UNIT PRICES
PART 1 - GENERAL
1.01
UNIT PRICES
A.
Unit Prices solicited on the Bid Form and in any subsequent Modification shall be "net."
The term "net" means that the Unit Prices offered by the Contractor and accepted by the
Owner shall be inclusive of all sums for payment, repayment, reimbursement, remittance,
remuneration, compensation, profit, cost, overhead, expense, loss, expenditure, allowance,
charge, demand, hire, wages, salary, tax, cash, assessment, price, money, bill, statement,
dues, recovery, restitution, benefit, recoupment, exaction or injury.
B.
Unit Prices are subject to determination at the time of a Modification if the solicited Unit
Price was not accepted and not listed in the Agreement.
C.
Unit Prices may be established and added to the specifications by appropriate Modification.
D.
Unit Price Definitions Table
1. Designates the Unit Price Item Number to be used on all Unit Price documentation.
2. Identifies related sections of the specifications for each Unit Price.
3. Establishes a Quantity Allowance for the Unit Price Item for the Base Bid or the
designated Alternate(s).
E.
Increases and decreases in the Contract Sum by Modification will be made based on the
Unit Price commensurate with either:
1. An interim increase or decrease in the Quantity Allowance as mutually agreed or as
deemed reasonably necessary by the Designer and consistent with actual quantities to
date; or,
2. A final increase or decrease in the Quantity Allowance to equal actual quantities when
no further work defined as a Unit Price Item is anticipated.
F.
Modifications for decreases in the Contract Sum will be based on 90% of the established
Unit Price.
G.
The Contractor shall keep a daily log of actual quantities of specified work units
encountered, consumed or expended. When submitting an Application for Payment which
includes payment for a Unit Price Item the Contractor shall provide the Designer a copy or
report of the log that is acceptable to the Designer. Actual quantities and the Contractor’s
log are subject to verification by the Designer.
