Mobile County Residential Market
Prices: In June, 2012, the average sales price decreased from $131,601 in May to $129,314, a 1.74 percent change. The
median sales price also decreased by 3.04 percent from $115,000 in May to $111,500 in June, 2012.
Sales: The number of sales in June decreased by 11.27 percent from last month. In May there were 346 sales and in June
there were 307 sales. Compared to last year, June 2011, the sales decreased from 318 in 2011 to 307 in 2012, or 3.46
percent.
Volume: Of the 307 total sales, 252 sales were under $200,000, representing 82.08 percent of the entire market. Of the
252 sales that were under $200,000, 55.56 percent of those sales occurred in the $0-$99,000 range. Compared to June,
2011, sales in the $200,000-$299,999 range decreased by 20.41 percent, declining from 49 sales to 39 sales in June, 2012.
Month’s-to-Sell Inventory: The average number of months to sell the existing inventory of properties in June, 2012,
increased by 13.02 percent, or from 8.91 in May to 10.07. Compared to June, 2011, the month’s inventory decreased by
10.09 percent, falling from 11.20 to 10.07 in June of this year.
U.S.: The latest update on the U.S. market showed an increase of 11.1 percent in sales from March to April, 2012. The
average sales price increased from $212,100 to $221,700, which resulted in a 4.5 percent change. The median sales price
also increased by 5.4 percent, or from $164,800 to $173,700. Compared to April of last year, total sales increased by 6.7
percent. The inventory month’s supply increased by 4.8 percent from March to April and decreased by 28.6 percent from
April, 2011, to April, 2012.
Overall Analysis: For the month of June, the Mobile housing market showed a decrease in the number of sales, average
sales price, and median sales price. The inventory month’s supply increased by 13.02 percent, and most residential
properties sold under $200,000.
