Windows and Glass Doors
 A permit is required for all new or replacement
windows and glass doors 
A permit application for all new or replacement windows and/or sliding glass doors and
swinging glass doors is required and must include the valuation of the work to be done
and the names, addresses, and telephone numbers of all contractors.
Provide two (2) copies of the following information:

Individually list each window and/or door being replaced. The list should
include the size of the existing opening and/or if required the size of the
new opening, the location of the window and/or door (ie. bedroom, dining
room, bathroom, front entry, etc.), the type of window and/or door (ie.
double hung, casement, fixed unit, sliding door, swinging door, etc.) as
well as if the window and/or door is either safety glazed or a required
egress unit. (See windows for bedrooms below.)
All new or replacement windows and glass doors are required to have a
U-factor of .32 or lower per the 2012 International Energy Conservation
Code. (Note: Not all windows and doors on the market meet this minimum
energy standard and should be verified prior to ordering.)
If a completely new opening for a new window or glass door is being
installed or a new replacement window or glass door will be larger than the
existing opening, provide information as to how the opening is to be
framed including header size and jack studs. (New doors, including sliding
doors, will require a permit for a new landing. See landing handout for
requirements.)
At least one window from all bedrooms must have a minimum clear
opening of either 5.0 sq. ft. for ground floor bedrooms or 5.7 sq. ft. for
second story bedrooms. The minimum dimensions for the bedroom
egress windows shall be 20 inches wide and 24 inches tall but still meet
the 5.0 or 5.7 sq. ft. of actual opening area. The bottom sill for these
windows shall not be located higher than 44 inches above the finished
floor.
Safety glazing in hazardous locations:

Typically windows in bathrooms are safety glazed windows as well as all
sliding glass doors.
Windows located within a 24 inch arc of a swinging door are required to be
safety glazed.
Windows whose bottom edge is 18 inches or closer to the floor and has an
area greater than 9 sq. ft.
Windows adjacent to stairways and landings within 60 inches horizontally
from the bottom tread in any direction when the exposed surface of the
glass is less than 60 inches above the nose of the tread.
Inspections:

IMPORTANT: The labels attached to the individual units shall be on the
windows and/or doors at the time of inspection.
Inspections for replacement windows and/or doors shall occur after all
windows and/or doors have been installed.
Inspections for new or enlarged windows and/or doors will require an
inspection for the rough opening as well as after all the windows and/or
doors have been installed.

1. Glazing in swinging doors except jalousies

5. Glazing in doors and enclosures for hot tubs, whirlpools, saunas, steam rooms, bathtubs and
showers. Glazing in any part of a building wall enclosing these compartments where the bottom
exposed edge of the glazing is less than 60 inches above any standing or walking surface.
6. Glazing in an individual fixed or operable panel adjacent to a door where the nearest vertical
edge is within a 24 inch arc of the door in a closed position and whose bottom edge is less than
60 inches above the floor or walking surface. For front entrance doors this measurement is within
a 40 inch arc.
7. Glazing in an individual fixed or operable panel that meet all of the following conditions:
7.1 Exposed area of an individual pane larger than 9 sq. ft.
7.2 Bottom edge less than 18 inches above the floor.
7.3 Top edge more than 36 inches above the floor.
7.4 One or more walking surfaces within 36 inches horizontally of the glazing.
8. All glazing in railings regardless of an area or height above a walking surface.
9. Glazing in walls enclosing indoor swimming pools, hot tubs and spas where the bottom edge of
the glazing is less than 60 inches above a walking surface and within 60 inches of the waters edge.
10. Glazing adjacent to stairways, landings and ramps within 36 inches horizontally of a walking
surface when the exposed surface of the glass is less than 60 inches above the plane of the
walking surface.
11. Glazing adjacent to stairways within 60 inches horizontally of thebottom tread of a stairway in
any direction when the exposed surface of the glass is less than 60 inches above the nose of the
tread.
NFRC Label is required to be on the window at time of inspection by the village of Buffalo Grove
