LETTER OF AGREEMENT
North American Standards (NAS) and Taylor Villas Subdivision (TVS) are prepared to
enter into a collaborative construction agreement as follows:
1. TVS will be responsible for all exteriors, including:
a. Permits
b. Excavation
c. Rough Plumbing
d. Foundation / Fill Dirt / Compact Dirt
e. Frame (Roof)
f. Stucco
g. Fire Sprinklers / Monitoring
h. Fence and Fence Doors
i. Stairs
j. Windows
k. Landscaping / Sprinklers / Irrigation System
l. Driveway and Sidewalks
m. Garage Doors
n. Custom Main Door
o. Lightweight Concrete for Second Floor
p. Portable toilet
2. TVS will be responsible for all interiors, including:
a. Mechanicals
b. Electrical – Switch, meter box, plugs and exterior plugs
c. A/C, exterior and interior units (ducts)
d. Plumbing tap out
e. Insulation
f. Sheetrock
g. Tape and float
h. Texture
i. Interior doors (closets), shelves and drawers
j. Hardware (doorknobs)
k. Base molding
l. Paint – wood in oil-base Dover White color and walls basic Eggshell
water-based color
m. Alarm system
n. Trash
o. Elevators
3. TVS will be responsible for quality control.
4. Upon TVS completion of the initial construction, NAS will review and assess
quality control.
5. North American Standards will be responsible for the remaining construction
finishes as follows:
a. Flooring
b. Cabinets (hardware
c. Countertops (backsplash)
d. Bathroom and shower tile
e. Bathroom hardware (towel rod and toilet paper holder)
f. Plumbing features (shower head, faucets, sinks and toilets)
g. Light fixtures
h. Appliances (stove, refrigerator, dishwasher, garbage disposal)
NOTE: NAS will promote and sell as many TVS units as possible without restriction.
NAS looks forward to our continued collaboration with TVS as we progress with this
project.
NAS will come into an agreement to build the model unit E,C,D.
