ENVIRONMENTAL POLICY and ENVIRONMENTALLY PREFERABLE PURCHASING STATEMENT
<Company> is committed to protecting the environment, the health and safety of our employees, tenants, and the community
in which we conduct our business. The goal of this policy is to ensure that products and services we provide, purchase or
contract for adhere to our commitment to lessen the environmental impact of our Property Management Services. This policy
is designed to address the major areas in which we have an environmental impact, specifically:
1. Office Maintenance, Management and Purchasing Practices
2. Facilities Management
3. Tenant Services, Education and Support
It is our policy to seek improvements throughout our business operations to lessen our impact on the local and global
environment by conserving energy, water and other natural resources; reducing waste generation; recycling and purchasing
recycled-content products; and reducing our use of toxic materials or production of toxic products and/or byproducts. We are
committed to environmental excellence and pollution prevention through continual improvement and meeting or exceeding
all environmental regulatory requirements.
We will strive, where feasible, to purchase environmentally preferable products and services to meet the company’s office
and operational needs. We will also favor suppliers who strive to improve their environmental performance, provide
environmentally preferable products, and who can document the supply-chain impacts of their efforts. Environmentally
preferable policy and purchasing are part of our long-term commitment to the environment. By sending a clear signal to
producers and suppliers about this commitment, we hope to support wider adoption of environmentally preferable products
and practices.
1. Office Maintenance, Management and Purchasing Practices
Wherever possible, purchasing decisions will favor products and services that:
 reduce waste and pollution
 contain the highest available percentage of post-consumer recycled content
 minimize transportation impacts (local sources, more concentrated products)
 are reusable and/or durable
Examples include:
 Office supplies and packaging (paper, toner cartridges, packaging, etc.)
 Office energy efficiency (lighting, computers/monitors/printers/etc.)
 Office cleaning services and supplies
2. Facilities Management Practices
Properties managed by <Company> shall be provided with the infrastructure, resources and support that:
 use materials that are the least hazardous to the environment, tenants, and public health
 are energy efficient and conserve water
Examples include:
 Landscaping services (Bay Friendly-certified)
 Construction services (LEED; Build-It Green standards)
 Pest control services (EcoWise certified or use Integrated Pest Management)
 Lighting (Low mercury T-8 fluorescents, LEDs, compact fluorescent bulbs)
 Water (1.28 gpf toilets, 0.5 gpm faucets, etc.)
 Cleaning products with a 3rd party certification such as Green Seal, Design for the Environment, EcoLogo or
chosen from a reliable product evaluation source (talk with your Green Business contact for info.)
3. Tenant Services, Education and Support Practices
Tenants shall be informed of <Company’s> environmental policy and will be provided with resources and support that:
 reduce waste and pollution
 conserve water and energy
Examples include:
 Providing well-marked and conveniently located recycling and compost bins and pick-up services
 Storm water education and sign postings – nothing but rain down the storm drain!
 Tenant improvement resources and salvage services
