4. Selected Party/Firmshall be required tosignaLease cumRentAgreementwith designated
authorityMNRE/SECIinaccordancewiththeprovisionsofthelawapplicable.TheAgreement
shall be signed initially for a period of two years extendable as per the requirements with
mutualconsentonly.
5. Monthlyrentshouldbequotedonafixedbasisfortheentireagreementperiodoftwoyears.
Incrementalratesofrentfortheextendedperiodmayalsobeindicatedinpercentageterms.
The parties / firms may note that no increase in Rental Charges per month will be allowed
duringtheinitialtwoyearsoftheAgreementperiod.
6. Rent charges shall be paid at the fixed rate at the end of each month or as per the Lease
Agreement entered into with the party on the terms & conditions mutually agreed. Advance
paymentsshallnotbeordinarilymadeunlessspecificallyagreedinwritingpreviously.
7. IntendingParties/FirmsmayfurnishdetailsasrequiredintheExpressionofInterest[EOI]in
Annexure‐Ialongwithnecessarydocuments.
8. Allexistingandfuturerates,taxesincludingpropertytaxes,assessmentchargesandotherout‐
goingswhatsoeverofdescriptioninrespectofthesaidpremisespayablebytheownerthereof
shallbecontinuedtobepaidbythelandlord.
9. TheMNRE/SECIshallpayallchargesinrespectofelectricpower,lightandwaterusedonthe
saidpremisesduringtheleaseperiod.
10. The MNRE/SECI may at any time during the currency of the Lease Period/extended Lease
Period make such structural alterations to the existing buildings such as partitions, office
fixturesandfittingsasmaybeeasilyremovable.
