PROPERTY OWNERS ONLY To the Deeds of Declaration In the last newsletter, I included a letter addressing the Amendment to our original Deeds of Declaration filed in the early 1960’s. As we celebrate our 50th Anniversary, I am again addressing the need to get this Amendment passed. What will it do for the Georgetown South community? It will bring us into the 21st century making us a stronger and better community. I have had some owners contact me and say that they are worried that this will give the Board too much authority. From my perspective, you have a Board of Trustees who saw you through an economic boom and then a recession caring for your investments with more than due diligence and leaving the Georgetown South Community Council in the strong financial position it enjoys today. I have been here three years and have worked tirelessly and with a strong dedication to change the negative image of Georgetown South. Barring a tragedy, I don’t see myself going anywhere for at least a decade. For those who have problems with sections of the Amendment, I don’t mean to oversimplify, but it is called an amendment for a reason. It means, “a change or addition to a legal document”. How many amendments have we had to the U.S. Constitution since 1787? 2 This may be the 1st Amendment to the Georgetown South Community Council’s Deeds of Declaration, but it is almost certainly not the last. I hope you enjoyed the celebration on September 20. Many thanks to all the people and organizations that helped make it a success. A lot of things have been accomplished in recent years, many due to our Community Manager, Meg Carroll and our wonderful office and maintenance staff. -Annual and daily inspections and follow-up are being completed every year, improving the appearance of our community. -Colorful new playground equipment, benches, stone paths and picnic tables have been added to our greens. We have a soccer field by the Community Center and an Exercise Trail. -The office staff has updated office procedures and has done an excellent job of reducing delinquent accounts by calling people and helping to work out payment plans and reducing the number of accounts sent to the attorney. (Saving the Association attorney fees) -In addition to all the special projects the staff keeps up with all the everyday tasks, helping residents with questions, paying bills, scheduling events, mowing the grass, picking up trash and just doing all the ordinary things to keep things running smoothly. -The volunteer Board of Trustees meets regularly and works to support the staff in keeping up with all the activities. They also work with the City to make sure services are coordinated as needed. We have a lot to celebrate about our community and I hope everyone, residents and owners will work together to continue our progress. Message from accounting department Adriana Vallenas Thank you for continuing to make your HOA payments on time. For our new home owners, the monthly HOA fee is of $65.00 and is due the 1st of the month, it is considered late if not received by the 15 th of the month. If your payment does not arrive on time to our bank in Phoenix, AZ or our office located in the Georgetown South Community your account will be charged a late fee. The late fee amount for this year is of $25.00. For the accounts that are under our attorney’s office, please make sure you mail your payments directly to them, they are the ones that have control of your past due balance. Also, any inquiries you may have or payment plans you want to submit, contact them, they should be able to answer your questions and assist you with what you need. You are always welcome to call our office and we will help you with any information we may have available. If you are running behind with your payments, make sure you try to pay off the accumulated balance as soon as possible or your account may be forwarded to our attorney’s office for further collection; Once is transferred to them, besides accumulating late fees, your balance will start accruing interest fees, attorney’s fees and court cost. Please avoid going through that process. Please contact our office with any questions or concerns you may have regarding your HOA dues, your call will be transferred over to me- I will be more than happy to assist you. Once again, thank you for staying current with your monthly dues because thanks to them we are able to bring more services and better the appearance of our community that we all care for and respect. Message from the department of administration of the Georgetown South community Doris Perez Two years ago I had the opportunity to start working for the Georgetown South community and I felt it was my obligation to do more than just complete my work hours, but to also support the community manager’s project to change the image of the community working together to achieve this goal. Thanks to the cooperation of the owners and residents we can see the difference. Regarding the inspections more owners and investors are caring for their homes and I also appreciate the support of the people who are renting and those who take care of a house that they don’t even own. For the investors, you can see how the values of your properties have increased and now you have a cleaner and safer home to offer to new families. Not can be perfect because we still have owners of properties who still do not cooperate with the community; It is a small percentage but we still have them. A message for investors who are on the list of properties in bad conditions, we ask you to answer our calls and respond to our emails because we are trying to help you. If you change your email address or phone numbers please let us know, we need to keep you informed if something happens with your home or to notify you of upcoming events. If you have new tenants, it is your responsibility to send us a copy of the lease that is according to the regulations of the association. A recommendation to investors: when your property is up for rent, before you sign a lease make sure to check the applicants record in case they have a criminal history and are escaping from justice or people who see our community as a good place to sell drugs and live without respecting the regulations of the community. For people who have moved to this community and are not willing to respect the regulations and think you can have illegal businesses you are WRONG! We will identify you and we will work with the police to have you removed from this community. This place is for those people who are struggling every day for a better future for their growing families, please keep in contact with the community center as we have free activities for kids and teens. The trash issue, I know this sounds repetitive but unfortunately I have to include this because some unscrupulous people in this community continue to leave trash in the streets without thinking about how they are harming of the health of children and adults. Please be conscious and think about your children, do not give them bad examples and remember they imitate what you do so be a good example for your children. Regarding the parking in this community we often receive complaints about people who own more than three cars and park in front of their homes and neighbors’ homes. Please be considerate, if you see your neighbor has a baby or is an elder give them the privilege to park their car in front of their house and move your car because many times pregnant women or women with children have to walk far because their neighbors car was already parked in front of their home. Annual inspections 2014 Thank you investors, owner residents, and tenants for your cooperation of the progression and rehabilitation of the community. A majority of you will see and say the community is changing little by little. During the 2014 inspections we saw much more interest to cooperate with the community and you can see the change. To give you an idea of the progress of the inspection at this time we have the following statistics, 6041 in compliance, 136 in violation, and 120 with extension, 9 Blight properties, 36 Vacant, 8 for sale, 26 and for rent. If you see someone who is throwing trash outside the established hours please call the office immediately at 703-361-4500 or the police at their non-emergency number 703-257-8000, with this method we will make these unscrupulous people lose these bad habits and learn to respect the rules of the community and apply the law so they won’t do it again. 50 years! Written and pronounced in a short form but 50 years means a long trajectory where the community has a history of beautiful families with kids that grew up in a quiet and beautiful place. Georgetown South was founded in 1964 in an area with 22,000 acres of land where 860 Townhouses were built with 15 greens areas with colorful playgrounds for the entertainment of children, the Community Center where is a place you are always welcome and treated with respect and courtesy. We have good and bad periods but overcame them supporting each other; this is the example we need to restore in order to work in the Georgetown South development and rehabilitation.
