Rules & Regulations
All violations will incur a $50 fine per week until the infraction is corrected.
1. All trash must be inside trash bin. The city will not pick up trash if trash is not
inside bin. Only put trash in your own trash bin; do not dispose of your trash in
other owners’ trash bins, including the dumpster for the condo owners in the back.
2. Only one small For Sale or For Lease sign can be me placed in view per lot. The
sign must be in the flowerbed only to allow grass to be mowed properly. Also,
the posts leave hole in grass, which can cause an accident.
3. Yard ornaments may be placed in flowerbeds but not on the grass. Keep the grass
clear so it will be easier to mow and the ornaments will not be damaged.
4. Seasonal ornaments should be taken down after holiday is over.
5. All trash in front of your home should be picked up. No cigarette butts should be
on the ground. Trash blows all over neighborhood, and some owners constantly
clean other owners’ trash.
6. All pets must be on leash at all times. Owners are responsible for picking up after
their pets. No pets are allowed to reside outside the home in the neighborhood.
7. Owners renting their home need to provide Magnolia Property Management with
their tenant’s name, address, phone number, work place, and vehicle license plate
number. Each tenant will have their own code, so when you have a new tenant,
advise Magnolia Property Management to receive new code. Owners are
responsible for furnishing their tenants with a copy of all governing documents
including the Rules & Regulations.
8. Gate codes should never be shared.
9. No glass objects are allowed in the enclosed area of the pool/gazebo,
tennis/basketball court, or park. There is a separate STRICT fine for this
infraction in the amount of $100 per incident.
10. Guests must be accompanied by the owner hosting them at all times in any of the
common area facilities.
11. No loud noises are allowed after midnight. We have residents that work odd
hours, and they need their rest. Please keep that in mind.
12. No commercial businesses are allowed in the subdivision. Additionally, common
area facilities may not be used for commercial purposes at any time.
13. Speed limit in the neighborhood is 20 mph.
14. No structure of any type can be in view over fence. The Architectural Control
Committee MUST approve making any additions or modifications to your home
before the addition / modification begins.
Court Rules
1. Hours are from 8:00am – 10:00 pm.
2. Homeowner must accompany guests at all times.
3. Owners not current with their dues will not have access to the facility until dues
are current.
4. Play at your own risk. Las Villitas Homeowners Association is not responsible
for any accidents.
5. In case of emergency call 911.
6. No glass containers are allowed inside the facility; a fine of $100 will be assessed.
7. No littering (food, cigarette butts, can taps, paper, plastic, etc.). All trash must be
properly disposed. Do not throw your trash over or under the fence.
8. No skate boarding, skating, or cycling allowed in this area.
9. Turn lights off as you leave.
10. Keep gate closed at all times.
11. The gate will be monitored in case of any problems; therefore do not let others in
if you do not want to be responsible for them.
Park Rules
1. Homeowner must accompany guests at all times.
2. Play at your own risk. Las Villitas Homeowners Association is not responsible
for any accidents.
3. In case of emergency call 911.
4. No glass containers are allowed inside the facility; a fine of $100 will be assessed.
5. No littering (food, cigarette butts, can taps, paper, plastic, etc.). All trash must be
properly disposed. Do not throw your trash over or under the fence.
6. Clean up after your pets.
Pool / Gazebo Rules
1. Hours are from 8:00am – midnight.
2. Homeowner must accompany guests at all times.
3. No lifeguard on duty. Swim at your own risk.
4. Adult supervistion required for all children under 13 at all times.
5. No diving, running, jumping, rough play, or climbing allowed.
6. No furniture in the pool.
7. Do NOT touch chloring bucket. Pool water will turn green if it is removed.
8. No animals allowed in the pool. Clean up after your pet.
9. Absolutely no electrical devices in pool area.
10. No yelling or loud noises allowed.
11. No food or drink allowed in pool area.
12. Owners not current with their dues will not have access to the facility until dues
are current.

16. Clean tables, pit, sink, and countertop after using it, so the next person will find
area clean.
17. No littering (food, cigarette butts, can taps, paper, plastic, etc.). All trash must be
properly disposed. Do not throw your trash over or under the fence.
18. Used toilet paper should be disposed of in commode only. Al other paper goes in
the trash can.
19. Turn lights off as you leave.
20. Keep gate closed at all times.
21. The gate will be monitored in case of any problems; therefore do not let others in
if you do not want to be responsible for them.
22. No parties over 10 persons without reservations. To reserve pool / gazebo area,
contact Magnolia Property Management at 956-630-4225 to make arrangements.
A $250 deposit will be required. Remember the pool will still be open to other
homeowners.
