Rules and Regulations
Welcome! On behalf of the owners of the private residences known as Planters Place
we want to take this opportunity to say hello and acquaint you with our policies and
ordinances. Private residences are occupied by homeowners and are also utilized as rentals.
To protect and preserve property values and the rights of owners and residents to live free of
nuisance, both of sight and sound, the following is a list of policies and ordinances enforced by
our association.
Your condominium is part of Planters Place Horizontal Property Regime. Each unit has one
owner/member of the Planters Place Homeowners Association. The regime is governed by a
Board of Directors, elected at the Annual Meeting held in the fall. The property manager is
Adams Properties, 881-1331. The regime fee is proposed by the Board of Directors and is due
on the 1st of the month; payments after the 15th will be charged a $15 fee.
The regime fee pays for exterior building and grounds maintenance, insurance,
management, pool upkeep, termite/pest control, and water. All utilities except water are the
responsibility of the occupant.
Owners/occupants are required to maintain their property in good working order. The
Regime states, “Each Unit owner shall keep his Unit in a good state of preservation and
cleanliness. He shall not allow anything whatsoever to hang or fall from the windows or doors
of the premises, nor shall he sweep or throw from the premises any dirt or other substance ….”
Trash and Garbage
Garbage containers are provided by the town of Mt. Pleasant and recycle bins are available free
of charge (720-7111.) Garbage must be placed in the bins provided. Garbage pick up is every
Tuesday morning and recycle every other Tuesday. Containers and bins must be pulled to the
curb for easy pickup, the night before, and must be returned, that evening, to your outside
storage room door at the side of the condominium. Trash (limbs, old appliances, etc.) should be
placed at the curb for pickup by Tuesday morning, but will be picked up on Wednesday.
The fine for leaving garbage containers, trash, or recycle bins at the curb more than 1 day after
pickup will be $20.
Parking
Each unit has one numbered parking space and one un-marked space. The parking areas may
not obstruct the ingress and egress from the buildings, and fire lanes may not be used for
parking at any time. Each parking spot is for one vehicle, or 2 motorcycles (mopeds, etc.) Boats,
trailers, campers, or other vehicles may be parked on the property for no longer than 24 hours.
Bicycles should be kept in the unit or within the patio areas, as long as the bicycles are not
visible from the common areas. Vehicles which are parked illegally, or are inoperable, may be

towed (at the owner’s expense) without notice 24 hours a day. Improper use of parking spaces
or parking of other vehicles for more than 24 hours is subject to a fine of $20.
Exteriors
Unit owners shall not cause or permit any disturbing noises or objectionable odors to emanate
from their units. Excessive noise is governed by Mt. Pleasant Town Ordinances and should be
reported to Mt. Pleasant Police. (884-4176)
No sign, advertisement, notice or other lettering shall be affixed by any owner to the outside of
the buildings. No exterior alterations are permitted without a written request and authorization
of the Board of Directors. This includes additions such as satellite dishes, cable, or any
additional services or utilities. For Sale or Rent signs must also be approved, and can only be
placed in the interior of one window. The cement plank siding does not allow for any holes to
be drilled in the exterior wall or window frames. Violations are subject to a fine of $50.
Pets
No unit shall have more than 2 pets at any one time. A pet park with disposal bags and a
container is provided on the property. The Town of Mt. Pleasant leash law requires that you
keep your pet on a leash or under your personal control and that you clean up after your pet
immediately. Violations are subject to a fine of $20.
Pest Control
Pest control is provided in the regime. Please contact Adams Properties to ensure you are
included in the quarterly service.
Patios
Only appropriate furniture and plants should be kept on the patios. Storage of personal items is
not allowed on the patios. Please remember that garden hoses should be coiled against the
spigot when not in use.
Pool
The pool is for the exclusive use of owners, lessees, and accompanied guests. No pets are
allowed in the pool area. Please follow posted hours and regulations.
The Property Manager visits the property weekly. If any violations occur, the tenant and owner
will receive a violation letter. After three occurrences of the same problem, the Property
Manager will levy the fines as stated above to the owner of the property.
