may be taken into consideration

5.

Unpaid utility bills-age and payment may be taken into consideration.

Applicant WILL be denied occupancy for any of the following reasons:

1.

CRIMINAL HISTORY a.

A felony and/or misdemeanor conviction b.

A history of drug-related activity by any household member c.

A history of violence to person or property d.

A filed eviction e.

A conviction where there was a pre-trial intervention, ten years or less

In the case of having a documented criminal record, it is up to the applicant to provide written verification from the proper authorities as to the final disposition of innocence or that the case was dropped.

Poor Rental History a.

A history of poor or unsanitary housekeeping b.

Late payments-more than two in 12 months. No more than 5 days c.

NSF checks-more than one d.

Landlord history with less than two years (necessary to verify proven payment history) e.

Rental history may not be from a family member f.

Documented history of unruly or destructive behavior by resident or resident’s household

3.

Poor Credit History a.

A broken lease within the past two years b.

Liens c.

Judgments (non-medical) d.

Credit history with multiple collections, write-offs, etc. e.

Bankruptcy that has not been discharged f.

Bankruptcy where a home rental or mortgage was included.

Any exceptions to these criteria must be submitted in writing. If approval is given for such exceptions, additional security, co-signers and/or additional

advance rent payments may be required. Criminal and eviction records will be verified by an independent company: All sources of income must be verified.
