Homeowners/Hazard Insurance
Although most Buyers and homes are insurable, there can be circumstances that would
make a Buyer or a property uninsurable.
“I have read paragraph 10A of the Sale Contract regarding “Insurability;” I understand
the obligation to order hazard insurance and verify insurability within ______ days after
“Acceptance Deadline” date; and I am aware that failure to do so could result in the loss of
earnest money or other legal consequences.”

Home Protection Plans (HPP)
A Home Protection Plan (HPP) may cover repairs or replacement, for one full year, for a home’s
covered mechanical systems and major built-in appliances that break down due to normal wear
and tear. Types of breakdowns covered, limitations and exclusions of coverage and deductible fees
are described in detail in the HPP contracts. SCHNEIDER Real Estate offers multiple HPP’s, cost
of coverage ranging from $400-$415.

Other Specialized Inspections the Buyer Should Consider
Termite. Present or past infestations of termites, and any previous termite damage.
Radon. All homes have some radon gas present. This test measures for radon levels present
at the time of the test.
Environmental. Some homes should be tested for mold, lead based paint, asbestos,
methamphetamine and/or other environmental hazards. (All homes contain some mold).
Well and Septic. Any septic systems or wells should be inspected/tested.
Lateral Plumbing Scope. On some homes it may be advisable to consider having a plumber
scope the sewer lines from the home to the public connection for possible collapsing laterals or
excessive roots or obstructions.
Locate Water Stop Box. On some older homes it may be advisable to have either the home
inspector or other qualified professional determine the accessibility of the main shut off.
