Copper Roof/Gutter/Downspout: October 2010
Because the prior roof was a metal roof, it required frequent repainting. We also suspect it was
the original roof. Consequently, we made the decision to install copper to achieve a life-time
roof which would require no further maintenance. To improve our energy efficiency, we also
had insulation blown into the entire attic/crawl space under the roof, along with the installation
of two copper wind turbines. The rear gutter and downspout are also copper.
This was the same time we replaced the Mansard tile on the front.
Roof Hatch
Replaced original closed door hatch with sky light hatch that opens for roof access or simply
cranks open to allow fresh air (with screen).
Rear Brick Wall: May 2009
The rear wall was originally painted 3 different shades of brown. Therefore, we had all the
paint stripped and brick pointed the rear wall, leaving the brick natural. At the same time, we
had the chimney above the roof line rebuilt and added a chimney cap.
Radiators: June 2010
Had all the radiators (7) stripped of 3 coats of paint and restored to their original condition.
This is absolutely the best heating system we have ever experienced.
Pipes
All plumbing is now copper or PVC. There are no lead pipes. We also had the water company
replace the main lead line with copper.
2nd Level Interior Wooden Doors
All have been stripped of 2-3 layers of prior paint and stained antique white.
Basement Level
Replaced prior carpet flooring with tile throughout basement level, including closet with cedar
walls.
Bathrooms
Both original baths were gutted and redesigned.
Kitchen
Redesigned, including oak cabinets, and Italian tiled floors & counter tops.
2nd floor Guest Bedroom
Installed iron sink
Patio
Replaced chain link fence with wooden fence & iron gate entry; landscaped entire patio area
with new iron stairs, slate, and cedar shed.
Front Porch
Replaced old porch with stand-alone structure, new flooring, and iron railings.
Fans
Installed fans (5) in all rooms on 1st & 2nd level, plus porch.
Boiler: October 2008
Replaced original 50 year old boiler.
Electric & Gas Usage
Our combined monthly electric & gas billing is currently $114.
HVAC Contract
Heating & Air under maintenance contract, which expires April 30, 2016.
Termite Contract
Under contract with Connors Pest Control – quarterly inspections of the Sentricon system,
expires April 30, 2016.
Internet Service
Currently with DC Access, a wireless service – antenna is on roof – willing to allow buyer have
remaining contract (expires January 2016).
