Patrick J. Enright, Esq.
Chief Executive Officer
Patrick J. Enright, Esq. is Chief Executive Officer and a founding shareholder of Phenix Title Services, LLC, formed in
2004. Patrick formerly served as Chief Executive Officer of Stewart Title of Northern New England, Inc. and its
predecessors since 1994. His legal career began as a managing partner in the firm of Enright and Denley, P.A. in 1976
and President of Northeast Land Title, Inc. in 1981. He was engaged in general law practice for the first four years of
his career, followed by over 30 years of title company work, with a primary emphasis on representing lenders. He
earned a Bachelor of Arts degree from the University of New Hampshire in 1973 and his Juris Doctor degree from
Suffolk University in 1976. Pat is currently a member of the New Hampshire, Massachusetts, and Maine Bar
Associations, as well as the American Bar Association and the New England Land Title Association. He and his
wife live in Rye Beach, NH.
Lynne M. Paul
President
Lynne Paul is the Co-Founder and President of Phenix Title Services, LLC. Prior to founding Phenix, Lynne served as
Executive Vice President of Stewart Title of Northern New England. For three and a half year, she was responsible for
business development and customer relations for Stewart's New Hampshire and Maine clients. Prior to joining
Stewart Title of Northern New England, Ms. Paul was Co-President and Co-Founder of Summit Title Services, Inc.
which was also a New Hampshire and Maine based residential real estate closing company. Ms Paul has an extensive
background in management and sales and has specialized in customer service to the real estate professional since
1986. Lynne was educated from St. Anselm College where she earned her B.A. in 1981. In 1999, she earned her MBA
from Southern NH University. Ms. Paul is a member of the Mortgage Bankers and Brokers Association of NH, the
Greater Manchester/Nashua Board of Realtors and the Commercial Investors Board of Realtors.
Matthew E. Campbell, Esq.
Executive Vice President
Matthew Campbell, Esq., Executive Vice President, is the manager of Maine operations for Phenix Title out of its
South Portland office. He has been in the real estate title business for almost 25 years, beginning as a paralegal
out of college, and then earning his law degree in 1991. He has years of experience with all aspects of residential
and commercial real estate title and closing matters and was most recently President and underwriting counsel
for Stewart Title. Matt earned his B.A. cum laude in Political Science from the University of Southern Maine in
1982, and graduated cum laude from the University of Maine School of Law with his Juris Doctor degree in
1991. He lives in Portland with his wife Cathy and their three children.
Debra Pratt
Chief Financial Officer
Deb Pratt joined Phenix Title Services, LLC in 2007 working with escrow accounting and title policy preparation. On
September 1, 2012, she became the Chief Financial Officer for Phenix Title. Prior to working with Phenix, Debbie was
the post-closing/escrow account Supervisor with Stewart Title of Northern New England for eight years. She worked as
a legal secretary for 15 years prior to joining Stewart Title and has a background in real estate and probate practices.
Kyle P. Enright
Vice President of Operations
Kyle Enright serves as the Marketing Representative and Closing Agent for Phenix Title Services in the New Hampshire
Seacoast Region. He also serves as Vice President of Operations for Phenix Title company wide. Professionally, he
brings over four years of title examining experience in our New Hampshire and Massachusetts Offices. In 2009, Kyle
received his M.B.A. from UMass Boston in Marketing. He obtained his undergraduate degree at Wheaton College with
a Political Science Major. Kyle's professional affiliations include memberships in the Mortgage Bankers and Brokers
Association, the Seacoast Board of Realtors and the Granite State South Board of Realtors.
John DeLeire, Esq.
Vice President
John Deleire, Esq. comes to us from many years of managing and operating a law practice which included real estate
law, conveyancing, construction law, commercial zoning review, permitting and compliance, title examination and
survey analysis, commercial property leasing and use, drafting and negotiating commercial leases, purchase and use
agreements, business and corporate planning, realty trusts, bankruptcy, family law, landlord-tenant, civil litigation and
contract law. Most recently, John was the Attorney Manager of the Legal Department for the largest real estate
settlement institution in the country where he developed and managed a team of attorneys and examiners by
providing leadership, direction, and coaching regarding technical, operational, and performance aspects. John created
analysis tools and provided recommendations to measure customer concerns and need for overall operational and
process improvement. John monitored and coordinated productivity measurement tools and analysis protocols to
measure against industry standards along with other members of the Senior Leadership Team to achieve production
goals. John additionally operated as Northeast Region Underwriting Counsel for Title Resources Guarantee Title
Insurance Company. Responsibilities included support and evaluation of insurability of real property transfers in all of
New England as well as claims analysis. John is a member of the Bar in Massachusetts, New Hampshire and Maine and
is a licensed Real Estate Broker in Massachusetts. He continues to hold a Construction Supervisors License in
Massachusetts and acts as Chair of his local Zoning Board of Adjustment.
Meghan L. Grugnale, Esq.
Vice President
Meghan L. Grugnale, Esq., Vice President, is an Attorney for Grugnale, DeLeire and Schlesinger PC in our Woburn, MA
office. She previously worked for Stewart Title of Northern New England, a Stewart Title Guaranty agent, from 1998 2006 as a title examiner, recording in every Registry of Deeds in NH and MA. Meghan was the Managing Attorney for
the Woburn office and the Office Manager and resident attorney for the Portsmouth NH office from 2006 to 2012.
Meg established Grugnale Law Office, LLC as the Massachusetts branch of Phenix Title Services, LLC in 2007. She has
represented dozens of investors from rehabbers to property developers to hard money lenders from 2008 to 2012.
Meghan closes a large variety of transactions including hundreds of wholesale and back to back transactions, REO,
auctions and HUD transactions. She has represented an REO managing Wells Fargo assets since 2008 and is proficient
in short sale transactions. She graduated from the University of New Hampshire in 2003 with a Bachelor Degree in
Political Science and received her Juris Doctor from Roger Williams University School of Law in 2006. Meghan is a
member of the New Hampshire Bar Association, the Massachusetts Real Estate Bar Association and the Massachusetts
Bar Association.
Kristine M. Paolino, Esq.
Vice President
Kristine M. Paolino, Esq., Vice President, serves as a Closing Attorney based out of our South Portland office and
is the Office Manager for the Brunswick, ME office. Kristine formerly served as Vice President of Stewart Title of
Northern New England and is responsible for conducting real estate closings, abstracting, and resolving title
issues. Kristine graduated in 2001 from the University of Maine School of Law, earning her Juris Doctor Degree,
and Cum Laude from University of North Carolina at Chapel Hill in 1996 where she received her Bachelor of
Arts. Prior to joining Phenix Title, Kristine worked for the law firm of Strike, Goodwin & O'Brien, the Maine
District Court, and the Maine Supreme Judicial Court .
Brandy A. Schlesinger, Esq.
Managing Attorney
Brandy A. Schlesinger, Esq. VP, was born and raised in Massachusetts and attended Colby Sawyer College, a small
liberal arts college in New London, NH. She graduated in 2003 Magna Cum Laude with a Bachelor in Arts in
Psychology and minor Sociology, and was a member of the honors society. After graduation, Brandy began working as
a real estate paralegal and realized her dream of becoming a real estate attorney. In 2006, she was accepted in the
evening division of New England Law, Boston. The same year she joined the Grugnale Law Office/Phenix Title Services
family. For the next four years, Brandy worked as a senior paralegal during the day and a law student at night. In 2010
Brandy graduated from New England Law, Boston and became a member of the Massachusetts State Bar. At Grugnale
DeLeire Schlesinger PC in the Woburn Office for Phenix Title Services, Brandy is the Office Manager and performs
residential real estate closings as well as drafting, reviewing and negotiating purchase and sales agreements for both
buyers and sellers, and continues to process loans while excelling in customers service when dealing with lenders,
underwriters and loan officers and developing new business.
Ana Anderson, Marketing Director
Kennebunk, Maine Office
Ana Anderson serves as the Marketing Director and Closer for York County. She is responsible for developing
business within the real estate and mortgage community. Ana is from Binghamton NY and received her BS from
SUNY Albany in Political Science. She has been living in Maine since 1995. Since her move to Maine she has
co-owned a restaurant and convenience store with her husband. She was a realtor for Century 21 in Southern
Maine where she received rookie of the year, quality service awards for 2002, 2003, and 2004. While with
Century 21 she was Quality Service Director and a Mentor to new agents. She was also a top producer achieving
3-4 Million Dollar Award status for 4 years. Ana has been in the title business for over a year and enjoys this
industry very much.
Michelle Cilea, Closing Officer
Brunswick, ME Office
Michelle Cilea is a Closing Officer for Phenix Title Services in the Cumberland County Region of Maine. Michelle is a
Maine native, growing up in Saco. She received her Bachelor of Science degree in Marketing from Merrimack College
in North Andover, MA in 1990 and has been in Sales ever since. Most recently, Michelle served as a Closing Officer for
a regional title company and prior to that originated residential mortgage loans in the Scarborough area. Ms. Cilea is a
member of the Merrymeeting Board of Realtors, the Portland Board of Realtors and the Maine Association of
Mortgage Professionals. She is active with the Maine Children’s Cancer Program giving her time to fundraising activities
and guest speaking. Michelle is also an active participant of Landmark Education for over 8 years. Michelle resides in
Brunswick with her two sons, and is an avid skier.
Judy Loeffler, Marketing Director
Judy Loeffler has joined the Phenix Sales Team as Marketing Director for NH and MA. She comes to us with a wealth
of experience from over 10 years in the title business. Ms. Loeffler has handled all aspects of title from management,
processing, disbursement and compliance, to order entry.
Most recently she has been in Sales and Business
Development and has developed relationships throughout New Hampshire, Maine and Massachusetts with leading real
estate agents, loan originators and real estate professionals. Along with exceptional customer service, Judy utilizes her
technology expertise coupled with referral database management to help grow her clients business. Ms. Loeffler is an
active member of the Granite State South Board of Realtors, is an NHAR affiliate, and a member of the MBBA of
NH. Judy is a state certified Special Education Advocate and generously volunteers her time to help others. She is a
mother of two boys and resides in Sandown, NH.
Shelley Malone, Marketing Director
Shelley Malone serves as Marketing Director for Phenix Title Services in the Greater Manchester area.
Prior to
joining Phenix, she owned and operated her own real estate company. Shelley has 17 years of experience in real
estate sales and is well versed in public speaking, property management, sales and marketing. She is responsible for
furthering the company’s growth and maintaining current realtor and lender relationships.
Amy MacDonald, Marketing Director
Amy MacDonald serves as Marketing Director and Closing Agent for Phenix Title Services in the Augusta, Maine area.
She is primarily responsible for new business development, client satisfaction, and conducting closings. Amy earned her
Bachelor of Science degree in 1999 from the University of Maine. She has over six years’ experience as a top producing
Realtor in Kennebec County. Amy’s professional affiliations include Kennebec Valley Board of Realtors, Maine
Association of Realtors, National Association of Realtors, Kennebec Valley Chamber of Commerce, and Business
Network International Capital Area Referral Source. Amy lives in Augusta with her three daughters.
Lynn McLaren, Marketing Director
Lynn McLaren has joined Phenix Title as a Marketing Director and Closer for the Seacoast Region of New Hampshire.
Ms. McLaren has over thirty years of experience in both the mortgage and title fields. Lynn is an active member of the
Seacoast Board of Realtors where she serves on the Education Committee and the Affiliate Committee. The Seacoast
Board of Realtors has recognized Lynn several times as their Affiliate of the Year. She also is an active member of New
Hampshire Association of Realtors serving on the Public Policy and Professional Development Committees. Lynn has
been recognized as the recipient of the High Points for the Affiliate Honor Society for many consecutive years. In
addition to her interests in the Real Estate and Mortgage fields, Ms. McLaren has been a long time director of Big
Brothers/Big Sisters of the Greater Seacoast, a long time member of the Portsmouth Rotary and is a Paul Harris Fellow.
Lynn is an alumna of the University of Wisconsin and lives on the Seacoast of New Hampshire.
Raymond Morin, Marketing Director
West Lebanon, New Hampshire Office
Raymond Morin serves as Marketing Director for Phenix Title Services for Western New Hampshire and Vermont. Ray
covers territory from the Keene, NH office up to our Claremont and Lebanon areas and into Vermont. Ray started
with Phenix Title at it’s inception in August of 2006 and previously was with Stewart Title of Northern New England.
Mr. Morin has over twenty years in the Mortgage and Real Estate Industry and is very involved in his community as
well as his industry associations. Among them are: Home Builders Association; Past President of the Ct Valley Home
Builders Association; Board of Directors for the State Sunapee Region Board of REALTORS; Monadnock Region Board
of REALTORS; Mortgage Bankers & Brokers Association; NH Association of Realtors; Licensed NH Realtor: Claremont
Board of Realtors; Founder and President of the Upper Valley Youth Football Association; and Past President of the
Lebanon Riverside Rotary Club. Ray’s duties include maintenance and creation of mortgage lender and real estate
professional clients. Ray is also responsible for conducting closings throughout the Upper Valley and Monadnock
Regions as well as throughout Vermont.
Trish Norton, Marketing Director
Trish Norton serves as a Marketing Director and Closing Agent for Phenix Title Services in the Southern NH area. She is
responsible for customer satisfaction and new business development and retention. Ms. Norton has a solid background
in the Title field where she has spent over seven years building relationships with area Lenders and Realtors. Prior to
the title business Trish was a Real Estate Broker in the Derry, NH area. Active in the real estate community, Trish is
currently a member of the Greater Manchester Nashua Board of Realtors and serves on its Community Services
committee. She is a member of the Granite State South Board of Realtors working on the Affiliates committee and is
also a member of the Mortgage Bankers and Brokers Association of NH. As to community work, Trish is an
Incorporator of the Alexander Eastman Charitable Foundation. Ms. Norton has earned her Bachelor of Science degree
in Business Management from Southern NH University.
Steve Ross, Marketing Director
Steve Ross serves as Marketing Director and Closing Officer for Phenix Title, LLC in both Kennebec and Cumberland
counties. Steve has over a decade of experience in residential and commercial real estate sales, specializing in land
acquisitions, development, and new construction. He has a thorough knowledge of all aspects of the real estate
business and holds himself to a high level of commitment and communication to his customers. Steve grew up in
Augusta, Maine attending Cony High School, matriculating to Maine Maritime Academy where he received a BS in
Engineering/Business Administration. He sailed on commercial ships for over 10 years and has a strong engineering
background. Steve is currently an active member of the Board of Realtors, and resides in Falmouth with his son.
Erika Sakin, Marketing Director
Laconia, New Hampshire Office
Erika Sakin serves as Marketing Director for the Lakes and Mountains Region of New Hampshire and is primarily
responsible for new business development and conducting closings. She comes to Phenix Title with a solid
background in sales and marketing, with a reputation for exceptional customer service and client relations. Prior
to joining Phenix, Erika worked with a vacation condo-rental website, responsible for account management and
directing all national marketing and promotional efforts. She is an honors graduate of Bloomsburg University
with a Bachelors degree in Marketing and has been published in several trade journals. Ms. Sakin resides in
Campton, New Hampshire with her husband and is an affiliate member of the Lakes Region Board of Realtors
and the Mortgage Bankers and Brokers Association of New Hampshire.
Timothy G. Sheedy, Attorney at Law
Timothy G. Sheedy, Esq. comes to us with almost 20 years of legal experience, including commercial and residential
real estate law, corporate, bankruptcy, zoning and land use law. Tim has extensive transactional experience in
representing financial institutions, corporations and individuals in all phases of real estate transactions, including
drafting Purchase and Sales Agreements, leases, deeds, contracts, loan documents, title review and conducting closings.
Tim has acted as corporate counsel to numerous corporations and limited liability companies on a wide range of issues
including entity formation, restructuring, shareholder/member agreements, bylaws, contracts, leases and sales
agreements. In 1990, Tim earned both a Bachelor of Arts degree in History and Political Science and a Masters degree
in History from the University of Scranton. He earned his Juris Doctorate from Northeastern School of Law in 1993.
Tim is a member of the New Hampshire Bar Association and has served on several non profit boards. Tim lives with
his family in Manchester, NH.
Terry Taylor, Marketing Director
Terry Taylor serves as Marketing Director for Phenix Title Services in New Hampshire’s Seacoast Region. . She is
responsible for building and maintaining relationships with realtors, lenders and builders throughout Rockingham and
Strafford counties. With over 25 years in the mortgage and title industry, Terry has expertise in all aspects of the
business. Terry spent five years working with Summit Title Services and subsequently owned Rockingham Closing
Services. She is a member of the Granite State South, Seacoast, and Strafford Boards of Realtors. Terry has also been
active in the NH Association of Realtors serving on their Professional Development and Public Policy committees.
Terry is a past recipient of the Granite State South Board Affiliate of the Year and President’s Awards. She is a lifetime
member of the NH Affiliate Honor Society. Terry also volunteers her time with the NHSPCA and PKD Foundation. She
holds a Bachelor Degree from Boston College.
Deb Whitman, Marketing Director
Deb Whitman has joined the Phenix Title team as Marketing Manager/ Closing Officer in the Bangor area. Deb brings
with her over 20 years of title, loan closing and financial expertise. She has handled all aspects of title from
management to performing title searches. Previous to joining the Phenix team, she served as a closing officer for a
regional title company and prior to that as a personal financial adviser and marketing manager for one of the nation's
largest financial institutions. Deb stays involved with various community organizations including Bangor Board of
Realtors and Habitat for Humanity of Greater Bangor. She has previously served as Vice-Chair and Secretary to the
Board of a local Federal Credit Union, as well as serving on boards in her hometown. With years of experience she is
able to work closely with Real Estate Agents, Lenders, Buyers and Sellers, along with internal staff to facilitate a
smooth, convenient and efficient real estate closing. She resides in Hermon with her family.
DeeDee Whittemore, Account Executive
Dee-Dee Whittemore serves as the Marketing Director and Closing Agent for Phenix Title Services in the
Lewiston/Auburn, Maine area. Her market spans the Androscoggin, Sagadahoc, Oxford and Cumberland
Counties. She is responsible for maintaining client relations and developing new business. Ms. Whittemore has a
solid background in Mortgage Lending including origination and management as well as several successful years in the
Residential Title and Closing field. Active in the real estate community, Dee-Dee is a member of the Merrymeeting
Board of Realtors, Androscoggin Board of Realtors and the Western Board of Realtors. A graduate from the
University of Maine, she lives in Auburn, Maine with her family.
