Baldwin County Residential Market
(Total, North, Eastern Shore, Central, South, Gulf Beach)
Prices: The average sales price in Baldwin County increased 0.45%, or from $261,712 in November to $262,884
in December. Compared to last year, average sales price increased by 13.31%. Median sales price decreased
1.31% from last month, and increased 3.80% from last year. Since last year, the largest increase in average sales
price was 45.95% in North Baldwin. During the same time period, the largest increase in median sales price was
in Gulf Beach with 11.10%.
Sales: Total sales in Baldwin County increased from 366 to 372 sales, or 1.64% since last month. The largest
increase since the previous month was 11.43% in South Baldwin, or from 70 to 78 sales. Compared to last year,
the largest increase in sales was in Gulf Beach with a 41.67% change in number of sales.
Days on Market: Average days on the market between November and December decreased from 158 in
November to 153 days in December. Since last year, average days decreased by 8.93%. Compared to November,
average days on the market increased in North Baldwin and Gulf Beach by 45.80% and 12.05%, respectively.
U.S.: U.S. sales decreased 5.7% from September, 2015 to October, 2015. Compared to last year, total sales
increased from 443,000 to 444,000. Average sales price decreased by 0.9% since September, and increased by
3.4% from the previous year. Median sales price decreased 1.2% from September, and increased by 5.6% relative
to last year. The inventory month’s supply increased by 2.1% from the previous month.
Overall Analysis: For the month of December, the Baldwin residential market showed increases in average sales
price and number of sales, while showing decreases in median sales price and inventory month’s supply. Per the
latest national housing statistics, the U.S. market in October showed decreases in sales, average sales price,
median sales price, while showing an increase inventory month’s supply since the previous month.
