Insurance company meeting 27 Oct 2021

Notes
AGC provided overview of the project - 4,000sq m land, build-out 3,300sq m. 2 story, 23metre high.
Ground floor (1st floor) – warehouse (6 high racking) and loading docks (x 5).
1st Floor (2nd floor) – New Japanese Breadcrumb Autobake line (2mt/Hr). Relocation of existing small
drier for continued production of croutons.
Internal construction of 3 floors for QC lab and offices – Production, Warehouse, Planning, Engineering
and QC. Building will house approx. 60 people (20 factory personal, 40 administrative). Site access will
be controlled by security guards located at front gate. Truck drivers will have access only to the Dispatch
office. Employee access will be by key card.
Main utilities including burners for driers, will be located on rooftop.
Architect plans have just been finalized and building permit application will be submitted to Local
Council this week. Approval process may last between 2-4 months. Construction to be completed mid2023.
Discussion:





Confirm ISO panel wall material is PIR (not polystyrene) and that when delivered, is to
specification/standard (meet FM Global standard data sheets)
 The Panel wall it is not polystyrene. It is PIR and meet FM global standard.
 Builder confirms that they only select FM global standard material.
What is sprinkler system plan? Recommend it meets the FM Global data sheets.
 This is work in progress. Our consultant is still working on the sprinkler system plan
and will submit
Need to establish risk profile of goods to be stored in the warehouse – product classification.
 Products to storage in the warehouse same as the existing type of products
 Finished goods.
 Packaging material
Primary - PE bags, paper bags, aluminium foils. Woven bags, labels,
Secondary - paper cartons, bag in bags, labels,
Tertiary – plastic pallets, films
 Chemicals and Hazardous materials
 Raw materials - flavouring, flour, starch , spices, agricultural based products
How high is the ceiling and the pallet racks. What is the layout.
 Ground floor ceiling is 11 meter high with the racking system 6 pallet stacking high.
 Upper floor is 7 meter ceiling high with JBC auto baking line.
What combustible materials (like plastic pallets and packaging) are to be used in this area.
 Raw materials - flavourings

Where are they to be stored? May influence the position / type of sprinkler heads and water
delivery system required
 Cleaning chemicals Storage – mezzanine floor
 No storage of Raw materials and ingredients, packaging materials in the new building.
These items will brought in from the old building during staging for production.
 But current plan, the new building is only for finished goods storage. All other items
eg, raw materials, packaging and other items will be stored in the old building.
Where is the battery charging room and does it contain panel wall separation.
 The battery charging room is on the ground floor. The room is properly segregated
with FM Global approved panels - PIR
Is there any explosion risk associated with the flour delivery system.
 Based on Thai standards, wheat flour is not considered to be a explosive material.
 Our flour delivery system handles wheat flour.
Based on the Thai standards, NWFTh is rated as medium risk.

Fire Classification

Action
- Use fire extinguisher with fire rating 4 – 40 A and 40 – 80 B
- Require automatic sprinkler system if there is warehouse
having totally overall surface area of 1,000 square meters or
more
